condos or services apartments value doesn't rely on its facilities. I seriously don't understand why buyers think that this condo got 40 facilities and that condo only got 26 facilities, cheh…..I go and buy the one with 40 facilities.

also I never see ppl said 'this condo got sling room, good for swing party'....lets go and buy this condo.

if expat is what you after, buy MK or KLCC.

Defects quite common lah even uu purchase with wellknown developers.
The questionable 1 is their layout & unit design. Totally facepalm when I go collect the keys.

yeah the facilities are alright.
Dont see any expats yet, still alot of construction & renovations going on.
I dont think they want to rent there

Can use imagination only with paper layout. Actual very different from expected.
For my case:-

Guest bathroom design cam bodo. Only hobbits can use. I need to redo/redesign the whole guest bathroom
Yard already very small but they still add on another wall structure for god knows what reason
Lobby damn big but walkway to your units very narrow & small
facilities area too close to units.. can get very noisy when kids screaming & ppl hosting gatherings

Not implying a good facility will attract expats.
Im just interested to know if Japanese/Korean community is growing in Ara Damansara.
With a Japanese school in the region, it’s already known that there are quite a number of japs in the area - tho they mostly rent Urbana, saujana and also potpourri.
With h20 name change to mizu to promote, just curious if there are any there.

But I do believe that facilities and a well maintained condo does play a role (even if not big) in appreciation and rental -
Examples are Potpourri in Ara, Verve in MK.
Can see the price diff of rental and subsale prices compared to the area. ‘Emotional’ effects from ownstay buyers.

its just not a wise decision to target just a minority group of expats in an ever growing resi market in ara. they may rent for one year, then following how?

exactly.....well maintance condo......but if majority of owners go for remtal, I doubt it will be that well maintained. also well maintained means one thing....higher fee.

H2O Block B is yet to VP, that is the Mizu block and would assume that is where the Japanese community will be at. Insider told me Titijaya collaborated with a Japanese conglomerate and did a bulk deal at Block B, hence block B is rebranded for them. Block B is also special, fully furnished units with Japanese style features etc, I heard block B JMB is not shared with other blocks too, I guess will find out more when that block is VP

Still have... Sales gallery move to actual project side. U need to make appointment before visit. Due on sales gallery is at actual side and 3 blocks already vp and show unit is at actual unit. the guard is won't allow u to go in without appointment.

if you guys are owner, please monitor this sneaky developer for using yr apartments as show room and sales gallery and see if they are paying market price for floor rented and apartment units use as showroom. you seriously don't want your maintenance fee is used to cover their expenses.
