Klang valley development moving south, if we get the same house in Desa Park City or mature area, easily we need to pay nearly double the existing cyber price. So buy now before too late is ideal to lock in inflation. Look at surrounding, some condo already asking Rm1.0mil+. landed 41 x 95 F/H GnG with good concepts selling at Rm 1.8mil+ to us is damn worth it...cheap cheap....even HDB in SGP also more than that alr I think my point is - properties and potential of cyber, should not be judged with the local workers factor only. Ppl are mobile nowadays compare to 10 yrs ago. As long the location has great accessibilities, ppl willing to stay there and travel. I believe also many KLIA workers also vested in cyber especially SH and in general the income of the senior pilots ard Rm 30K~ per mth. Note - There are few russians moved from Mont Kiara to Cyber too. They bought SH for own stay but they dont actually work in cyber - same like few of us too. Just my 2cents. |

So price for new launching 3yrs from now as compare to current price already different based on higher price on raw material, inflation and GST. my 2cents. |

I also dun understand why Dpulze progress delay n delayed again... initially was Q1 2014... last week told me Q3 2014... hope no more delay... zzzz... maybe they wan to VP Dpulze suites n Tune hotel to create crowd first.

Tamarind Square, the third project for boutique developer Tujuan Gemilang Sdn Bhd, is worth RM600mil in gross development value and will sit on 14.54 acres of freehold land in Cyberjaya. Located at the corner of Persiaran Bestari and Persiaran Multimedia, the project features semi-detached shop offices, a garden mall and a block containing small office/home offices (SoHo). It will be the pride and joy of Tujuan Gemilang’s executive chairman Ahmad Khalif Mustapha Kamal and executive director Peter Chan. “In towns or villages, people usually gather under a tree to talk and share stories. We see that in the bigger cities too, people like to sit and relax under the trees in parks. So, Tamarind Square was designed with this concept in mind — to have people meet each other and connect. It’s a sense of community, belonging and harmony,” Chan said. Although the concept is relatively new in Malaysia, it is a good idea to embark on commercial developments while helping to preserve a part of the country’s green environment. “We want to combine both shopping and nature, ” said Chan. The developers are marketing this project as an “innovative product” in a strategic location with a growing township and community. Cyberjaya’s population is projected to reach 100,000 by 2016 which is the year when Tamarind Square is expected to be completed. Currently, the day-time population of Cyberjaya is estimated at 50,000 and is about 20,000 at night. “The area has a growing number of students, young professionals and first-time home buyers who include newly weds or young parents,” said Ahmad Khalif. Tamarind Square includes three main components — 30 four- and five-storey semi-detached shop offices, 72 three-storey garden mall shop offices, and a 15-storey SoHo block. In total, 60 units will be up for sale. The shop offices will be sold in pairs, with units on levels one and two, or levels three and four, sold together as a unit. For the five-storey shop offices, levels three, four, and five will be sold as one unit. “Investors prefer to purchase two floors, rather than three or four floors. Almost 80% of the rental income from shop offices comes from levels one and two,” Chan explained. The development is being designed like Solaris Dutamas — with a podium road for the lower two levels to be accessed from the main street, while the top two levels can be reached from the podium road. The semi-detached shop offices have a private garden beside it and the selling price for the lower units facing the main road start from RM3.7mil, while the upper units facing the podium road start from RM3.3mil. Units have built-up areas from 4,006 sq ft to 4,428 sq ft. The development will be sold in three phases. Phase one, which was launched on June 28, offered 44 units of semi-detached shop offices and 44 Garden Mall shop-offices. Phase Two, which was launched in October, had the remaining units for sale, while Phase 3 will be the SoHos. “We want to reinvent the traditional Malaysian shop office and created the garden mall. Instead of having the shop offices in typical straight rows, they’ve been designed to form a figure of eight with a garden in the middle of each circle,” said Chan. The built-up areas of these shop offices range from 3,777 sq ft to 5,991 sq ft, with prices starting from RM2.7mil. The Garden Mall is segmented into the North Court, Centre Court and South Court. The North Court and South Court will have a central garden of about one acre in size. The North Court garden will feature seven tree houses of about 300 sq ft each than can be used as a small shop, meeting room or place to hang out. There will be a three-storey community centre in the South Court. Ahmad Khalif, the son of MK Land Bhd chairman Tan Sri Mustapha Kamal Abu Bakar, joined forces with Chan, a former employee of MK Land, to form Tujuan Gemilang. “My father is my role model. I felt that the path was already laid before me to grow this business and see it achieve more milestones. The result of my efforts wouldn’t have been realised if not from the guidance I’ve received from him,” said Ahmad Khalif. Chan left MK Land in 2004 and soon after, discovered a unique piece of land. “I communicated this to many people including my former boss, Tan Sri Mustapha, but he said he wasn’t interested in acquiring more land. But Ahmad Khalil wanted to grow his own wings out of MK Land and Mustapha proposed that the two of us team up and start a new company, which became Tujuan Gemilang,” explained Chan. From 2005 onwards, the company embarked on its first project, PJ Trade Centre, followed by its second, Point92 (now called Menara OBYU) — both in Damansara Perdana, Selangor. |
