Definitely... You look at the currency also know its hit damn bad, one of the worse in the region... Adding fuel to fire is the ratings downgrade... Not only is the currency worth less, have to pay more interest on international debts... All because??? Comeon you know this... Boleh land is very smart to leverage on debts... Hahaha... Good ah... buying a house always feels good... It's the repayments that don feel so good... Anyway good luck to all boleh landers... Doesn't look good at all! Oh yea... Some advice from the budak ayam banker ... Stay positive... I'm sure our international creditors will overlook what we owe them... Roflmao!

Or you prefer okay okay you the best plenty of reserves every year buy 2 biji.. Ok ... But seriously thanks for the show of defensiveness... It really shows that I'm hitting all the right buttons... Lol!!! If you have reserves then you should be happy... Fire sales coming... Why so up tight? Bankers knocking on your door?

Rooney, i love to read your post too. Keep it up.  smile.gif

I notice someone created a forum with similar topic:

I am really amazed by the level of optimism of our fellow malaysians.
Some even think that a property cycle is all about up and stagnant.
Perhaps the word "down" does not even exist in their dictionary of property cycle.

Wow... more good news...

Malaysia current account slumps in Q2
http://www.brecorder.com/world/global-busi...omy/132245.html

Key points to take away...

Malaysia's current account surplus is evaporating fast, falling to 2.6 billion ringgit ($790 million) in the second quarter from 8.7 billion ringgit in the first three months and 22.9 billion ringgit before that, reflecting plunging exports and solid imports.

Sales of Malaysian bonds by foreigners, who hold almost half of the country's government debt, could be absorbed by Malaysian institutions including the insurance industry, she said. - This would ultimately stress the liquidity available to the local market thus pushing up interest rates.

Malaysia's ringgit has tumbled more than 7 percent this year to three-year lows around 3.3 to the dollar and is among Asia's worst performers this year. On Wednesday, it weakened further ahead of the data, falling 0.2 percent to 3.2940.

"We have actually gone up (in debt) but don't forget the economies here are at growing at 6.5-7 percent as a whole," he said. "If you have growth of that kind of level you can certainly sustain the debt levels. If your growth falls to 4-4.5 percent then, yeah, you are in trouble."

.... ... .... BBB baby??? lol!!!

Hmm.. notice the statement that if our growth falls to 4-4.5% then we are in trouble?
Well, Q1 growth was at 4.1% and yesterday Q2 growth was below expectation at 4.3%. Full year forecase is between 4.5-5%, revised down from 5-6% earlier.

So, indirectly the economists have confirmed that we are in trouble.  sweat.gif

But of coz, some UUU will say those economists are only booksmart. These people go down to the 'ground' everyday so only them truly understand the real situation... LOL.  doh.gif
*
Excellent!!! You picked up on the bolded numbers... hehe...

Some will also say... "bolehland different one" or "bolehland special". Some will say the most brainless and naive thing, "don't worry, stay positive"... lmao!!! hahaha!!! rclxub.gif

Now may be the UUU will call those economists as being negative... lol!!!

I know you and sei ling chat and others have a lot of properties every year average buy 1 to 2... rclxms.gif excellent and also plenty of USD reserve for rainy days also... yawn.gif wow... great... But what I don't understand is why you care so much about others when you're so well-off? And why so emotional? Just can't figure it out... I met so many rich fellas and they all relax only... even those that the business going down the drain also still damn cool, can go mandi somemore and smiling all the way... But here, so uptight... why? Anyway never mind la... sekali wanna get emotional again... lol!!! Relax... chill ... and have a good day... enjoy life ma... QE tapering soon... drool.gif

boss, have a break. have a kitkat.

like it or not, our fren here did make some monetary gain albeit on paper.
for our friend to lose money, need to have his unit being disposed at approx rm400k.
and let's just drop the other related cost.

likelihood of it dipping down to rm400k? hhhmmmm.....
not impossible but it would be quite a challenge, no?

all in all, still a profitable venture and hence his constant war cry.

boss, although you have been constantly posting related articles of doom.
why don't you advise forummers here what can one do besides anticipating a crash?
remember, the goal is to help others, right?

what's the point of constantly hammering some people?
i prefer to give than to receive. does this not ring a bell?
i have no qualms of people making money. making much much more money than me.
but i do pity people who lose money. or lose out opportunity to make money.
so if you know someway to help others, why not share share lah?  thumbup.gif

Wow... this is what I call a Taiko/ Gentleman post notworthy.gif

No lah, just don't like people to grossly misstate facts... (e.g. rental of 3K per month for that area)... if it was true why not but all the "for rent posts" also none above 3K is this not misguiding other readers? And by this I am helping out the readers to make sure that they have a clear and true picture rather than one that is manipulated, after all, there are first time home buyers coming here to seek advice and information for they may possibly be entering into a life time commitment.

And of course the current news is currency/ markets that are sliding due to the possible QE tapering suggested to start as early as September 2013, we've already seen the impact from the news... how huge the impact from actual tapering, your logical guess is as good as mine... does this not mean we should have reserves? And I have by no means hammered those who have reserves but merely reminded them to also consider the reserve coverage on current commitments before looking to buy fire sales... any wrong in doing so?

Having said the above, I do appreciate your gentleman post... thumbup.gif And this is what I call a true rich man.

I think the UUU and DDD have a lot to learn from you.. instead of I hate this person talk c*** that person talk c***... see, people out there don't really give a hoot who you are or I am, and if you talk like that you'd be gone... just saying nowadays now safe out there, thus not good idea to boast also... even G&G places got break-ins, robberies, kidnappings, etc... biggrin.gif

The more liquid the asset the faster the impact can be felt... it takes minutes to sell-off shares, convert currencies and close accounts.... but it may take months to sell off a property so its very natural that impact on property will be lagging/ delayed...

This is not an attack on the previous post... just merely making it clearer...
