Hehehe when we say so they will shiok shiok in live say.

We have strategy that other people don't have!

Other ppl rent out 1300 we can rent out 3000! Positive cashflow kao kao!!!!

We have the KNOW HOW, they don't!

Etc etc.

They think high class luxury condo JMB won't fight back.

The net price after the latest rebate from developer is significantly cheaper than initial launch with is approximately RM950psf+/-. However despite the net price of RM700psf, you still have to pay absolute price of RM700K +/- for a two bedrooms unit in One Cochrane due to layout and absolute size.

Two bedrooms is probably suitable for young couples or with young kid however it is not a proper family setup unit.

As investment, you probably need to rent out the unit for RM3.5k to break even the cost. Would it be possible to rent out a two bedrooms for such price in Cochrane area? As comparison with Sunway Velocity 2, a two bedrooms which is 635sqft cost absolute price RM550K where they have flexibility to reduce their rental if necessary to compete.

As for future re-sale, to make meaningful gain, you need to sell for RM900k-1m. Would you willing to buy a 2 bedrooms apartment for RM900K?

I believe One Cochrane with initial price are not well received and not many units are sold. The current price against its initial price is not accurate reflection of its market price.

My 2 cents thought.

One Cochrane is one of the best buy...

True.. One station to TRX (1000 per sqft), walkable to mall. But now sold out already. I think the area still have lots of land for future serviced apartment so I better wait for next new launch.

Thanks for the info!
yes, glad too. because based on analysis comparing to nearby projects, it would have been weird if it cant sell well, because comparatively it wins in terms of pricing, freebies & rebates,density & projected appreciation too.

It is extremely unlikely for the developer to default though... Since the money u paid is stored in HDA account. If they have sold more than 80% of the property the construction cost is already paid. Leftover are just profits.

Are u an agent? Because agent likes to pick the most expensive rental rate that probably nobody will pay for. doh.gif

The owner also prepared to give a huge discount too.

Demand issues;
1) Currently bad economical conditions
2) 'Booster' for the area aka TRX and surrounding business area isn't 100% fully developed yet
3) Cochrane itself is an untested market. One Cochrane is the 'pioneer' of the area so not sure if demand is there.

Supply issues;
1) Too many upcoming properties to choose from. Expecting one MRT stop away at Maluri to have circa 5k-7k units in 2-3 years
2) Empty plots surrounding One Cochrane that could potentially be developed by other developers (if Boustead sells) who aren't so gung ho about low density, premium market offerings.

Nowadays developer must go for super high dense with small units to easily sold out rclxm9.gif

TFW when you see Airbnb or short term rental guests go into lifts soaking wet from pool, jump into pool with regular clothes on (not swimming clothing), pluck flowers, set off fireworks in common areas, break bbq tables...

(grew up in a high end condo that's in a popular tourist hotspot, so I saw these first hand before management banned Airbnb)
