QUOTE(Ask.Property @ Dec 2 2020, 11:34 AM) now agents also get to sell Sunway projects already, their own sales team not enough to push out the sales.. Market got demand but the loan capability of buyers these days getting tougher.. Wonder how much sales can be squeezed out of this situation, even when 3rd party SAs are given the green-light to market it...

QUOTE(surf-it @ Dec 4 2020, 09:27 AM) yes, hope sunwxx learn the lesson from velo2 What's wrong with SV2? I recall that the 1st phase sold pretty well. Not sure how's the progress of the sales in Block C (Phase 2), though.

QUOTE(surf-it @ Dec 4 2020, 04:55 PM) much slower sales, even with better package. (Nett nett even cheaper than 1st block) QUOTE(DavidKool @ Dec 4 2020, 06:16 PM) Timing issue. Furthermore, so many blocks and units and plus nearby so many units. Yeah, had a hunch this is the case. Won't be surprised at the lower pricing as the unit sizes are slightly smaller than the 1st phase units even though it's basically the same shape as the latter (due to the removal of the yard). PSF-wise, it's still higher than the 1st phase, tho, even after the early bird rebates.

QUOTE(Lucky_Wishes @ Dec 14 2020, 04:45 PM) i just placed a 10k cheque last Saturday with over 100 queue number .. can I get still get any rebate like a referral? Haven't tried before, but I recall one of the conditions for a referral in SV2's case is that it needs to be done prior to placing the booking fee and you must not be an existing Sunway PropertyPals member. Probably best that you bring this up with the sales staff you liaised with for this project for more accurate details.

QUOTE(gks @ Dec 30 2020, 09:39 AM) From what i read, Tradewind intends to build 5 towers of residentials on their land. Which means more supplies. Gentrification usually will work if a master developer holds the land. Such as Bangsar South, KL Sentral and Sentul East and West to ensure all components (resi, retails, office) are well balanced. And they are more committed to enhance the value by improve the infrastructure and amenities foe the long term benefit of the community. Whether this will happen here? Each developer is only taking care their self interest just like stretch along Jalan Sentul and any infrastructure upgrade is pushed to Dbkl. DBKL's town planning unit should be more proactive in how areas should be developed when it comes to plots owned by different developers. From the way how Jalan Sentul and Mont Kiara are developed (as examples), it seems like they're taking a hands-off approach as long as those said projects 'meet approved guidelines' and fit within the KL city plan (KLCP 2020/2040). Even within the city area, outside of TRX, Bandar Malaysia, KL Digital City, KL East and those that you mentioned, it's not easy to find large swathes of unoccupied land which can easily be turned into a master development. And from the way how the planned redevelopment of Kg. Baru is progressing, I don't really see it taking off anytime soon due to multiple owners owning the plots there with varied demands and views.

QUOTE(ryan@chua @ Jan 18 2021, 12:57 PM) Try to walk 900m every day 😆 Every day taking train to work also tired, don't even say walk 900m daily. 😂 Depends on the individual. I had a colleague who walks from the Taman Jaya Park carpark (the one that's free) all the way to the Taman Jaya LRT every working day, which is around 1km +/-. Got used to doing this for 3 years plus at my workplace. Not saying many are willing to do this, but there will be those who don't mind doing so.

QUOTE(DragonReine @ Feb 2 2021, 12:52 PM) IMO sunway geo a bit of an outlier compared to other sunway properties la 1) doorstep got BRT, Sunway Medical Centre. 2) nearby got 2 major unis (Sunway n Monash) 3) BRT short stop away from Sunway Pyramid and LRT interchange 4) downstairs retail got major supermarket (Jaya or Village, I forgot) TOD in such a mature, well developed area, sure appreciate kao² Jaya Grocer for Sunway Geo. From my last visit, most of the shoplots are tenanted and the crowd is there, but you'll see some with the 'For Rent' signage plastered on the glass for all floors. QUOTE(trainmaster @ Mar 8 2021, 09:29 PM) For the sake of comparison, who is their competitor at this price/sqft price point? Another close comparison would be Est8 @ Seputeh ( Official Link). Read in that thread that its sales gallery near Menara TM is already renovated with its show units, but the visit is only on an appointment basis.

QUOTE(ckck90 @ Mar 14 2021, 12:39 PM) You’re the one who sensitive uncle, I’m trying to share the latest info to you before this and you put the blame on me that I trying to spread the fake news for tower B launching soon because external agent want the sales. Yet within a week, really launched tower B. Please la, don’t try to have bad impression on external agent. But if you been fool by external agent before, then sorry to you and it’s your problem Why do you say that it's their problem if they have a bad experience with property agents in the past? Bad impressions/experiences will leave a scar that lasts a long time, and you can't blame people who went through something like this. This line of thinking will just reinforce their mistrust even more.

QUOTE(skeimc @ May 12 2021, 09:39 AM) This is a teething problem. The road belongs to DBKL and tunneling project is not completed yet. Sunway being a responsible developer can easily chip in to provide a covered walkaway once the project and infra is ready. Mind you, Sunway is one of the developers who are committed to UN Sustainable Development Goals. Covered walkaway is peanut. LOL. If Sunway refuse, which I highly doubt, another way of doing this is for community to engage DBKL, again, once the project is completed. Similarly, the bus feeder route passing through the Jalan Belfield - Merdeka loop. If DBKL mandated that a covered walkway be built towards the monorail station prior to obtaining the DO, Sunway would've highlighted it earlier by then. But since there's no mention of it on the official site and marketing material, we can safely say that it won't be there. I recall what a poster once said earlier in another thread that no developer will build something that connects to a public amenity out of their own initiative if it benefits their competitors along that route unless the municipal/town/city authority (DBKL in this case) gave this requirement before approving the DO.
