for the ordinary purchaser, be it a single or dual key unit, nothing in geo is <rm800 psf. for eg. the lowest entry net price (after 10% discount) for a dual key type F 1496 sf works out to be rm1,200,600 or rm803 psf.

i opine that sunway has definitely taken into account an observable rm psf difference specifically between the more demanding smaller units (types A,B) and the slower moving larger units (types E,F) as in the case of skypod.
but at the same time, the developer also wanted to capitalise on the so-called lake/facilities view that only the larger units would enjoy by building in a latent premium into their selling prices.
in other words, smaller types do in fact have higher rm psf and
larger types having lower rm psf (initially) r then hyped up coz of the favourable lake view factor (despite facing west n will be partially blocked in the future).
