Too many units coming up at the same time. Over 5000 units within 5 years. Not surprised there r so many auctions.

300k is way too low.... look at the old property prices surrounding arte. Arte is newer n higher class, the price wont be lower than gcb court right beside the elements. Or the older apartments in ampang.

Before they start attracting lower class tenants, the other older apartment tenants will shift to arte 1st.

Too many waterfish buyers. But i think now is a good time to have the 5 year to flip dream for this prop.

the original buyers would probably be the not so smart investors. Considering that most of the units on auction here were sold at more than 50% higher prices 5 to 6 years ago.

probably have to look 5 years into the future to see whether these r good purchases, I suspect most of the units purchased on auction today would be fair to good buys.

The vast majority would take landed given same price and same location.

The reality is that in this location, a landed house would be worth several million. It would be completely unaffordable.


The landed bungalows are almost all embassies in this part.
