of course, Cyberjaya always welcome more local Malaysian to move in. With average salary >8k, I think Cyberjaya will soon be heaven for all the working class people like me.
*
hey please....dont distort what im trying to say....many high pay IT staff in cyber...I am just too lucky to know all my fren are highly paid and i never said it is an average.

I can confirm those intermediate - senior finance exec got 4-8k

in fact, all the IT staff in cyber was paid as high as if they are working in KL, could be even higher bcos cyber is away from city centre.

How much capita needed?
*
i reckon approximately 100-150K for a small and cozy cafe...Shafsbury 1st floor rental RM4K++, not sure about Dpulze.

Open cafe in cyber really need guts...is like invest now for future market or population.

1. weekend is quiet. Nowaday ppl can purposely drive to hartamas, MK, Subang, Ara damansdara to try out some new cafe but i reckon cyberjaya dont have the charm yet to attract ppl purposely go there for a cup of coffee.

2. can do coffee delivery to office, but im not sure how is the response of those SHELL or HP staff.

1st 6months-1years....might just make loss or breakeven... icon_question.gif

Cyberjaya is definitely a property hotspot. You just need to visualise 5-yrs ahead from the day you place yr booking. When I started investing in Cyberjaya in 2010 I'm also skeptical but it worth the move as I'm collecting double from what I spent monthly now. Few of my colleagues bought semi-D at <1M during that time and now it is >1.3M. Not sure if they still holding or already sold theirs.

Those who are investing this year, you need to project Cyberjaya 5-yrs from now. My personal view is its gonna be somewhere in between Damansara and Mont Kiara with more recreational facilities.

It is true that there are too many launching of new projects in Cyberjaya in yr 2012 and 2013. That's why government&BNM measures has been taken to stabilise the market so the launching of new projects in 2014 and 2015 will slow down to balance up the supply and demand.

As for the price on subsale 3yrs from now, I did not think it will go lower than yr purchase price after discount. Even though u try at auction house it is very hard to find one. Tho most you'll get most likely same price as Developer selling price before discount where mostly purchasers already profited on the discount they received. Not to mention that the raw material for buildings construction 3yrs from now gonna be at least 10% higher with implementation of GST and inflation rate. So price for new launching 3yrs from now as compare to current price already different based on higher price on raw material, inflation and GST.

my 2cents.

I find someone who see what i can see...hope i am right.

Appreciate more cyber investor, cyber staff...ppl who stay in cyber share their point of view here...no matter good or bad...

The completion of D'Pulze mall is critical to boost the confident of investors and own stayers in Cyber.
Plenty job opp, nice living enviornment, F&B picking up, SRJK C is in the pipeline, and shopping malls coming up.....
Conservatively, year 2017/8 Cyber starts to rock and see the real effects. Again, it doesnt mean capital appreciation won't be up only by 2017...... The value offered by the landed prop with respect to the pricing, is still attractive.

I think the commercials that worth the attention for cyber-lang are:-
a). D'Pulze.
b). Pangaea.
c). Sky Park.
d). CBD Perdana 3.
e). Tamarind Square.

Hunter kor is right. Cyber is unique by itself. How many city in Malaysia can offer:-
a). Greenery resort feel beautiful landscape living environment.
b). So many job opp with MNCs in place.
c). Well planned GnG with good accessibilities to mature township nearby.
d). With so many educational institutional in place.

Cyber has a good shape now but pending some time required to grow both commercials and populations simultaneously.

Huhu, Verdi was the one that I was looking at... I currently work in TTDI, my mom said must think of future (marriage+kids)

Wanted to get 700 sf, own stay... My mini bachelor pad! Thinking if so difficult to stay there, can rent out or sell off at better price considering Verdi is the only condo in Cyber which is residential  (is it?)

Kind of hoping for the gomen's cooling measures to work... hoping Verdi's second tower launch will be same price/cheaper<---a man can dream!!
*
There are few residential condo in cyber.

Like Cristal, Verdi, Mirage by the lake are family type condo which is at least 2 bedrooms. Those are recommended bcos these condo has huge landscape and gardens with the landed link house or semi D.

U working in TTDI and u consider to stay in cyber ? mind to share why u choose cyber ? Thanks thumbup.gif

@MiLKTea

Cristal sounds REALLY nice, but out of my price range... Just started working, so all I can afford is a studio-size unit. My father definitely not willing to sign for joint loan, so for now just look longingly at cyber props ;(
blowwater101, i want to stay cyber cos it's very spacious there... can walk2, maybe cycle around. PJ/KL area no hope for this la, road is 100% for cars only. Summore Cyber still cheap compared to other KL areas. I was really attracted to the green/relaxed concept of Verdi. Plus, my bro got house at Garden Residences, can go see my nephew more often haha
*
wow...good to hear so call quiet&far no entertainment town can attract young ppl...

I reckon your age should be like Jungwoo bro...just started working as well, he booked a studio in cyber 500sf $250K, installment should be 1K++

Im not suppose to hard sell cyber or anything...thx for support thumbup.gif

BTW, ur bro staying in garden residence now ? did he faced any issue to stay in cyber ? livability ? any complaints ? i am cyber supporter but i dont expect cyber is perfect as of now

D'pulze mall:

The following tenants have been confirmed at the shopping centre: Jaya Grocer Supermarket (anchor tenant), Celebrity Fitness Gym, U-Bowl (same operator as One Utama), Tanjung Golden Village (TGV) 8-screens Cineplex, Song Box Karaoke, Madam Kwan, Coffee Beans, La Bodega, Ole Ole Bali, Thai Odessey, Plan B group of restaurants, The Loaf (belongs to Tun Mahathir), Coach Boutique, Cotton On, Charles and Keith and many more. Looks like a new happening place in Cyberjaya in the near future.

i like the facade of Empire Subang.  rclxms.gif

Is Empire Subang happening?
*
Empire subang is happening and always crowded. But Empire subang dont have cinema.

not everyone like mega mall like Pavillion on MIdvalley, Empire subang is good as a f&b mall and grocery store (grab some daily necessities in grocery store, makan lunch/dinner and go).

from the tenant list, there is one catch my eyes, not coach but Plan B group, they forsee good business in cyber.

La bodega is a well known minum place also, sure good business la....so cyberian no excuse to complaint no minum place.

Plan B by BIG! I tried the one in Publika. Love it!
*
ya, the big group set up their chain in a classy way...of cos their coffee and food is not bad la.

If D'pulze can secure The Big Grocery, it is even better, it has the charm to pull ppl to visit D'pulze. but unlikely, Jaya grocer is there....but i like jaya grocer too, normally jaya grocer attached with fresco...like the one in empire, can choose any steak from the market then fresco cook immediately for u...top up around 7-8bucks for topping like speggati/vege

If UEM willing to spend more money to beautify and improve the landscape, SH will be one of their successful track records!

Bro Noblebaby, I support you to KPKB to senior manegement. I think they also worry landscaping issue willa affect the sales of their Verdi, Soho, SoFo or Soh@1 in future. make it a superb one, so that SEG also feel the competition to make it a nice one too. biggrin.gif

Haha, no problem biggrin.gif

i called their office last month.

Phase 1- Villa+condo - Q2-Q3 2014
Phase 2- Villa+condo - Q2 2015

One of the reason they justify the premium selling price is the landscape design, they use SEKSAN,

http://www.seksan.com/

based on the showhouse and the small landscape beside the villa, it looks the same like the video demo, hopefully the enitre outcome is same like the video.

Verdi also seksan?
Got to check with Shinebr8 bro hmm.gif

Besides, I found a property blogger mentioned seksan, this is how they value SEKSAN

"I will skip all those facilities description as it is pretty standard nowadays to have all these. Since the landscape is not SEKSAN (tongue.gif), I won’t expect it to be very different from the rest of the mid-cost development."
