Ya, sound interesting too, since he never update, so never happen lor, I think price still above 800k.

Sometime I really don't understand what in their mind? Or they may keep thinking price drop till shock plug already, some said price should drop till their affordable level, some missed the boat said is their turn to make big buck when price drop and bounce back, they thought this's stock market.

Some said price drop 2011/12, then extend to 2012/13, seems like now they're apply for extension of time, last time they sound confidently, nowadays they just joking here, as long as price drop a bit, that's drop and be able to celebrate with open 20 tables in restaurant

Story telling time again. Fiction or not, you decide.
1. A Singaporean who comes to kl occasionally for business. About 3 or 4 times in a month. Bought damai in mk. When asked why, he asked back why not? It is cheaper than me putting up the few nights in M O everytime presendential suite.
2. An indonesian who bought mk props. Only comes like once a month or less. When asked why buy mk? He asked why not? I have many business associates i entertain. It is cheaper for me to house them in my unit than leasing hotel for them.

Feel free to disagree.
Plenty more stories.

Sorry to bump in here. Have been observing the progress of this thread a few hot topics. Realised something important but forgotten and not sure who voiced it out. Living in a few million worth of bungalow feeling proud and sound. Buying few hundred thousand condos flip here and there and calling poor buyers like us water fishes.

No doubt sounded very successful in a way if don't compare to those silence readers who might be even more successful (usually many won't talk too much if really successful, some who needs more attention and recognision will make some noise).

However, I believe property is a rich man game. When you look at the example above, rich people living in multimillion bungalow and buying cheaper properties worth few hundred thousand to flip to those poor working people and after being sold the property and pocket the profit, poor buyers are to be labelled water fish. So its no doubt rich gets richer and poor gets poorer.

What to do, poor guy like me have to just stand behind some ego rich guy smelling fart. However, I believe 1 day poor guys can make it to the elite group too but will make sure if I make it, I will never call poor guys water fish.

I think whether you say it out load (i.e. calling someone water-fish) or not is irrelevant. Its more about whether you think it and feel it inside that's important if you wanna talk about karma... Those of you who accept this perspective have a lot of self-reflection to do especially those dishonest agents, flippers who wanna make a quick buck, staff of developers, etc, etc ... no?

My opinion only... smile.gif

i have to disagree boss.

someone once ask:
what's the difference between a good man and a bad man?

a good man may have thoughts of bad things but refrains from doing it.
a bad man may harbour ill thoughts and even scheme their ways to accomplish it.

we can't stop our thoughts as it comes naturally.
just as when a gorgeous woman walks us by, am sure we take a glance or two.
a natural guy would and should have some slightly perverted thoughts.
but just that. thoughts and admiration of its beauty.
but that doesn't make us a bad guy, right?
bad guy, they might just followed and .....

a good day to you too.
so leaving "man u" or not boss? kekeke.

QUOTE(debbieyss @ Jun 16 2013, 07:28 PM)
guys, I need advice here:

I'm a first time property buyer. Recently I saw an apartment unit at Pelangi Damansara, the unit is vacant and rented out, and tenancy contract will end next year Dec. The owner is selling at RM325K and the current rental is RM1400 per month.

I have searched around, the units of this apartment are selling at RM280K +, not more than RM300K.

My questions:
1. Given the MRT is under construction, is it worth buying this unit for investment?

2. Should I get an inspector to investigate the value of this unit?

sounds like a good buy.

Maybe you can follow some gurus' advice here... go for those high-end properties with DIBs and low down-payment then get mother, father, brother, sister EPF all put together, then add in auntie and uncle as guarantor to secure loan... I'm sure chances of playing high end will be there... LMFAO!!!! Oh forgot, then 3-6 months before VP quickly flip (to the long queue of foreigners waiting to buy) for huge profit... Run this cycle 5 times and you're on your way. LOL!!! Btw, if miss one exit cycle, then say bye bye...  biggrin.gif

You'll be surprised that some retirees have passive five figure passive incomes! (and we're not talking about entry level five figure incomes) Now that's where you wanna head towards during your working life.... LMFAO!!!! As for Tika... I dunno him... biggrin.gif Anyway, banks give loans on passive income as well as long as you can prove sustainable generation.
*
let's assume i target RM20k/mth for passive income retirement.
assume 3% FD to generate this amount.
RM240k/annum @ 3% FD rate = RM8mil? blink.gif

ok. must start buying big sweep more often.

Bro, 8K monthly income to buy 800K property still said affordable?  rclxub.gif  rclxub.gif  rclxub.gif

How about maintenance fee?
How about car installment?
How about insurance?
How about food?

and etc....
*
think what bw boss trying to say is a young couple can still opt to buy a 800k prop if they wish to.
and besides, one needs to manage their own finances and expenditures.
maintenance fees usually <rm500 or <rm300 per month. treat it as part of the house installment lor.
else get a landed prop.
car installment, you may opt for cheaper cars or second hand cars. or car pool or public transport.
insurance is not mandatory but good to have.
say RM200 per individual per month for starters?
food is up to individual. realistically, per individual can be <rm500 per person per month

Yes... very very discipline...

I came across a young man, earning 3.5K per mth... managed to save some money, but car started giving problems, had to decide whether to repair (which would cost him a few K) or sell it off and get a new car... He decided to buy a new car... and upgraded from a 80K car to a 120K car... monthly would only cost him 1K (after trading-in his problematic older car)... I asked him, are you sure that's wise? He said "yes, I can afford 1K from my 3.5K nett every month. I'll be disciplined" ... two months after he got his car, his tyre got punctured... (first blow to his budget)... then he needed to tint his car (second blow to budget)... because he was driving a nicer car, he started going out more often (third blow to budget)... then he found a girlfriend (4th blow to budget)... His new circle of friends had new gadgets (5th blow to budget)... etc, etc... After 6 months of so called self-discipline, his parents ended up footing his car installments until today and even the new set of tyres... moral of the story?

Everyone can chip in as long as its logical... lmfao!!! biggrin.gif
*
boss, just because your 'fren' failed doesn't mean everybody fail to manage their financials.
but honestly, i salute those rm3.5k salary earners driving >rm100k vehicles.

QUOTE(AMINT @ Jun 20 2013, 12:10 PM)
I am not an economist but just saying based on what I think is logic. I believe property prices wont be affected negatively until 2016-2017. why? We have such stimulus like the Economic Tranformation Plan. One of the things is the new MRT phase 1,2,3 and lrt#2,3.

We have employed many foreigners professional and non-professionals to work and actually from the data I have, rental in certain parts of kl is been increasing steadily. well this maybe an artificial effect since it is supported by the projects of the ETP.

I believe since these projects are ongoing, property prices would not be affected as not just foreigners coming but Malaysians are also buying near MRT and LRT. Until around 2016-2017, in which the next GE is around the corner and MRT#1 and LRT#2 almost completed or functional (dunno), then maybe we could see some negative effect. that time MRT#2,#3 and others ETP is still unknown of their status. If BN loses, then we could see something else in the initial stage.
If you ask me, we are in the correct timing to buy near these new MRT, LRT. When all phases completed, I believe price wont be as per current price anymore. bad news for buyer then. This is a chance of a lifetime. one should look into this opportunity just like those early buyers before 2008.
