I am with you on this. Mine is high floor though lol. Interest should be ok but still i hate how they started this project by force selling it in the first place

So the key attraction to this is the easy entry...? What happened to all the other strong points that supposedly lured everyone in.

Assume 700k unit, 7% discount is 49k, net selling price is 651k. So loan is based on net value(after discount) of 651k, 90% of 651k is 586k. So one need to fork out remaining 65k (10k cheque paid + 11k cash by CC installment 36 months) + 44k cash.

Is my calculation right? wow, if my calculation is right, I can expect many drop out liao.

Not sure of the net value implemented by BNM. rclxub.gif
The Letter Offer by bank stated clearly loan amount (which is 90% of gross value).
And EcoWorld did not request purchaser to re-apply loan.
Think the only change now is the cancellation of DIBS.

So are they gonna have another round of meet the purchasers session? Somehow I feel lack of professionalism in addressing buyers concerns...we r like lost chickens without the mother hen

Plus I have not receiced a call on dibs cancellation yet. They called me 2 weeks ago and said dibs still on.

depends how BNM wants to calculate. They could also minus off stuff that comes with the purchase air-con, kitchen cabinet etc. The dev of course can make those as minimal as possible, but this would possibly mean lower margin for them. That to me is what is meant by NETT price. I may be wrong

Maybe take this 4% downpayment (Compensation from DIBS offer) to invest another value property.

The Last Block Eco Sky will launch at RM750++ /sqf. Think for long term investment. I think Eco World hope for more drop units to sell it at higher price.

Based on my calculation , the 4% compensation was adequate if the project able to complete in 36 months period (As S&P construction period). The longer the more we need to suffer to the bank interest.

Hope Eco World will able to complete this project on time or early.

undoubtedly ecosky is good than mah sing (my opinion) for the project nearby..
some of you may aware of the incinerator will be built nearby.. i went for the protest last week at kipark but not many ppl there sweat.gif

This project is a 48 months project.

If one is having their bank LO, I would tend to think that calculation is done. And it is done based on SPA price. No need to reapply for fresh loan. As someone mentioned, not sure BNM will send memo to instruct them to implement on certain date or with immediate effect.
