Seri Kembangan shouldn't be tagged as 'southern part of Selangor', but rather Central. 'Southern part of Selangor' would refer to the Sepang and Kuala Langat district, the likes of Dengkil, Bangi and Banting. That being said, Cyberjaya should attract people from these neighboring cities, besides its own internal occupants. Nothing is built up in a day, will take some time.

Your shoplot doing very good?

Foresee any competition when D'Pulze completed? Such situation always happen in Singapore, even within few minutes walking distance.

Anyway for Malaysia demographic, I guess shall not impact much. Also comparing shoplot vs mall, not small point vs mid size mall.

The increase from 53k to 100k most likely referring to the daytime population - the workers (not necessarily living in Cyberjaya) and this is due to the increase in no. of companies; business expansion ie IBM; increase in no. of universities / students intake and the completion of more retails lots and hotels rather than condo.

Further looking into the total # of residential units as of end 2012, that's one of the reason why developers are aggressively developing more residential units in Cyberjaya; claiming that demand is more than supply kind of thing. Interestingly, the night time population is only 10k people and i guess most of them are students. The local workers mostly don't stay in Cyberjaya and they even have shuttle buses to transport them from all around klang valley to cyberjaya daily ie down to klang and expat rent condo around seri kembangan area. This may because a lot of condo dev. in cyberjaya are not completed yet? Let's see. Also I heard universities are buying land and constructing their own hostel for the students at much cheaper rate while the developers are selling students rental investment units / rental guaranteed.

“The current population is expected to double to 100,000 by 2016 with the robust developments taking place,” said Faris, adding that the development of more than 100,000 residential units was also in the pipeline." (sourced from Starproperty.my, November 8, 2013)

For own stay, every place can be a good place; for investment, if you have the holding power then you might expect good returns with the robust dev. taking place but for those buy first think later or sure earn then sell after completion,  they may face fierce competition in year 2015-2016 when most property completed at the same time; by the time, most developers will go out of cyberjaya and promoting some other places =)

Never believe in developer talk, especially demand & supply data. Developer cannot stop launching, because the operation cost from chairman to cleaner is heavy.

Many people are working but not staying @ Cyberjaya now. When accommodation & facilities starts building up, percentage of people staying will increase, especially transport cost nowadays are getting higher & higher.

Now Cyberjaya shall focus on boom up knowledge & service industry! In fact, I already see the launch has slowed down.

We shall check the recent completed highrise occupancy rate, like Serin Residency. It shall provide some more realistic data, towards the focus population increase.

Note - not to mention the upcoming shopping malls like Pangaea, D'pulze, skypark... sure better than planting banana in Kajang jade Hill with bro Tikaram. LOL  biggrin.gif

Sterling Prima is the developer of Block 18 and Block 19 of the affordable housing project, with a collective gross development value (GDV) of RM1.2 billion.

"We hope to be the first developer to launch affordable homes in Cyberjaya with our Block 19, which offers 960 units of fully furnished, affordable apartments next month," Emkay general manager Wan Rashdi Wan Ibrahim said during Emkay's Chinese New Year celebration, here, last week.

"We have been informed that other developers will be launching their affordable housing projects during the second half of the year and we're hoping to beat them to the punch," he added.

STERLING Prima Sdn Bhd, the joint venture of property giant Emkay Group Bhd and Areca Properties Sdn Bhd, wants to be the first developer to launch its affordable housing project in Cyberjaya.

The housing project is divided by two parcels with Block 19, slated for launch next month, will be made available to Selangor people.

Those interested will need to register at the Lembaga Perumahan dan Hartanah Selangor (LPHS), a state government agency that aims, among others, to provide affordable houses for the rakyat.

As of now, 600 units out of the 960 have already been registered for at LPHS.

Block 18, however, is operating under an open pricing concept and will be available to the public from April.

"With this project, we are looking at 960 apartments divided by three towers. The pricing for the apartments will begin at RM270,000 for the 850-per-sq-ft unit and upwards," he said, noting that there will be no Bumiputera discount for the units as the pricing is already low.

"We are targeting young families and government workers with this new development.

"Right now, the daytime population of Cyberjaya is 50,000 while the nighttime population is around 8,000. By having a few housing projects, we hope the nighttime population to balance out the daytime population," he said.

The project is expected to contribute between 10 and 15 per cent of profit to the Emkay group's revenue.

Wan Rashdi also said Sterling Prima will consider more affordable housing projects within the medium to long term

One of our friend in landscape architecture business doing very well.

Like all of us, he mentioned Putrajaya has the best landscaping. Surprisingly, he also mentioned more highrise are coming up @ Putrajaya. True or not?
