In order to create an account for it, they require a picture of you holding your IC and you need to input your IC details and full name. As for key + access card collection, most of the time it is by picking it up at the mailbox and there is some agreement between the guard and the unit owner/operator. In some cases, the latter will get the cleaner to hand the keys and access card to the guest.

Now if I were to trash his/her place and damage some of the facilities, don't you think it'll be easy for the operator/owner to lodge a police report and claim damages against me since they have the identification details? Furthermore, there will always be irresponsible and uncivic people (owners, guests and tenants) regardless of where you live, be it a housing area or a high-rise.

It's because this project is under residential title, and there is a danger that a ban on Airbnb, homestay and short-term rentals will take effect once a JMB is formed and irate residents raise this in the AGM.

Saw that article posted in another thread (link, last page). Not surprised it's expected since the demographic of own-stay and investor owners would've stabilised by then since it was completed in 2013, way before Airbnb was prominent in Malaysia.

I'd agree with this ban if the nuisance caused by these guests was really bad until it warrants for one, but the linked article failed to highlight the examples which occurred when those guests are staying at those 4 units. Some readers may take it that a bunch of irate residents living on the same floors as those units could've tailed those guests and pinpointed the units they're staying in, then report it straight to the management.

Personally, I've no issue with whoever is staying in the unit as long as they're civil, be it an owner, guest or tenant.

According to a poster a few pages back (link) on the large number of units bought by people from these buyer groups, there will be more investor-owners than own-stayers. Once this project VPs, I wouldn't be surprised that there will be a mixture of subsales, rental and airbnb units for the short-term.

Will take a while for this ratio to stabilise and the number of own-stayers to increase via subsale purchases.

From what I've been hearing of acquaintances staying in recently VP-ed projects 2-3 years ago, they mentioned of bumping into all sorts of residents ranging from students, uncivilsed people, foreign workers to long-term tenants and own-stay owners. This is way before Airbnb took off here.

Probably the resident pool will stabilise by now, but too bad those who bought units and/or currently staying in those projects don't update the condition here.

Creating another FB account using an alias will solve this problem, plus use a VPN connection to hide your IP address. He can't sue if there's not much identifiable personal info.
