Visited Serin Residency yesterday, a bit disappointed with the layout - bed rooms are too small, it is better do it without maid room and maid toilet.

Hi all,

Im working in cyberjaya, and i can see a lot of potential in this area, working in cyberjaya since 2006 and was away to another city midway and came back in 2012.bunch of development around.

Now, i have some leftovers bullet to spend around.  Target is purely investment with the idea of flipping after 2-3 years upon completion.

Max for this round of investment is about 300-350k, not many choices left apart from development such as kanvas.

Any investors in cyberjaya kind enough to share whats ur view based on my budget

Because of flipper like you all that make so many people like me unable to afford a home.

cristal's layouts are better, but I also think that the maid toilet is unnecessary....waste of space...a bigger kitchen is better....

I am not going for Cristal, its layout is even smaller, and high density.

Serin 9xxsf and 11xxsf ..both layout are good. Both 3 rooms. If can get 400k and 450k would be a good buy for ownstay. 11xxsf has wide living cum dinning. I like.

I agreed on the large living room, but the bed rooms are far too small. Putting aside the bedroom 2 and bedroom 3, Master Bedroom can put a queen size bed and a wardrobe, not much space left.

Toilet that between bedroom 2 and bedroom 3 is rather not significant; its door can't open full wide and if you open the door widely, will cause banging the toilet bowl, this toilet is even comes with shower glass panels, doesn't work as the toilet is already so small.

Maybe the developer wants to give the most specs or give the specs for the sake of keeping promise but somehow the specs must also be practical enough.

Just my 2 cents.

I hear a lot of complaints about Serin layout. Looks like developer didn't do proper allocation of space. On the other hand, facilities and landscaping wise, Serin is the most beautiful i've seen in cyberjaya so far. I'd love to live there biggrin.gif Sadly I missed the launch last time, now it's very expensive.

You can still buy. RM580k per unit, forgot the total unit size. If you like it for own stay, this should be a good price, and I notice many buyers of Serin R tends to sell it faster. So you can work hard to find a unit in Serin.

I agreed on the nice landscaping and facade, facilities, but I'm more concern about bedroom size; bedrooms are where we sleep every day but facilities, i may use it once a week. Just to share my thought only. biggrin.gif

serin residence subsale bro...seen many listing in propwall.my...

maybe u can bargain discount a bit...

im sure the 975sqf one you can get sub 420k++

Crescent 1 and 2 subsale barely 340-360k...size 1050sqft....

cyberia smarthome subsale barely 310k-340k....all 950sqft above...

Cyberia town villa....sub 500k can get you 1700sqft unit....try checking out town villa in crescent 1 and 2...really undervalue and off investor eye at the moment...

You only looking at new launch development of course expensive laa...

Hi, I have visited all the units you mentioned and here are my opinions:

serin residences: landscape and facade is really nice, but bed rooms are too small, not suitable for own stay, suitable for renting out though.

Crescent 1 and 2: Not quite like the design.

cyberia smarthome: Quite run down, seems like old flats. Too many units rented out to students, quite noisy. Not suitable for own stay.

Cyberia town villa: Same as Cyberia Smarthome, too many units rented out to students, not suitable for own stay. Furthermore, if I want to buy villa, I will only go for ground floor and 1st floor but not many are available for subsales.

1. New @ Subsale?
Preferably NEW

2. Highrise @ Landed?
Landed

3. Budget?
I can afford up to RM800k but prefer to go for RM600k unit just in case something happen (eg. interest rate hike up out of sudden).
