QUOTE(BigMan123 @ Nov 27 2013, 10:07 AM) Plus I have not receiced a call on dibs cancellation yet. They called me 2 weeks ago and said dibs still on. The chain of events that happened recently will surely trigger EcoWorld to take different measures. During the budget announcement, DIBS is mentioned to be abolished but without mentioning the date. Thus, EcoWorld dare to say the show will go ON.Then when KPKT announced on 15th Nov.. that all the APDL approved after 15th Nov will not have DIBS. Then Ecoworld has to change direction again as they have yet to get APDL. Subsequently, the change of calculation of loan that will be based on nett nett value rather than SPA price. This is really a BIG SPANAR in the equation. Communication is top notch so far. Sending letter to purchaser is the way to remind and ensure buyers to speed up loan application process and to secure the LO (regardless the status of DIBS). When one is embarking on a sailing journey of investment, one has to change direction based on certain info and intuition. There is no one recipe for all. Cancelling DIBS is a must for them to comply with KPKT instruction. On whether 4% is enough or not, that is tough question. One gotta do some simulation to see the interest incurred. Does replacing DIBS with 4% make you think this project no longer has the potential to be the next succeeful integrated development? Think again....... Dont let a small obstacle cloud your judgement. On the proposed incineration plant, there is also a masterplan from the G showing that the MRT station is located diagonally opposite from the proposed site. I seriously dont know what is their intention putting up an incinerator in a highly populated area. Let me share what is so bad about incinerator though some may think incinerator is the way to go.... 1. Operating cost and project cost is very high. Those people dont know what they are doing. They may spend alot in training and end up getting nothing. Does Scorpene sound familiar? 2. They may say the cost is now lower. But then it doesnt stop them from putting up VO during construction, just like the new palace...started with 400million and ballonned to 1.2 billion.... Wanna me talk about KLIA2? 3. Incinerator need fossil fuel or huge amount of energy to burn the wastes. Our waste composition is pretty humid or wet. It requires more energy, making it less cost effective. Look at our waste, we have too much cheecheongfun sauve, mee rebus kuah or dhal in it...... 4. Have the G try to cultivate the 3R concept..... REDUCE, REUSE AND RECYCLE....? Back home, I recycle the plastic beg from Maximo/Gardenia bread. Vege wastes and fruits wastes are buried as compost in my tiny garden. 5. Putting an incinerator is like curing symptoms rather than curing the root cause. THey ought to put up concerted efforts to reduce wastes and also to reduce consumption of those plastic-based packaging materials such as plastic bags and styrofoam pack for chapfan.....The anology is like going to see an incompetent doctor who just wanna prescribe you antibiotics and paracethamol without inspecting you enough of what cause the fever and inflammation. 6. This incinerator will be spewing out massive quantity of carbon dioxide that contribute to global warming. Eventually, this will lead to more man made disaster, rise of sea level, etc..... 7. Apart from CO2, there could possibly discharge of dioxin and other harmful byproducts. Such pollution will get into the air and our water system....eventually semua kena... Regardless Ecosky, Lakeville, Kiara East FRIM, Selayang, Seri Gombak, Kepong, Jinjang, Desa Park City...etc... 8. There are 2-3 runnings parks nearby the proposed site....Kepong Metropolitan Park, Mastiara Metropolitan Park and also FRIM... all within the radius of 3km... They wanna kill people meh? 9. Have the G trying to divert attention? Similar plant proposed in Kg Bohol Puchong and Broga had been scrapped. Why choose to do it again when rakyat know there is a better way to solve of wastes? remember 3R.... 10.... For everyone, regardless you vested in EcoSky or not... Have you done your part in contributing to 3R or to help our Mother Earth? (dont answer me..... answer it to yourself and change now)..... Sorry for the long winded post. PM me if anyone wanna know more about the campaign on Saying NO to Incinerator.... Lawan Tetap Lawan. |

QUOTE(KLsooner @ Nov 27 2013, 09:44 AM) Assume 700k unit, 7% discount is 49k, net selling price is 651k. So loan is based on net value(after discount) of 651k, 90% of 651k is 586k. So one need to fork out remaining 65k (10k cheque paid + 11k cash by CC installment 36 months) + 44k cash. Based on the wordings issued by the BNM...yes.Is my calculation right? wow, if my calculation is right, I can expect many drop out liao. |

In simplicity, if loan drawdown is averaged over 48 months periods e.g. for RM100k loan and RM2,083 per month, at 4.5% p.a. interest rate, total interest paid over 48 months would be about RM9,180 or 9% of bank loan. |

All the LTV shall base on NSP not SPA price effective on 15 NOV. For those who have approved before 15 NOV will not affected. understood for rebates, will all be classified as discount, SPA (LTV based on it) = SP - discount. What about Freebies? Would it be something like .. later developers tell purchasers, we gotta buy in huge volume so the furnishes whole package is cheaper than you buy later, but you've to pay for it, can't be included in SP? |

What i am genuinely pissed off by eco world team is:
Lack of effort; they claimed that they have contingencies in place but history have shown over and over again that this is not true Lack of experience; they claimed that the team is experienced but their repeated attempts and failure has shown otherwise Lack of knowledge; some of their staff are not very well briefed about the product. Answers to same question by different staff yield different results. Lack of transparency; not being transparent in their offerings, packages, timeline, etc.. A layman might accept your general answer but please do not undermind sophiscated purchasers such as tengster. |

I have been trying to get hold of the spreadsheet to simulate the drawdowns within the 48 months so that one can get a feel whether 4% is adequate or not. Who have such spreadsheet? |

On serious note, without APDL, it is relatively hard to navigate the journey clearly and correctly. I would try to be Sabah Sarawak (i.e. patient) till APDL is obtained and then see what are the contingency plans that could probably take place. They surely can see how much they kena tembak-ed every now and then. Let's see how they redeem themselves...okie mouh Kochinkor??? |

I bought a unit at the high floor, has been monitoring this thread since the first post, the feeling of us(buyers) started from enthusiasm at the beginning till now is frustrating. Honestly, i feel vv dissapointed with ecoworld, rush my time to get loan, now ended with no dibs. Ecoworld, if u want to have a good starting reputation, u better give us(buyers) a good explanation n alternative, not juz 4% rebate even without calling me, i onli know about the 4% through this thread n cal them to verify.
