It wasn't long ago that barriers of 400psf were the threshold.
Then it elevated to 500psf as the new threshold for affordability.
Fast forward to present, it would seems that with good location ala ekocheras or good concept ala ecosky, barrier of 650psf is not a problem to most.
Moving forward, can the market start absorbing 750psf products?
Time will tell.
Perhaps the next phase of ekocheras or ecosky would be priced in this range?

I am interested to know what is the max one could leverage from the salary / payslip to get loan approval.

Some bank would allow up to 70% of the Payslip for the loan after deducting the commitments and those days were only 1/3 of it.

Many people complaint about the traffic at Jalan Kuching / Jalan Ipoh especially EcoSky location is not good due to Jam, a U-Turn at Batu Caves roundabout to go KL. How far is it from EcoSky to the roundabout traffic light? (1KM), how long it takes to drive 1KM?

Distance from Jalan Kuching / Jalan Ipoh / Kepong roundabout to EcoSky is 2KM, again, how long it takes to drive 2KM?

No doubt it is in matters of seconds and minutes under normal traffic condition. For Traffic Jam, yes it takes times to travel. However, to "beat" the traffic, there are some small roads behind Taman Wahyu as mentioned by a few forumers.

So is the flyover really necessary just to beat a 1KM (2KM for 2 way). I'd say no as the place is only Jam during peak hours and it is not the Jam that would stuck for several hours.

Boss dpc oledi 700psf long ago wo. Mk breached 1kpsf. Pj oso got 1kpsf. Many 800psf around le.

As i predicted back in 2010 when the market started to heat up .....told my kakis 1000psf is the magic no at above average place in 5 yrs time( if the market is not heading for a crash)...for places like damansara, subang, kota damansara etc but no one believe...bear in mind 2010 psf price is around 450psf...
But in 2013... suddenly TG exploded and average psf is 1100-1250 psf sweat.gif ...brought forward my prediction by 2 years!!!!!

Now....is inadvitable that for so so place the average psf is going to hit 1000psf...
BUT pls pls dun believe what i said.... as i hate people always talking about sure making money in properties especially those idiotic agents!!!...and hope my prediction is wrong shakehead.gif

Boss, I also wanna share the same sentiment ...

3-4 years back, the medium end condo was only priced at about RM 200+ to RM 300+ psf ...

Now, I notice the medium end condo ( 3 bedrooms apartment ) already became common at RM 500 psf and certainly breached RM 600 psf in certain better location area and I am talking about sub-sales for more liquid and genuine demand plus transactions.

Sooner rather later, say next few months reaching 2014, it could be above RM 500 or up to RM 550 psf ...

I rate the triple "Greens" Eco Sky as an elite to be amongst of Fennel, another great structure facade building at mass market area of Sentul, abang adik with Jln Ipoh aka Taman Wahyu.

Have no idea of Eko Cheras whether the concept is capable at good location, but if there price is not high vs market prevailed price, it should be safe margin but I unable to rank it along with Eco Sky, Fennel ... Same goes to some people commented the likes of Setia Walk and Eco Sky is going to be a mirror of it, which is not.

In the other rank, Sunway South Quay is mini township with great condos along with Mont Kiara's versions as well as Desa Park City's versions and all these breached RM 700 psf, if we are talking about the common sizes of 800-900+ sq feet ( 2 bedrooms only ) and up to max 1300 sq feet .... where the upcoming similarity of smaller pockets sizes already rumours at RM 900-1000 psf .....

There is certainly I had seen and heard that, the new Gen people are all die die also looking for nicer and newer development, so I can't rule out medium end condo might breached RM 650 psf by 2017 ...

It is remain to be sceptically whether "Green" highrises is the future demand but I believe it is just a matter of time as it is quite limited Greens highrise to be completed at the town.

Just to share what i know. Roughly take 70% of your nett income as commitment. If you have other loans like car loan or other housing loan, then need to minus those from this 70%. What you are left with will be your monthly maximum installment that can be approved for this property.

And regarding the traffic issue, i agree with your point.
However, if got flyover good also. Just my personal opinion, which "ong" residential area no jam at all? Cheras? Puchong? Damansara Perdana?

Ya, many new launch already more than 700psf. rm800psf in arcadia soho no discount, taglobal in Sri damansara 650pft year 2011, UOA in segambut 700psf. That y now if can get 650psf really a good Jo. Back to this taman wahyu, wat I can recall in my memory in year 1995-2003 is smell of rubbish very strong but now seem is ok Jo not strong as those day. I will say only left 10%. Traffic jam.. Yap.. Wat I felt is after the jalan Kuching toll no more the traffic is getting bad until the duke highway it beome worst and worst in yearly, really hope gov will do something on it. Another issue is the incinerator going to built in Taman Beringin and the nearby solid waste transfer station. I'm not trying to say this project is not good for invest, I'm actually plan to get a unit coz i believe it will become better in future as local people from this area but I fail to get a number in Saturday night... 'mei yuan 没缘'.

Actually is opposite the Lake not to close no worry, but seem like only local people know this nia. Something to share too actually that area is a huge sanitary landfill in year 1990- 2000 and the biodigestion still in process and the treated sanitary waste water is flowing to the lake. No worry it is treated to class A as Malaysia waste treatment standard.

Where u got t 7.5km, as I understand standard is control by it operation and it 'by product' must according the rule n regulation environment act. For, example exhaust gases, ash, waste water....
