Arte @ Subang West is located at Shah Alam area, not Glenmarie but few kms away n separated by a Federal Highway or some roads.

Glenmarie is more towards comparison n upper living compare to Subang Jaya, but not Shah Alam.

If u can get RM 2-3k rental for Shah Alam area, its consider very very decent and good dy. but to get such rental, Subang Jaya's condos need to fetch at least 30-40% higher compare to current rates.

GST is applied on both commercial and residential for project that has not completed on 1st April 2014. :cry:

That's not true. Residental not entitle for GST. You can check with just a click of yr finger.

Density in the area:

M City got 1500 units+commercial over 4.95 acres, elements 1000 units over 2.7 acres, arte 1163 over 2 acres, astoria 1216 units over 5.7 acres (i jus google the project name n acres tongue.gif )

Total: 5000/15.30= 325 UNITS PER ACRE

i heard developer giving out recurring income for 2 years as below:
1 room - RM2k
2 room - RM4k
3 room - RM6k

how true is this?

BTW: not GRR scheme, we are still free to rent out the unit...

Not sure how much is elements, but for arte+, its around RM1200 psf before discount..

after 13% discount is RM1090 psf, roughly.
