I just booked one unit here. Surprisingly not much info about this housing project on the internet hence I thought of starting this topic. It seems to be nearby Kuang / Sungai Serai and there is also a future interchange which will join the LATAR highway / Guthrie highway. The last thing that I heard from the agent, only 15 units left out of 70 units or something.

May I know what you mean by GnG? Beside this housing got another housing project and so do opposite it. There are a few shoplots heading towards the Kundang town. Also got some shoplots heading to the Kuang/Sg.Plong town.

I am yet to roam fully and will be doing it this weekend. smile.gif

Any other buyers in this area?

GnG pun tak tahu, oledy wan to promote property...alamak...

GnG now very hot la, it's become a basic requirement for new landed nowadays oledy....

especially for this kind of far away from city center project, better come with GnG, full clubhouse facility with attractive price then ppl only will interest to buy...

When I was driving there, I saw the construction being done near the highway. Seems that the interchange is confirmed but yet to be known on the completion date. I suppose by Dec 2014.

It seems to be Freehold bro. And yes, there is no GnG but however the community over there already decided to come up with GnG by their own.

The kundang LATAR interchange will ready by june 2014. The other one, Kuang - North south highway interchange will ready by aug 2014.

The B29 road will be upgraded to cater the new interchange from north south highway.. Btw, a new massive development is coming in next to the subject site by a well known developer.. I believe this will add value to this project..

the developer is Gamuda Land. they bought 700ac land recently there. its in the news. they developed the kota kemuning, bandar botanic, valencia, and many other township. will definitely research more on this.

base on my google jutsu tongue.gif , there are few big developers already there, mah sing, gamuda, IGB, BRDB. But i think this project is good bcoz its freehold, the rest is leasehold.

based on current road, it's small winding road into that area. It's nearer to Kuang Town. but to get into Kuang Town, you'll either use Rawang or Sg. Buloh side. another side is from Kundang where this project is located. Yes, i saw the construction when i'm heading from Guthrie to PLUS (Ipoh Direction). but didn't know it's Kundang interchange. anyway, if the access road is open, yes, this project could be hot cake. but it is a high risk now. the best is, drive there to check out the place.

Yes. Considering the scarcity of land. Fixed supply of land. High Demand... It seems like people are branching out to the rural fringe area, where they can get more spacious property there. I guess, it's just a matter of time..

I think developers will continue to build commercial mixed development with miniatures units and high price per sqft in the mature township... This will never stop!!!!! Cause developers more concern about profit maximization and less on quality lifestyle of residents!! Sad!!!! cry.gif sweat.gif

1) It is very near to Kuang KTM
2) Got a few interchange in progress which connects to LATAR and the other one I am not so sure
3) It is near to Kuang which in turn is near to Sungai Buloh.
4) In Sg.Buloh itself already got its own KTM and future MRT station
5) The Hospital Sg. Buloh highway exit, which directly connects to the Hospital Sg.Buloh and KTM/MRT
6) From Sungai Buloh, there are 2 ways to get to this place. Once you are at the Rahman Putra traffic light down below, you may turn right to follow the Matang Pagar > KTM Kuang route or you may take the left to go into Kuang > Jln Ciku route.

i think the price will definitely appreciate upon the 2 interchanges (kundang-LATAR & kuang-North South Highway) complete in june and august 2014. in terms of how much, i think easily 100k gain.. haha!

2nd phase of this project will be priced from RM520k and no free MOT. thats what the SA told me. capital gain is there already. rclxms.gif

Look at the red arrow. The Jalan Kundang Jaya 1 (B29 road) will connect directly to the North-South Highway via the Guthrie highway. Currently under construction and will complete somewhere in August 2014.

i'm not sure about rental there. but 2-storey BCH @ Rawang only fetch 500-700 depend on condition. Anggun 1 Semi-D fetch 2K rental only. let see Mah Sing's M Residence can fetch how much before setting any benchmark. smile.gif

this place/location seems ok. very close to the nkve interchange. and taking consideration that gamuda owns the land adjacent to it...

although i might add that the surrounding currently, is nothing much to shout about. plus its not gated. only guarded (told by sales agent)

I went and saw the 'show house unit'. No workers were seen and not even the sales agents!

The guard said that the sales agents will only come there once in a while. Apparently, the corner unit looks a bit smaller than the intermediate unit. I walked around the show unit, looks nice!

The only thing that concerns me is the project and the developer themselves. Sounds so fishy! :/

I think travelling time will be shorter once the new Sg. Serai interchange exit via Plus Highway (looks like exiting via Rawang Selatan Toll of Guthrie Highway) completed by this July 2014 (according to the Project Signboard). thumbup.gif

Well, once the NKVE/Latar interchange is completed in the next few months, it would take around 5 minutes to be in the highway and I believe it won't take long to reach the Damansara toll at that time. Besides that, you can always take the Sg.Serai > Kuang > Rahman Putra > Jln Kampung Melayu > Hospital Sg Buloh NKVE exit which seems to be the nearest.

Azalea Homes, Kundang Jaya is no where near to the hart of Rawang i.e. old Rawang or the so called new Rawang where Emerald West, Anggun or Jusco are...these are heavily congested areas from what I know...Kundang Jaya is closer to Kuang and Sg Buloh (Bukit Rahman Putra)...I once drove from KL to Azalea Site at about 5.30pm during weekdays, it took me about 40 minutes to reach there using MRR2 via Batu Caves - Kepong - Sg Buloh (Bkt Ramhan Putra) - Kuang (Jln Matang Pagar) - Kundang Jaya. I think it is worth trying to drive there using this route at 7pm if you wish so... biggrin.gif.....but once the new Sg. Serai Interchange to Plus Highway completed this July, then travelling time will be considerably shorter.. icon_rolleyes.gif

Try using the road to Jalan Matang Pagar via Hospital Sungai Buloh which I found faster to reach Kundang Jaya compare to going to Jln Pagar Matang Pagar via Bkt Rahman Putra traffic lights as it is less congested. Via Jln Ciku is the most congested of all the options mentioned above.

Yup, sensibly speaking, entry into LATAR from NKVE via the new Sg. serai Interchange should be made available. Travelling time from the new Sg. Serai Interchange via NKVE/PLUS to Jalan Duta Toll would be around 20 minutes thumbup.gif

Gamuda are increasing their land bank. From what I heard, they are planning for gated and guarded premium mixed development consist of high and low rise housing and commercial properties, somewhat like self-contained development.

From KL to Northern KV i.e. Sg Buloh/ Rawang, there is an option of driving through FREE-TOLL road which is via MRR2.. icon_rolleyes.gif , whereas from KL to Southern KV i.e. Bangi/ Semenyih you don't have this option as you have to pass through PLUS, Sg. Besi Toll or LEKAS Highway Toll.

I went that day to survey and it seems that they are now coming up with the drainage and gates.

Went again to see the progress. They closed the entrance for visitors but I did had a peek inside and noticed that they are putting up the gates on the vertical houses in Phase 1.

The guard kept on mentioning that by end of August, everything will be done. I doubt that's the case but shall see how this goes.

I went again into the show unit and it looks to be completed with cove lighting, downlight and so on. However, the kitchen looks to be a bit on the small side and extension might be an option in this case.

BTW, GAMUDA will introduce premium township in the area just like their horizon hills in johor.

The completion of the interchange is delayed for about 6months.

the LATAR interchange at kundang already completed. can exit thru here if u r coming from plus or GCE highway.

nope..there is another one called Sg. Serai Interchange connected to Plus Highway via Rawang Selatan Toll at the end of GCE...grading works finished as i told you earlier..it cuts across Gamuda's land next to the Entrance Arch of Kg. Sg. Serai

during my purchase Legal fees and MOT were absorbed by developer and bought direct from them not through agent...with DIBS and rebate somemore...a low entry package bro... thumbup.gif

I think you bought the 1st phase (mid 2013) that was the lowest price for intermediate..they also give 5% rebate to non-bumi...thereon it slowly increase to 480k - 530k and now 600k.. thumbup.gif

went to the site, unfortunately the security guard did not allow me to take any photos mad.gif ..but was told that VP is scheduled to be on December 2014. The show unit is complete and noticed that the ceiling looks high even with the plaster ceiling installed thumbup.gif

I discovered another faster route from KL (Ampang) to the site (while waiting for the completion of Sg. Serai Interchange). The route via DUKE (Ukay Heights interchange) - PLUS (entry via Jln Duta Toll) - Rawang (exit Rawang Selatan Toll) - GUTHRIE then connected to LATAR (then exit at Latar Kundang new interchange)...total travelling time 40 minutes

From Sungai Serai development to PLUS Hway : the exit from Sg. Serai will go in Guthrie (a few hundred metres strecth of Guthrie Hway used) before reaching Rawang Selatan toll (North Bound). Then from this toll all the way to Jln Duta Toll.

From PLUS Hway into Sg. serai Development : from Rawang Selatan Toll (South Bound) into Guthrie then make U turn at the butterfly intersection (from google maps you can see) heading towards Rawang Selatan Toll (North Nound) but will enter Sg. Serai at the same point of exit from Sg. Serai (just before the Rawang Selatan toll (north bound)...

from the recent advertisement in property websites, i can see that this project no longer offers 5% rebates for non-bumi, no more special 18k rebates for the replacement of DIBS and no more free stamp duty for MOT and also intermediate units increase from 530k to 600k....so congrats to those earlier purchasers rclxms.gif

you have to drive FROM Guthrie Highway TOWARDS Rawang Selatan PLUS Toll to get a clearer picture of the interchange...proposed entrance of the interchange is on your left just about 200m before Rawang Selatan Toll.. thumbup.gif

The developer is also looking forward to release the keys by CNY and additionally, they got to pay their own contractors as well, hence they are also pushing for the CF it seems.

Anyone managed to get into their unit personally? The developer mentioned that the owners are given permission to view their own unit, as long as the project co-ordinator is onsite.

As for the Sg Serai Interchange - I noticed that there have been quite a number of progress in terms of the road structure heading in/out the highway and that is a good sign. thumbup.gif

- Went into my own unit and do noticed a few defects in terms of leakings, rusty materials, poor paint job and so on. I wonder what will they do for the poor paint job and the splashes on the tiles. doh.gif

Apart from that, the onsite co-ordinator did mentioned that it might take up to 2 ~ 3 years for UNIFI to cover the whole area. Well, that's a devastating news for a start. cry.gif

just put as much defects as you like in the list biggrin.gif ...i bought phase 2 as phase 1 was almost sold out..i think Phase 2 will get their VP sometime after phase 2 (suppose to be concurrent) as the developer is keeping some units in P2 prior to completion of the Sungai Serai Interchange...btw did you manage to get the DIBS offered by the developer prior to its abolishment by the Government in 2014?

No DIBS, but managed to get the additional rebate after the abolishment. wink.gif

Purchasers are required to pay an extra RM1500 for all the misc fees.

Yes, received the Perakuan Siap Dan Pematuhan copy from the architect as well as the VP letter from the developer.

The misc fees are:

1) Refuse collection - 3 times weekly, for one year (RM585)

2) Rubbish bin - to be collected during collection of keys (RM115) - This looks a bit expensive and might be unnecessary, taking into account that we can buy this elsewhere for cheap

3) Security Services - For 6 months (RM765) - Not sure what this is but hopefully it's the guard house / security checkpoint in place. Again, a bit on the expensive side?

4) Syabas meter installation - RM10

I called up the developer and was informed that:

1) The rubbish bin is a must as it was given by perbandaran themselves. However, she was mumbling when asked what happens after the 1 year period. She claims that MPS (Selayang) will take over after that and for now, 'there are no one to pick up the rubbish'.

2) The security services is inclusive of patrolling day and night as well as the security checkpoint.

Office will be closed tomorrow until 26th Feb so if anyone would like to ask anything, better to call them up today itself.

Yup doing that as well. You gonna install any security system (alarms/cctv) & autogate?

Seems there's few problem about this development?

1.) Service fee for are to be guarded, not guarded but charged (RM128)
2.) Enforced to buy overprice rubbish bin
3.) TO be no one pick up rubbish once take over by Selayang MPS
4.) UNIFI not ready yet
5.) poor paint job, water leaking, rusty material (Means cheap materials)

Have all being sort out and how u guys handle it? Can share? Or even let the list grow, so every body aware... with method to handle it.. smile.gif

The boys are there, and will be there even after the 6 month period. However, we are yet to know the monthly fees after the 6 month period.

One time charges, looks to be a norm for some other housings as well.

3.) TO be no one pick up rubbish once take over by Selayang MPS
This has to be discussed with the developer and Resident association (soon to be formed)

4.) UNIFI not ready yet
Even streamyx is not available; Only option is to opt for broadband (celcom/maxis)

Put them in your defect form and let them sort all these for you.

There's a massive land clearance nearby this housing area - supposedly for the upcoming Gamuda township. This area will definitely boom in the near future!
