Finally I got 35% off for my LA legal fees (if ur loan amount is more than RM500k, the professional fee to be charged shall be 65% of the scale fee as specified in Third Schedule of Solicitors' Remuneration Order 2005)

But why the lawyer charge on other additional fees such as transport, telephone calls, etc? Wat is the relation to the legal fees? Anyone can clarify this?

because lawyer also need to pay runner to settle all the administrative stuff for you. Bear in mind within these few days, it's the lawyer job to coordinate with the banker, buyer (you) as well as the developer. So they have to factor in some premium to make sure you're covering everything of their cost.

It's industry standard practice, so don't worry about it.

I thought the admin/ miscellaneous fees ady included in the professional charges?

In term of deliver of the property, should be no problem as this developer had track record from their previous project such as 1150 Park Avenue & Papilon.

In term of building design & layout, I think developer is improving (Just my view):
- 1st Project (1150 Park Ave): Expose Pipe Design in House
- 2nd Project (Papilon): No more problem as 1150 Park Ave but with Wastage System which cause problem to 1st floor (You can refer to Papilon Discussion Lowyat Forum)
- Current (Anyaman): No more 1st floor (Improving? I also not sure)
*This I think quite risky for me.

In term of building management, I think developer still consider inexperience. You may refer to 1150 Park Ave Lowyat Forum discussion as multiple break in cass happened there.
*Hopefully it wont happen in Anyaman.

Hope it help u on ur survey. Anyone mind to share more on this? smile.gif

Please do not promote others condo in this thread as the condo you mention is already have its own thread. To me it was disrespect to ts when you put all your promo here.  Every property had its own unique,  stepping on others doesn't make you higher
*
Not promoting, just for comparison purpose cuz many ppl are camparing this two property. Since both are selling around rm600-620 psf, as consumer, it's our right to choose the best product.

Residents of Kuala Lumpur, brace yourself for tougher future now because DBKL has announced and proposed a hike in KL property assessment rate and Quit Rent.

DBKL has announced that the assessment rate hike as high as 300%.

Anyway, if you are against it, you might want to write a complain letter and submit it to DBKL. You can get the sample letter.
