well said, 1200+ units of soho, and 600+ of service apartment… want to sell or rent also stiff competition…
*
The developer really think they are the only developer in the country, Mickey Mouse size soho, leasehold, in the low cost housing area.

5 years to complete, no dibs thus progressive interest will be painful for 5 years, bank loan capacity locked in for 5 years. Too many units vp at the same time, over crowded.

Hmmm...

wow.. developer of Marc Residence..

other than Hartamas, i think we could also register at

http://www.propertyplus.com.my/28_boulevar...290000-p-52.php

for any future updates perhaps ?

is it possible for approx <RM300k at around KL? o.o especially the good known previous project by this developer, should be quite high class tho
*
R u the authorized seller of the developer?
U r right not many 300k soho in cheras, because not many Mickey Mouse residential at 400++ sqft too.
Home buyer will consider usable space when buying their home, absolute pricing is not the only reason to buy

no guarantee of unit as the units are not opened yet. Hence, those interested wuold be asked to select 3 units
*
What if all 3 units u pick can't get ?
It is more likely the investors will pick the cheapest unit,2nd cheapest and 3rd cheapest. So all will inclined to pick the similar units?

Singaporean developer really needs to learn and follow the selling scene and culture in KL. It is really not the case in KLV property to submit your cheque, pick any 3 units which u may not able to get it, go back home and wait and pray to your God, hoping you can get it after 1 week. Otherwise come back again and choose the next 3 units u like again.

Few agents carrying the same products. No info on which agent get which units and thus which is the preferred agent to register?

QUOTE(Landmaster @ Jul 3 2014, 05:47 PM)
Bro, just to clarify, pick 3 units doesn't mean you end up with nothing if u never get any of the three, ppl in front of you might have bought the units but you will still have the choice to select whatever remaining units subsequently. Its not do or die to only be able to only buy the three units selected.

This cheque collection process is simply to secure your turn to go in and book the unit, the difference between this and first come first serve is to have better crowd control, no queueing over night, for all you know people will start to queue 1,2 or even 3 days before opening. Developer is previewing at Marc Residence, they can't afford people to treat the place like pasar malam as they will disturb the existing residence staying there.

Hope this clarifies
*
I think balloting will solve the issues.
Interested purchasers can be given 1 week time to submit their cheque, they can do the balloting on the weekdays, announce the successful balloters number and session in the website/ by mail/ by SMS, it solve the queuing problem. Then the successful person can pick their unit in the weekend at the allocated session.
As such more transparent!!

That's another good suggestion too! Well we'll see whats the outcome then. But either way, still have to give cheque first la right? HAHA
*
This is nothing new indeed, many reputable developers have been doing it.

Sorry for the above suggestion, if the developer practice it, then they don't need property agent, agent tak boleh cari makan anymore

so many units need connection?
*
They are going to analyze which units are best to pick, what are the units to avoid.
Not all units are equally good.

9,10,11th car park floor can use car lift.
Pity those ago assigned the car park at 7th and 8th floor, needs to drive all the way up as part of the daily routine, pening is one thing, petrol consumption and gear box maintenance will be killing.

They need time to strengthen the soil before can build on top.....need time for settling effect and soil testing....not like normal land....

The risk is what if during construction or after VP or after warranty land got problem?....how would you manage this risk?....
*
This is not the only ex mining land in the nation.
There are plenty of ex mining land in sungai Besi and Puchong and developers still can build their project on time. To me, This is not the sole and accepted reason.
