Aset Kayamas launching projects at 4xx psf now. So is the price actually gone lower now compare to last few years?

RUMAHWIP launching here there and everywhere. Currently able to rent out without any enforcement actions. And will affect property range 400k now the most in 10 years time.

Yup spot on. Cannot compare property bought before year 2012-2013.
And property bought after year 2012-2013.
Property depreciate or stagnant in price except for a few golden prime location + add on with the MRT booster.

Price change must be due to something happen. Can be small stuff or can be big booster. If in 2 months time nothing change, then this is not a good example to put here.

Change can be:
- JMB / MC change to more efficient team handling
- Strata title issue (from master title)
- Building repaint (this is something hard to anticipate for an outsider unless you own a unit there already)
- New access road / road widening
- New school / shopping mall / commercial stuff
- New public transport service
- etc

And can also change to be worse as well:
- New projects launch (oversupply in that area)
- Owners start rent out to students / Africans
- People not paying maintenance fees
- etc.
