My brother has a unit in Summerglades currently rented it out @ R3,600/ (unfurnished). Understand occupancy rate >50% less than 1 year after VP. To me is good for a new and untested area....

A friend of mine put up her unit at Kinrara Residence for sales coming to 1 year no taker for matured area like Kinrara what is your comment?

Around 60 units over total 137 units. Owners occupy more than 10. In fact my brother wanted to stay but the rental offer is so much better than his existing landed property that why he decided to rent it out for 2 years and planning to move to Cyber in 2015 (after tenancy expired in 2015). Just nice when the commercial in D'pulze n CBD3 (1st phase ) going to be ready by then

Most of my friends who decided not to buy Cyber 3 years ago n decided to buy in other matured area can't sell their properties and can't rent with good rental yield. Now they are admiring my brother...... Who say cyber not good for investment..

Perhaps your friend's friend didn't get the right agent to promote for him/her. Initially that is this agent "Sharon"(if not mistaken) from Mont Kiara Realestate agency, knew nothing about Cyberjaya but tried to promote with intension to downplay Cyberjaya by putting up a lot banners without owners consent as if most of the houses are for sale. She further downplay by offering rental lower than market rate n promoto MK to the white expats who went for viewing.

So owners/investors be awared of this type of agent is like inviting thieves to your house.

Friends who bought managed to rent their units with lighting and fans depending on fronting of the house ( near ELR/main road are generally cheaper)ranging from RM3,200 to RM3,600. In fact my brother was offered RM2,900 by Sharon(unscrupulous agent)as she tried to spoil the market n we knew her intension at the very beginning n refused to has dealings with her. Another agent managed to get RM3,600 for my brother

My brother's office is in Subang. He can use Elite( NKVE) or SKVE if he wants to avoid jam at LDP. Cyberjaya is well connected with most of the major highways.

I beg to differ your opinion, from the 1st moment I visited Cyberjaya in 2009 after visiting my client , a Switzerland based company in Century square my negative view of Cyberjaya totally changed. The rests are history now.

I bought the first property in Cyber a bungalow land in PLE after discovering this gem. Introduced my brother to Cyberjaya and he too fall in love with the place and aborted his plan of buying a second property nearby his existing house. He bought summerglade in his first visit to Cyberjaya.

I believe cyber is not everybody choice people who are more exposed to western culture can accept the living environment in Cyber but not the 'China Apek'.

Moving forward I think people mindset about Cyber started to change. Lately found out from my friend that he is sending his two children to ELC ( international school) in Cyber.

When I first introduced SH to him he was hesitating and instead bought a house in USJ height due to closer to siblings houses and good school around Subang & USJ. But now he is sending his children to ELC. He admitted that SH has more room for capital appreciation as the ambients in SH are superb and furthermore it is in well planned green city. He is thinking of buying his second home in Cyber.

You are right.

After visited my PLE bungalow land. A friend of mine sold (cash out) his bungalow lot in Bukit Jalil golf n country resort and bought a unit in MBTL and a bungalow lot at PLE.

Didn't check the latest market price as my lot is not for sale. My friend paid double the price that I paid for my lot. Planning to build in two years time.

Heard the empty lots near Tun M house belong to Chairman/CEO of some listed companies/Bank. I know one of the lot in front of Tun M house belong to Ambank big boss.

Science Park 2 under PKNS located at Cyberjaya's border has a water theme park in their master plan but the development there is stalled ever since PKR took over Selangor state. The only building I can see at the moment at Science Park 2 is Qcell and one block of high rise condo.
Don't understand why PKR is not taking any actions to stimulate the economic growth in this project. In fact they should promote the industrial land at Science Park 2 to high technology MNCs like Qcell. QCell already there before PKR took over but No progress ever since PKR took over Selangor. How sad!!!.. A sad stage of development...

Putrajaya holding is also planning for a theme park but don't know when are they going to execute it.

If these two theme parks at close proximity to Cyberjaya take off and execute properly, they can compliment Cyberjaya with Synergy effects.

KUALA LUMPUR: Harvey Norman Malaysia plans to spend RM100 million in the next two years to construct a warehousing and distribution hub in Cyberjaya.

The electrical, information technology and furniture products retailer said the completion of the Cyberjaya warehouse will boost its warehouse capacity from 100,000 sq ft currently to 350,000 sq ft.

"We see a great potential here and we keep progressing as the market grows.

"In the next two years, we will triple our capacity by building our own warehouse. This will serve as our national distribution centre," said Harvey Norman Malaysia managing director Angelo Augustus at the launch of the 9th Malaysian International Bedding Fair.

It will take two years to complete the facilities and it is now at a land deal signing stage.

Moving in tandem with the fast-growing home furnishing industry, which is worth a whopping RM50 billion per annum, Harvey Norman will kick off a new megastore in Paragon Mall, Penang, this month. This will make the number of stores it has to 12 in total, since its entrance into Malaysia in 2003.

"We have recorded a 28 per cent revenue growth in the last three years. We expect to sustain this momentum for another three years."

Harvey Norman has invested RM300 million in its business expansion plan in Malaysia in the last decade. Moving on, it will continue to aggressively expand with a capital outlay of RM150 million under a five-year expansion plan it embarked on in 2011.

I am definitely not Xyyap but an investor not speculator. As I mentioned in my previous posts there are some of my friends who are not convince (never been to Cyber even until now) that Cyberjaya will be the next growth area(down south KV) when I first introduced them to Cyberjaya in 2010 (partly they have limited resources n have invested in other areas). Those who bought/invested are those who have visited Cyber with me.

Seeing is believing. They only made their choice to invest in Cyber after visiting and of course their own study and survey about the potential of Cyberjaya.

Do u believe if I tell you Hainan Kopitiam in Cyber is alway crowded during lunch but knowing many Hainan Kopitiam closed down in Puchong?

My office is neighboring Cyber. 10mins drive from my office to Cyber. I visit Cyber very often as I am currently eyeing the commercial properties there.

Assuming 2,500 graduates yearly and assume 30% of the graduates seek employment in Cyber ( increase in day time population) and 20% reside in Cyber (night time population) after graduates (once the commercial elements in place in next 2 years and this will definitely make Cyber a good place to stay.) The population of Cyberjaya will increase annually by these numbers of graduates(whose initial paid is better off than a lot of graduates in other fields)to fill the so called " shoe box" unit.

If these shoe box (soho)units can't be filled in Cyberjaya I can't imagine of other areas ...
