if talking about LRT/MRT, shamelin soho is closer. Amaya also close to new maluri MRT.

I;m staying around that area but kinda felt that for such price, rather buy old development and rent out. lol.

7km to KLCC, you will still get stuck in the jam area towards KL on peak hours... although entering into the jam half-way through compared to ppl who stays further.

near shamelin side, got MARA institute i think clost to pandan jaya LRT. However, there are other properties closer to MARA. Like Bayu Pandan Jaya and Shamelin soho.

Rental to the students is possible but in 5 years time, bayu pandan and shamelin soho already VP-ed. so, competition is high for rental to students.
