Sorry to bump in here. Have been observing the progress of this thread a few hot topics. Realised something important but forgotten and not sure who voiced it out. Living in a few million worth of bungalow feeling proud and sound. Buying few hundred thousand condos flip here and there and calling poor buyers like us water fishes.

No doubt sounded very successful in a way if don't compare to those silence readers who might be even more successful (usually many won't talk too much if really successful, some who needs more attention and recognision will make some noise).

However, I believe property is a rich man game. When you look at the example above, rich people living in multimillion bungalow and buying cheaper properties worth few hundred thousand to flip to those poor working people and after being sold the property and pocket the profit, poor buyers are to be labelled water fish. So its no doubt rich gets richer and poor gets poorer.

What to do, poor guy like me have to just stand behind some ego rich guy smelling fart. However, I believe 1 day poor guys can make it to the elite group too but will make sure if I make it, I will never call poor guys water fish.

When I sold my house to my buyer, I wished him good lucks.
Recently when I went back to collect my letters, i found out that the wish came true.
He is rich now, changed bigger car and is planning to buy semi-D.
Win-win!!!

on the rental side, better check with other units. the agent/owner might bluff you because their intention is just to sale the property. had experienced with this kind of trick. agent told me current rental at that time was 1,500 but when i figured it out, it was 1,200. when i raised this up the agent, he said that rental rate his mentioned earlier is the one i can charge after i bought the properties...

how to trust agent?

rental is quite subjective.
it may varies 100%; my search shows monthly rental for an apartment can varies from RM800-RM1800 depend on the the conditions and furnishing.
For your case, RM1500 and RM1200 is not a big variation.

What i'm trying to say is, you have to verify those info. I bought a house which was rented out that time. the agent told me that the owner rent it out 1,500 per month. i managed to find out that actual rent was 1,200 for that particular unit.

may be your agent also conned by the owner.

If GST confirms to be launched, then yes, it is a good time to buy now.

Residential properties and agriculture land won't be affected by GST.

Yes, u are very smart. The residential properties are exempted supply( not sure about agriculture land).

In theory, they are not affected since they are exempted supply, however, in practice, i  doubt  the housing developers will absorb this GST input cost. Since the price of the residential properties are not price controllable items, the developers just pass this hidden cost to the buyers.

as our gov haven't implemented the GST yet, no one know the exact taxation system. but from their website and explanations residential properties, agriculture lands and essential food items are exempted. developers do not need to absorb any input cost due to GST. Pls study the GST before putting your comments.
