The biggest issue with this project is the layout and IMO..  with the price (psf), they need to totally revamp the layout.

The developer should be giving out some form of early-bird rebates or sth at this stage. The price stated in the brochure should be the nett SPA pricing before whatever rebates they want to introduce. Most of the time, those who declare their SPA price on the website/brochure will not disclose how much in rebates they're offering.

Maybe have to wait for feedback from those who booked a unit and see what are the rebates offered.

if purchase under group buy, i'd say it's pretty good value. u can compare with projects in the area and find that its price is under/cheaper.
