Yeah good analysis and he did scoped out a lot of things comprehensively. I actually saw him during the booking day itself.

Besides what you have highlighted, he also refrain from touching about the cemetery view.

And am actually quite surprise to see also from his 13th floor (drone shot), the cemetery view is already quite clear as my SA told me it's safe for anything below 20th floor.

Lastly, not sure why he make the youtube video private for now. Glad that some of us with vested interests already viewed it.
*
On the cemetery point, I noticed that his video is 95m high. Assuming 3.3m for all floors, that's above 25th floor. My SA has shown me the drone from the lower floors n the view can't see the cemetery and very nice view of the istana.

Based on his portfolio, mainly through bulk purchase with high cash back, bought those cyberjaya, empire damansara, j dupion, Sv2, una, one cochrane, and many of his units not even give him appreciation values while still facing renting and lelong issues. What can say is nowadays kuching anjing also can become "Scamming guru" open class by the conveniency of social platform.

I would say who follow this kind of lauzy "gurus" will go Holland easily. Not a smart person from the points he study and survey. πŸ˜‚
*
Given your response above, sure la everyone wants to know your take on his video? I have raised my concerns before this but have you?

Why I want to waste my time on you??

Noted thanks for the insights and good observation. As from his video, without probing the height it really look like just 10ish floor somemore he said this is the view that he bought into with nice forest. So it actually resembles what SA said about below 20th is safe. So the only concern will be the highway noise on those facing istana.
*
This is a snapshot of his video that shows the height from the ground. Highway noise is inevitable for those units facing the highway and owners better prepare to soundproof their windows at their own cost.

A few more snapshots of the igress and egress to Sunway Belfield below.

With this kind of ingress and egress in this Sunway Belfield, lets see whether this is "investable or not" in 3.5 years rclxm9.gif rclxm9.gif

Just to quote some project with excellent accessibility, Regalia which bring you to JSI, Tun Razak, Kuching etc.. Do you think they outperform many condos out there? For two bedrooms, still can rm750-800psf easily... And regalia is real walkable to putra mall, lrt and tiong nam.
*
Honestly to each his own.

1. Developer
2. Age
3. Quality of property
4. Location
5. The costs involved in subsale vs new
6. Maturity of condo

If one sees more value in Regalia can purchase regalia subsale. In fact, can buy summer suites subsale with decent access at 750psf. Why look at regalia??

My gut feeling the studio will be ok, rental demand and rate wise. Regalia is doing rm2-2.3k studio despite some discount should be accorded on this Chambers.
Most important is fully fitted kitchen include microwave hood and hob..  to fully furnish maybe another rm10k...
Based on rm370k (what I heard), based in LTV 70, should able to breakeven or small +ve CF.
*
Hope your gut feeling for this Belfield is right. Latest rental of regalia is below brows.gif brows.gif

Apple to apple. Good accessibility is good point but it doesn't mean capital appreciation hedged entire on it. In fact I would rate Regalia accessibility much superior than Belfield.
*
Sure i agree that appreciation comes from a multitude of factors. To me the pros and cons have been discussed extensively here but if we were to level up points 1-6, will regalia still be the same price?

Thank you for quoting my post from more 2.5 years ago. Didn't realize got ppl so free time and stalk my posts especially coming from seasoned forumner.

So are you going next? Going screenshot all my posts and bring me to court in the future?

For me, Belfield main usp is the branded developer and competitive prices (for their product) . Other than that, nothing to shout about its usp, layouts, development, micro location etc.
*
Actually i searched chambers lowyat page since u mentioned regalia to see how chambers is performing in their sales. Chambers is the closest new launch to regalia. In fact i almost bought chambers too flex.gif Anyway, loving the debate here. lots of points for potential buyers to consider.

Understand 70+% of buyers here are for ownstay and so far bookings are more than 65% already.

a lot of good discussion guys, in summary-

buy for longer term investment, don't think in this era can still flip for quick profit.

own-stayer, this project is reasonable, go ahead if u like the location, done.
*
+100. Spot on. Anyone looking for a quick flip can expect to be disappointed.

QUOTE(panda@KL @ Dec 30 2020, 11:13 PM)
Good summary. Totally agree.

However, from the sales chart and discussion, I can see lots of short-term investors and gamblers.

OPUS II?!
*
I have spoken to many people who booked over the last 2+ weeks and most of them are for ownstay with their family other than the 2 room units. If you buy the other units to rent out wonder how low the yield will be.

However, I believe capital appreciation will be there for the early birds. The difference between Opus and this is quite stark with pros and cons for both projects.

Buyers of a lot of city centre projects are getting burnt badly now. Look at robertzhai and KLCC rental now.

There seems to be a new launch residential tower in BBCC called SWNK Houze.

** Indicative price psf from RM950 – RM1,100

Earlier buyers jialat at 1600+ psf.
*
Added competition for Belfield buyers. Prices keep dropping around KL city even for new launches.

I believe it’s leasehold and if yes, I think it’s good news for Sunway Belfield at that price point for a leasehold property. Will be interesting to compare the pricing once it’s been finalised.

Some initial details on the project taken from their interim financial report:

β€’ EcoWorld’s ability to meet the needs of young urbanites and investors seeking to own a residential property within the city centre will be enhanced with the introduction of SWNK Houze at BBCC in FY2021. This exciting new product offers a wide range of serviced apartments from studio units, 1- bed, 2-beds, 2+1 beds, 3-beds as well as dual key units with a cool, urban-chic vibe.

Following a decision by Hass Holdings Sdn Bhd to discontinue its proposed purchase of a 28-storey hotel block from BBCC, SWNK Houze will replace the hotel block and be situated right above the Entertainment Hub and immediately adjacent to the Mitsui-Lalaport Retail Mall. Purchasers and residents of SWNK Houze will therefore be able to enjoy the best of inner-city living with a wide variety of retail and entertainment options (offered by Sony Music’s Zepp Hall, the Malaysian Grand Bazaar and cineplexes which are all housed within the Entertainment Hub).
*
I believe the BBCC SWNK units will be snapped up fast as BBCC has a fantastic masterplan and access/connections to multiple rail lines. Potential investors in Belfield can compare between both and decide which one has better potential returns. rclxm9.gif

Bbcc and Belfield is like orange and apple comparison. Macam compare kpg baru and klcc.
*
Agreed but my focus for investors is on which one has better returns wor. Both have their own strengths and this BBCC pricing will make sunwai step back in the pricing of future phases. Memang is Kampung vs CC. smile.gif Gross price of Lucentia is below.

First launched in 2016, Lucentia comprises the 47-storey Tower 1 (393 units) and 35-storey Tower 2 (273 units). The apartments will have built-ups of 454 to 882 sq ft each and range from studios to 1-bedroom, 1+1-bedroom, 2-bedroom and dual-key units. They have an average price of RM1,750 psf.

A few senior forumers and myself will create the group only after Snap is signed as we will need proof of ownership to be able to participate in the owners group.

It’s a good one to invest in if you’re at that stage where commercial banks won’t touch you as their own loan program could be your answer.
*
If you're going to invest at that interest rate, very high chansi lose money lahhh.

Separately understand that SnP signing is starting by this weekend.
