From hear say from an internal source (working in Sunway and also interested to purchase a unit), if loan not approved, they will forfeit the whole RM20k deposit. I will be going there with that person this Saturday to look see look see. Can't afford to buy though, no bullet at all.

These are not your regular bunch of students, not public uni students who have to squeeze a few people into a room. These students are loaded and come from generally well to do families, especially those that are doing their foundation studies only, before going overseas for their degree. That being said, most of them are local KL residents, so no real need to rent too.

They will just hold the cheque back first and not cash it in. S&P has to be signed within 7 days. Assuming its a go ahead and one already has secured a loan for the project, can opt to get back the cheque and swipe card instead.

The bigger unit (dual key) is even cheaper from psf point of view, as per the normal practice. For GEO, it's high RM700-RM800+ psf for the dual key units.

I added in the additional 3% discount for staff actually. Accompanied a friend to purchase over the weekend, and he was entitled for it since he works with the Sunway group. Yeap, you are right, for the ordinary purchaser(s) like you and me, nothing in Geo is less than RM800 psf.

I was there last Saturday, accompanying someone who bought a unit. This ballot exercise is a joke, gives the impression that there is so much demand and something must be done to put things in order, or not people will just let loose.

By 3pm, the sales hall area was pretty much empty already, and yes, there are still lots of units left. Interestingly enough, the ballot for Geo was done by the same Chinese guy that did the ballot for Southville, which is another case that doesn't warrant a ballot.

Only those genuine high demand developments where demand exceeds supply such as the Seri Mutiara Setia Alam development should have the ballot exercise. All others are for show.
