Base on the pricing, the premium for lake view approx. RM 25K+ onwards depending on size. Extra study area ( ~ 100sqft ) add RM 100K+, extra one room ( ~200sqft ) add RM 240K+.

What will be the expected rental for 2 bedrooms and 3 bedrooms at this area and what about in 2017 ? Any experienced taikos appreciate your comments. Is this area oversupplied or still under supplied?

Calculation should be x0.9 x0.97 x 0.94 =628,594.92
Vs
=706,410

Different ~ 78k

Anyway still a big different.
