If Sunway Group is giving 10% discount and offer DIBS for GEO Residences, I guess it would be very potential.

Nautica Suites 3 bedrooms unit able to fetch rental to expat students at around RM 2,800 - 3,000 f/f now, I reckon, GEO Residences at much better location and offer much better concept and infra, I guess RM 2,500 rental rate is current based, and might be little bit higher by 2017-18 since Sunway South Quay is the only player here with controlled density, and only A'Marine ( comepledt this year ) and La Costa is the added units to the area by 2017.

Am very impressed with the design and quality of Nautica Suites and much impressed by the outlook of newly completed pending CCC, A'Marine.

The catalyst of retails at GEO, next to BRT, walking distance to Hospital, Sunway & Monash Uni, walk - BRT to Pyramid, as well as road extension of NPE directly to Kesas and linked Kesas with Sunway South Quay at the back, it is worthy to make a shot for Sunway to sell a little bit higher to creates such infra.

I would be very surprise if Sunway give additional 9% discount if opts for Non-DIBS. Furthermore, this is already on top of the origin 10% discount.

For 4 years project, estimated progressive interest is only about 5-7%, depending on low / high floor and how fast is the schedule of disbursement / claim.

Oic, noted.

If Flexi Suites is given 10% discount and additional 9% discount for those opts for non-DIBS, I am pretty sure Sunway GEO Residences, would be offered the similar package or at least lower % a bit.

I didn't go and find out further because I thought the RM 800-850 psf is without any discount.

The only issue worried me would be the completion by 2017, which looks quite long.

Hmm, I think they are talking about GEO Residences, which is different from the Retails and Flexi Suites, which had been launched under Phase 2 now.

The Flexi Suites, probably act as SOHO without HDA ( Not sure, because normally this kinda of name would be making me confuse until I walk in to their sales office and ask ), In my understanding merely based on the online brochure, Flexi Suites would be office at Level 4-7 on top of Retails which is Level 1-3.

And Level 4 is Level Sky Garden with Central Boulevard, Sky Garden near BRT view and landscape / walk park but e-brochure did not show any facilities within this floor. This open level Sky Garden ( level 4 on top of the retails ) is actually directly facing Persiaran Lagoon / Sunway Hospital and the future BRT.

GEO Residences definitely better in view of the sizes and it's position of on top of the retail shops and flexi suites as well as nearer to both main road and BRT.

I think A'Marine and Nautica quite decent too, lower price per sq feet with immediate rental income instead of awaiting 2017 ( till GEO Residences completion together with other infra ) but bigger size compare to GEO Residences.

I think Nautica 1392 sq ft still able to nego n get it ard RM 800-850k. Honestly, if RM 900k might be a bit high side.

A'Marine n La Costa released units n buy from developer should be come with discount. Few months back, my friend's punya friend, bought Nautica released unit directly from dev with 10% discount, net close to RM 600 psf and if not mistaken, fully furnished too. If both A Marine and La Costa release at RM 650-670 psf, I adamant to believe, its still on high side due to VP soon and bigger size.

Ya, thx for correction, it is not directly on top of retail shops and flexi suites, which is even much better for my liking. But I thought it is directly beside it, no? Still got land to buffer both for future developement?

A bit tough of direct comparison btw 800 sq ft vs 1300+ sq ft with it's price tag. 800+ sq ft is the only small sizes available, u/c, DIBS and schedule to complete by 2017 while the 1300+ sq ft for those Nautica, A Marine and La Costa are either completed or soon. The latter trio pricing was the price of immediate prevailed price, a bit transparent to tr current market demand, rental demand ans etc while 800+ sq ft unit is the price of inclusive 4 years interest, smaller by almost half normally fair to generates higher price per sq ft and lower absolute price but liquid in terms of lesser units of such size among the whole SSQ condo series.

Boss, I am not really sure whether it is Luxury Court's unit but it was definitely we were told by developer it was released unit which sold to him just few months back and I saw the booking form is directly issued from Sunway Property.

Or maybe, they bought en-bloc and ask the developer to release it for them at higher price?

Boss, its partly furnished, I think can consider almost fully dy.

Close to RM 600 psf after 10% discount. Low floor.

Yes, quite near bcz within walking distance.

BRT schedule of completion is 2014 n was told, latest by early 2015. Can see they doing mass construction now.

I think 1500 sf not easy to rent out at RM 5k, but there is possibility since limited units with spaces create exclusivity esp for expats.

As 1392 sq ft is not big difference away, to top up RM 1.5k ( from RM 3.5k to RM 5k ) for the additional 100+ sq feet is quite high side unless die die must stay around Sunway and no unit from 1392 sq feet.

I believe 1392 sq feet is very liquid and great equity due to it's size being the smallest of Nautica, a not too pack / small unit as a 3 beds apartment and upcoming A'Marine at higher price, the smallest size if I remember correctly was 1500 sq feet onwards too.

If I also not mistaken, one or two agents already hinted me that some rich owners already plan to renovate their A'Marine ( 1500+ sf ) units nicely and would not rent out their units anything lesser than RM 5-5.5k upon completion.

That was a great corporate deal and the company must be spending some money, deal or luck to nick the deal on. AA is such a great company who will diversify the needs and offering some of their stewardess / foreign workers with some position, image and luxury living lifestyle just because of it is near to Sunway Pyramid.

Huh, when did I mentioned Nautica had low occupancy level? To have 70% occupancy rates as at reported now, it was consider a very decent figure where few of the units were used as holiday homes by some riches. I didn't have a unit of Nautica but bro JChoo had, and none of us mentioned it had low occupancy rates.

Whether it will spill over to A'Marine, it would be much rely on the demand and holding of the A'Marine owners, where the price set up is a lot higher than Nautica in terms of rental and furnishing. If A'Marine is success after one year from VP time, I am sure not only AM but Nautica and upcoming La Costa will do well finally, same goes to GEO Residences due to smaller size easier to coup for tenants and their needs while, by the time GEO is completed, it would be est 2017 year end and BRT and GEO retails will be completed by 2015/16 while the current roads extension and Pinnacle would be completed by 2014.

Btw, dual key for GEO Residence, if not mistaken, is belongs to large unit of 1400 sq feet, hence the price ( awaiting it anyway ) would be a real test since we noe the performance of Nautica similar sizes while pending the report of A'Marine due to yet to VP.

Probably you can try to call the agents via iproperty or visit Sunway Sales Gallery whether they can help.

2-3 weeks back, I just inquire my agent to ask for me, most owners want to wait and see, no hurry until after VP. Prepare anything above RM 650 psf.

If it is really RM 900-950 psf, then I believe it would be comes with huge rebates.

I think SSQ 1300-1600 sq ft medium large unit range is going to hit RM 700 psf soon, esp if A'Marine is going to be success in sub-sales and rental market, would be hitting RM 750 psf ... if it does, then the limited units of 800-900+ sq feet small units at Geo Residence then might worth at least RM 900 psf.
