RM1,200 to RM1,300 psf for Tropicana Gardens 3rd Tower later this year. You kidding me?

Everywhere seem to be hitting new psf prices and setting benchmark.

Let's do a fast reporting here whenever new projects are launched at new prices. Also, do share the latest subsale PSF.

But see hoy chan plan to build a condo in Ara Damansara targeted Jun 2013 did not materialize, my wife was called 6 months ago and told RM800 sqft.....

Pavilion extension land already sold for RM7,209 psf back in 2010.... and they are planning to launch "elite" residences there with hotel + pavilion mall extension. I hope they don't undervalue the psf... hahaha.

As long as the buying continues, those bloody developers/agents/speculators will continue to push the price...
and people will continue chasing them, thinking that it will appreciate and it will be beyond their reach if they don't buy now....
the sharp spike in property pricing has more than justified the increased cost of construction materials and is only purely driven by greed and the herd mentality.

Half a million for a shoe-box apartment is a bloody JOKE!!!!!!

Definitely not ok.
But Gavin is mentioned golden triangle area, means KLCC, Bukit bintang etc.
Now market price in city area about 1.2k to 1.8k psf, or more, new launch more than 2k psf, record price 2.9k psf @ binjai on the park, huge built up, another record price 3k psf @ four seasons place, huge size with 11.9k sf built up, price more than RM30 mil.
I think Gavin is not saying all super condo in city are selling 5k psf, he's saying price will hit 5k psf means that a single launch or unit sold at 5k psf, then what he predict is right.
Anyway! I'm not fully believe that, I'm still 50:50 on his statement, will see how accurate his prediction, or just bullshit??

We will be like HK one day... its just matter of time. Mostly new launch in PJ n KL area hits 500-700psf ... many sold out like hot cakes... for those who r still waiting 300-400psf... keep waiting... maybe Seremban or Ipoh is your next target

Tropicana Metropark, Subang available studio units in Block A are about RM 745psf and above. Block B few more units available on lower floors for RM 602psf. Both after discount prices. Studio sizes for are 599sf and 596sf respectively. But Block B faces the high tension cables and TNB substation.

This is Phase 1 launch. Phase 2 is expected to be launched year end at around RM800 psf. By the time they launch Phase 5, prices would be RM 1,000 psf and above i think. Entire development will take 12 years and at 88 acres its among the biggest in the Klang Valley rite?

Although i have afforded to buy some high end but i have told myself is time to stop.Developers being greedy and agents just keep pushing sales.I have some friends which are property agents but they actually have felt the prices have been ridiculously high so is about the buyers' own thinking to take the risks.If they can,they have the right.

HK and SG undoubtedly pricing keep jumping up because they have many foreigners and expats who keep coming in but at this moment we are not like them,instead we are going wrong direction.The foreigners who coming are those from Pakistan,Bangladesh and Africa.Is true they are expats however they come because some Malaysian companies need people with specific skill (normally engineering field) with lower pay then they do if they hire locals or western expats.As the result,all these so called 'expats' are not like those in SG or HK whose can afford to stay in exclusive properties.

You guys can try to register with Malaysia expat forum and you can easily see alot of engineer from Pakistan,India and Bangladesh got hired by Malaysian companies but their budget for housing rental are not exceeding RM3K normally as this RM 3K amount is totally high for them.

So as the conclusion investors or precisely speculators who hope can rent out their property high in future will really have to be careful and thoughtful.

I personally think only Tree28 and pantai sentral park worth with the price offer... Anyhow, pantai sentral park selling price is starting at 800 min... I see it could go up 1000psf for better/ higher floor unit, even 2nd /3rd and etc phases...

Fuel price rise and crackdown on illegals affecting construction sector

PETALING JAYA: People looking to own a house any time soon will have to pay at least 10% more for their dream home, according to developers.

They said the increase was due to the double whammy that has hit the construction industry – higher costs of building materials resulting from the 20 sen rise in the price of RON95 petrol and diesel and absenteeism among foreign workers because of the nationwide crackdown on illegal immigrants.

Real Estate and Housing Developers Association of Malaysia president Datuk Seri Michael Yam Kong Choy said the failure of foreigners to turn up for work was causing delays, thus adding to costs which contractors were certain to push to consumers.

He added: ā€œThe raids on construction sites have frightened even legitimate migrant workers who are staying away.

ā€œThis also happened in past raids, Legitimate migrant workers simply did not turn up for work or delayed their return from their country until the storm blew over.

ā€œBecause of the shrinking supply of workers, developers have to pay more for labour to meet contractual deadlines, failing which they will be penalised.ā€

Developers are bound by the Sales and Purchase Agreement and will have to pay compensation to buyers for late delivery, Yam said, adding that contracts in the private sector were awarded with no provisions for price adjustments.

While acknowledging the need to flush out illegal immigrants, he said any reduction in the number of workers would hurt developers.

On the fuel price hike, Yam said it affected the supply chain of the construction industry, involving more than 100 types of business.

Master Builders Association of Malaysia president Matthew Tee said members were complaining that their legal workers whose documents were being processed were staying away for fear of being arrested.

ā€œOur understanding is that all foreign workers will be detained unless they can prove that they have proper documentation,ā€ he said.

ā€œThis can be difficult as their documents may still be with their employer or immigration pending the affixing visa of stickers by the authorities.ā€

He added that there had been cases in the past of legal workers being detained for up to 14 days.

Tee hoped that there would be no recurrence of such instances, and warned against a repeat of the situation in 2002 when the construction industry was brought to a standstill due to a shortage of workers.

In George Town, the Penang Master Builders and Building Materials Dealers Association says it expected construction costs to rise by 3% to 5%.

Association president Datuk Lim Kai Seng said the cost of transportation was likely to rise 10% to 20%, and the prices of sand and cement by between 5% and 10%.

He said that cement now cost RM17.50 per 50kg while sand sold for RM70 per cubic metre.

Of course. Points number 1 and 2 will directly impact on the cost of property prices. Look at the newspaper a few days back, they are quoting an increase of 10%. All signs are pointing to a further increase in the near term la!

Future launches will be impacted as developers will be faced with increased in material prices and competition for manpower (foreign labour). Hence, the expected increase in prices for projects that are yet to be launched. With that i think the subsale prices will also follow suit.

OF late, there has been talks that the real property gains tax (RPGT) may be be reinstated in the coming Budget 2014 to be tabled next month. Real Estate and Housing Developers Association (Rehda) has written to the authorities to state their views. Bank Negara is also studying the possibility of banning interest bearing schemes. The Developers' Interest Bearing Scheme (DIBS) is said to encourage speculation as buyers need only to pay 5% or 10% downpayment and need not pay anything until the property is completed. The return of RPGT and the possible removal of DIBS are signs to prepare the property sector for the challenging times ahead, as seen by the volatile stock markets in South-East Asia. While Malaysia has to tackle a number of issues in the greater framework of the economy, there are three issues befuddling the property sector - bubbles, speculative elements and affordability. Developers want a benign RPGT regime and the DIBS to be maintained while certain quarters want the return of the old tax structure of 30% tax on profits on disposal in the first year. The RPGT is both an anti-speculative and revenue-generating measure. RPGT will play its role to curb speculation, says property consultant Elvin Fernandez of Khong & Jaafar group of companies and the House Buyers Association (HBA). During the last two budgets, HBA had anticipated a tax regime with more bite and was sorely disappointed. There was a time when not all developers offer interest absorption schemes. Today, most are pressured to do so. Says Rehda president Datuk Seri Michael Yam: "It helps people get on the house-ownership ladder." "It also nurtures speculative tendencies," says Elvin. Incidentally, interest absorption scheme was the first to be banned by the Singapore government as early as 2009 in a series of measures to cool the property market. DIBS aside, the larger issue is transparency, says Elvin. When developers offer DIBS plus a host of other incentives - rental guarantee, cash back payment, free furniture, free stamp duty and legal fees - banks and lending institutions provide mortgage loans based on the larger headline figure inclusive of these discounts. A mortgage based on the real price, without discounts, would reduce the loan amount and lessen household debt. Discounts tend to bloat up the loan amount by another 10% and 20%, says Elvin. The provision of the real price, without the discounts, gives a true and real picture of the housing market. DIBS and discounts have also resulted in a buoyant primary market. In 2009, the National Property Information Centre recorded a total of 211,600 residential transactions, of which 12.24% were purchases from developers and 87.76% from the secondary market. Three years later, in 2012, out of 272,669 transactions, slightly more than a fifth (22.09%) were purchases from developers. "This has never occurred before. This is an extraordinary jump, and this is because of DIBS and the discounts given," says Elvin. The shift in the market is clear and this represents risk, he says. On the issues of housing beyond the reach of many, about a third of housing in the country is below RM150,000. Some of them are in enviable locations, for example near Jalan Maarof in Bangsar Kuala Lumpur. But these are not well-maintained and young professionals do not want to live there. It boils down to an overall property management issue. PR1MA Corp Malaysia CEO Datuk Abdul Mutalib Alias says more than 20,000 homes will be built under 15 affordable housing projects in Greater Klang Valley, Johor, Penang, Sabah and Sarawak in Phase 1.

Personally I doubt sub sale prices especially for the older properties ( where owners have held > 5 years) will soften as it will be really catch up time for this category once the freebies like DIBS, transparency in rebates really get implemented for new props. The gap between cash out lay by buyers will narrow somewhat.

Based on the map above I think a lot of people do not understand what is the meaning of KL. As long as at Selangor near KL consider KL property.

Actually I don't realise until you ask me then I google. Anyway greater KL area is too wide. It's like now simply every outskirt also consider KL. Anyway in your postal address still state Selangor rather than greater KL right?

"Greater KL" is the new name for Klang Valley if you refer to PEMANDU (ETP plans).

And it specifically pointed out that Greater KL consist of 6 or 7 jurisdictions only. No doubt about that.

highrise project need to split into 3 zones?

sibeh many satellite cities around klang valley. split macam ini:

1) look macam city zone at klang valley (outside kl city)- 550psf till 900+psf

2) a little nice residential area away macam city zone area- 450psf-600+psf

3) less desired area and not so strategic KV area- 350psf-490+psf

yeah. probably but surely the property will be a "trophy" property for those "Rich and Famous" for bragging rights which is artificially support by just that: bragging rights. i just dont see how RM5K per sqft is possible as an overall standard in KL. even KLCC area or Warisan Merdeka for that matter.

actually AK pricing is the one that make all the new project launching price come down... as for freehold properties nowadays... they trying to sell 2 rooms at around 400k below pricing... so generally without the AK's private project... the pricing trend should be upwards for 3 rooms unit... haha

Price change must be due to something happen. Can be small stuff or can be big booster. If in 2 months time nothing change, then this is not a good example to put here.

Change can be:
- JMB / MC change to more efficient team handling
- Strata title issue (from master title)
- Building repaint (this is something hard to anticipate for an outsider unless you own a unit there already)

Reading the earlier few pages, everyone is so gungho about the property price that keep rising. Good that all slow down otherwise the youngster will never get a piece of proper home.

Don't sell, should buy more instead. There's nothing much better development compared to Main Place today. With a decent mall, healthy retail tenant mix, fully occupied, good mall management team, healthy crowd, strategically serving the underserved area, right positioning of neighborhood mall & with LRT access.
U can compare how much does a Mall + LRT/Dev in the whole klang valley, then u know what I mean. Even mall with not as good tenant mix and without Lrt/MRT oso selling higher price than MP.
