By the law of supply and demand; if price is low enough, there will be demand. if overhang poorperly price is discounted by 70%, overhang is non existent.

Discounted 70%? Will you do lose money business? Maintain the price free real gold offers better biggrin.gif The authorities approved those projects should take responsibility on it..

Good for bigger units, especially if you work in city centre and are targeting to enroll your kids in the "femes" schools nearby.

I also hear from friends who buy there that most will be own stay.

Do consider the following pros and cons:

Pros:
Good price for city centre
Branded developer
Nice facilities
Bigger units have room size suitable for kids

Cons:
Location not so developed yet, still have to drive/walk to get to groceries and food
Room sizes are slightly small, may not be suitable for multiple adults/older kids/3-generation families

my dua sen la, maybe others disagree:

1) Proximity to KL CBD, Belfield is much nearer to CBD than Artessa
2) Belfield already launched and in the process of building, Artessa still in "pre-launch" stage
3) Range of unit sizes different
4) Density different
5) Very obviously marketed to different category of homebuyer (Belfield more for investor and young families, Artessa for older/multigenerational family)
