Went to Summer Glades @ Cyberjaya last week.
Owner put up for sale 24'x85', it has been 1 year vacant and no inquiry.
Also dropped by Garden Residence, noticed that the occupancy rate is extremely low, it'd is a place that is very suitable for foreigner, as for local, I think Cyberjaya is still lacking happening places compared to MK.
Whether a place is "Wong" or not, it can only be judged when the night came.. wink.gif

Ya I stay in Kinrara Residence, it is going quite slow and price has dropped 5% since VP.
Occupancy rate just reached 40% (after one year).
A lot of investors in KR too, the total number is huge 447 units, bout 91 units still pending for sale. Bubble is bursting, most of the places are affected, just different magnitude only.
I think summer glades occupancy rate is <25%.

My owner told me that his friend rented at RM2,200 to a foreigner (he pointed it to me).

Frankly I can say the best selling point for Cyberjaya are :-
1. Nice infras with nice landscaping. I can't say it is well planned as it is still lacking of business sentiment, it is more of a western designed township than a typical Asian (or Malaysian) type.
2. Proximity to Airport

Cyberjaya is indeed not very far from KL (bout 40km), but every time when I travel down via MEX, I feel a bit lonely after Bkt Jalil, compared the same distance from KLCC to Klang (bout 40km), I pass Bangsar, PJ, Sunway, Subang, Shah Alam, you are more excited.
Instead of hoping Cyberjaya to become a "tourist hotspot" with building those theme parks, I would rather expect those upcoming development next to KLIA.

We hv to admit that property is a very complicated thing, unlike stock market where every company (counter) is using a standard accounting system for their yearly financial report, investor can then appraise a company base on those figures given.
Beauty lies in the eyes of the beholder, If I hv vested Cyberjaya, that means I hv a strong reason (or confident) why I put my bet, I will do the same thing to encourage others to invest too. Sharing facts is ok, but dun go to the extend "overselling", as someone claimed Cyberjaya can be another MK in 2016, be reasobanle

A feedback survey fr those students who stay in Cybetjaya is vital, IMHO, this is the largest group of people who hv few yrs experience living in Cyberjaya, hence they could also be the most potential tenant or buyer for Cybetjaya property.
If more than 30% will continue staying after graduating, then it is a good sign for investing
If more than 80% answer no, then I would advise investor to stay away

Hard to say, if you check Setia Walk, you will know how many are actually working in CJ or Airport
Anyway having a simple survey is better than no survey. For me I want to find 2 answers fr tis survey :-
1. If I work elsewhere other than Cyberjaya, I still want to stay here
2. If I work in Cyberjaya, I wouldn't want to stay here also

I think If work in Puchong / Cyber / Subang and stay in Cyber is still ok

Like wat my customer told in 2008, when he sold his 3-storey house in Bkt Jalil, he bought a bungalow in Setia Eco Park, before he moved in, he keeps saying how nice how nice, but after 6 mths moved in, he was cursing like hell because the distance is too far fr KL (of coz no complaint on the environment), wanting to come back to BJ
