u compare damai perdana and balakong...damai perdana is pure residential area, balakong is kind like mix industry+ residntial...of course pure residential area will fetch higher price...

bandar utama selangor 10 years old double storey link, about 2ksqf size, 1.2 million above
pandan perdana kuala lumpur, 10 years old double storey link, about 2k sqf size, 600k above
so, KL address not necessary fetch higher than selangor...
We should compare houses at nearby area, Bandar Utama should be compared against it's neighbour, TTDI
Pandan Perdana should compared against Shamelin
Damai Perdana should be compared against Alam Damai, Damai Impian 1 & 2, Hussien Onn, etc. But the negative image of Balakong can't be erased in short times, a lot of house buyers are against buying properties in Balakong. Mitraland has to market C180 as Cheras Selatan due to this reason, although the actual location is Balakong.
