as I recall, they said two car lifts. Not sure how big or how fast. Never seen one sweat.gif

The car lifts only available for people who park at 9th, 10th and 11th floor. They also mention they have alot of extra carparks (so probably those visitors and ppl who buy extra carpark will have to use the car lift)

Only booking AFAIK. Prices are all average, still waiting developer to finalize the price. Probably after Raya only launch.

No DIBS, no discount.. need to fork out 10% downpayment.. 5 years construction period. Which means 5 years your property can't generate income for you. It's quite high-density as well.

On the bright side, you can't find such price for a lake-side view property, with a good location (near KL).
After 5 years, there's no more RPGT if you intend to sell it. If you have the holding power and cash, you could consider.

I'm worried about the soil, seeing what happened in AXIS, plus it's just next to a lake. sweat.gif

They state 5 years, but I enquired and their track record is usually 4 years. Probably because its 4 towers plus the lake part..

Pandan Perdana area is ex mining land. Thats why they're taking their time to build the blocks (5 years).

as i remembered during the preview, the speaker mentioned why 5 years was that because it is ex-mining land, so developer want to do the foundation properly (he mentioned they use soil boring instead of piling it? hmm.gif not that sure..), beautify the whole lake (i remember there was a fountain in the lake)

when i consulted the SA that 5 was too long, they said the developer's track record is usually 4 hmm.gif

my guess would be that the developer wants the extra time as a cushion in case of any problems occurring later and avoid the penalty.. (e.g. Axis Ampang) sweat.gif

Yeah.. the risks are ex-mining land, long construction period (progressive payment for 5 years??, no cashflow for 5 years, unpredictable price in 5 years time as well)

its one of the high risk, high pay property tho.. if you have the holding power wink.gif
