You need to ask what is the material use for "protection coating", I paid my contractor 3k, he use high pressure water to wash the roof tiles, apply primer, and final coat is Nippon roof paint. That was 2011 price.
Roof tiles after so many years water may slip through, and is better to paint. But If you are not renovating or leaking why do it? Fix it only if you need repair. Or you want to change roof tiles color?

QUOTE(S'aimer @ Jul 16 2013, 12:28 AM) You do have a point, I need to find out more. I heard from another contractor its better to put grilles under roof area to prevent thieves though. Thank you for the advice regarding the protection coating! Will ask the contractor about it. That's the problem with old houses. I don't know how is the condition of the roof as the house is already 20 years. I know of a friend whose house is more than 20 years and there are long hairline cracks around the kitchen wall in the back of the house. It is a potential danger problem for him and he has to redo that kitchen side soon. So weikee, did nippon roof paint help in your case? I had half a mind on whether I should paint the roof or not since I intend to have the house exterior painted too. I renovate, and repaint my house, so painting the roof is cheaper way to make the hosue nicer. Don't know what you mean on help me, but for me is cheaper alternative than changing the roof tiles. The Nippon roof paint provide water proofing for at least 5 years. Hope by than I have enough $$$ to change the roof tiles.

QUOTE(ozak @ Jul 16 2013, 11:18 AM) Not sure how bad is it after 20yrs. Also there is a condition where some is in bad shape and broken. You will have difficult to find the same shape and design tiles roof to replace. If it doesn't cost much to replace, why not. Changing to normal roof tiles can be around 6k or more. But newer roof tiles quality are not as good as the old tiles, can be worse. This was what my contractor told me. If change better change to the roof tiles with coating (glossy type) think is ceramic coat. But it can cost double.

QUOTE(Alex Low @ Jul 16 2013, 11:31 AM) u must ask the contractor get the checking 1st before quote u ..And i think the roof 20 years is nt much functioning as well . If still in good mantain , maybe u only can put coat on it ..but this only can keep maintain temporary . Better is change to new 1 .. Paint / coat is not few hundred ringgit job. Need to wash the roof tiles, and apply sealer only put the coat. That itself is few thousand. Maybe that is what TS contractor quoted.

QUOTE(ozak @ Jul 16 2013, 11:44 AM) The best roof tiles to replace is those new awning type. Combine with heat insulator, it is cheap, light weight, waterproof and thieftproof. The problem is, can you accept the design. Cause it look cheap. My direct opporsite neighbour change his house roof tiles to something smaller think is about 1/2' x 1', and is black color, don't know what is it but sure is flexiable and rubber like.
