The Concept

Tamarind Square, Cyberjaya

Technology is about bringing people together.

Hi, Tamarind Square is something like Sunway Giza but with Solaris Dutamas Type of Shop Lot.

The concept is nice & location very strategic. They have 2 type of properties :

1. Semi-D shop office - facing the road
2. Garden Mall Shop office

They don't have soho, but sofo for the last phase.

I'm not sure about the earlier phase, but the current phase of Garden Shop Office start from 2.7m before 8% + 2% rebates with dibs. The price quite reasonable considering it's 3 floors, and the 1st floor got a ceiling like it is 2 floor, & the top floor have private garden. Total built up more than 3,000 sf. Nett psf is around 700 which about the same as psf for high rise in Cyber.

2.7m is a bit high... will consider if it is 2.5m before discount. overall concept is nice.

i am interested to get Tamarind Square, but price is a bit on the high side. Already made RM3mil of investment this year, will think about it next year.

Yes, I market Tamarind Square.

About the handover of Beethoven, truthfully, I'm unable to get the developer to give me a revised date yet. Should be no later than March next year. Everything looks like ready already except for a bit of landscaping works. My guess must be those local council approval, tnb & syabas.

If meet target this year, must stick to the plan. Even though Tamarind Square last phase only have 28 unit of Garden Shop Office & 8 unit of Semi D Shop Lot, I'm sure there will be few unit left, carry over to next year. Tough market nowadays with Bank Negara tightening on loans & all.

Thanks for the info. I m not in the hurry to collect key. :-) developer should spend more effort to beautify the development. My last visit is the landscaping btw Beethoven unit was not done.

Still more than 10 units of beethoven unsold. Not easy to get loan...

Developer was pitching 8.5% returns. To get that we need to rent ground floor 10k, 2nd floor 4k & third floor 7k. But in 2016/2017? There's few factor we have to take into consideration :

1. 10 years economics cycle, many of us expect economic downturn as early as 2015 up to 2017 (TS expected to complete end 2016/early 2017). So, how much rent can fetch very much depends on that. But, as economy pick up, I see no problem for TS fetch that kind of rental.

2. TS is a neighbourhood mall like sunway giza with grocery stores, fitness centres & all and it is surrounded by high end residential. Bad economy won't affects the high income families that much. Long term, yes, TS have huge potential of giving steady high rental income.

My personal opinion the building is well planned, from the parking space to the drop off area, the lepak place, the entrance & facing of the shop, the traffic flow but most important of all is the location.

I imagine this, if I were to stay in Sejati or Symphony, Tamarind Square will be the most convenient place for me to buy fish & vegetables, send my children to music schools, get my hair wash, pick up my dry cleans compare to D'Pulze, Galleria or even Pangaea.

Hopefully the catchment is large enough for tamarind sq to flourish...still need booster from neighbouring developments. Reckon cyberjaya needs more own-stayers rather than investors.Hopefully landed prop owners can be big boosters to the larger catchment, as most high rise buyers are non stayers generally.

I'm not really worry about that, 3 years ago when I first started working on Cyberjaya properties, I faced a lot of rejection from homeowners about Cyberjaya location & it's lack of amenities. But, I see a lot of improvements now. Young professionals who works in KLCC area are more willing to consider Cyberjaya, as well as the airline ppl.

I can safely say 70% of landed property buyers in Cyberjaya is homeowners, with an exception of few types of development that offer attractive package to investors. Especially the one that offer high rebates with DIBS. But, eventually all those units also will be gone during sub-sale.

It is true that most high rise is bought by investors, but eventually it will be fill by tenants.

Thank god for D'Pulze, once completed, ppl will be more willing to move in to Cyber, hence more demand for commercial.

I trust Missrina judgement as she is in Cyberjaya property. Dpulze will b one of the pulling factors and this mall will keep improving after operation.

I wish symphony hills will b surrounded by retails shop rather than the boring ICT office buildings lol

Bought. But that different topics altogether. Hehehe...if new to Cyberjaya my advice is to go to propcafe.blogspot first. The blogs has an extensive research on Cyberjaya.

You got the point here missrina however if I m renting ground floor at Rm10k or spending Rm3mil to purchase one, I would expect my customers coming from everywhere (even out side cyber area) than ppl from SH n SR or cyber. I rather pay slightly more to buy in a mature area like puchong downtown.

I like the layout of the development but the concept if close to Sri Hartamas Plaza not good leh. Look at the shops there with narrow driveways, half dead in a vibrant township. Facade and appearance look good but business not good even after so many years.
Will be interested to hear why TS can be successful when the aforementioned is not? Thanks.

Agree with missrina. I bought a house in cyberjaya to stay with my family. Will be ready in 2 years, TS will be right across the road, whatelse am I looking for to relax, dine and shop especially in my golden years after retirement? Just need to walk for 10 minutes to reach TS or even pangea for that matter to relax n enjoy a cup of tea or coffee while letting the time flies slowly and leisurely.

Lesson i learn from past MK Land project....if its expensive, not worth it. They lack innovation, ideas and implementation. Mostly all past MK Land development very hard to increase in value. It is very bad reputation among investor. So many lelong case.

If you look at Domain studio where they launch massively until Domain 4 or 5...

I wonder how struggle the owner gonna rent out?

They built a box area of accommodation area and thats about it, you pay for the only space for u to live in.,..their clubhouse and landscaping is total fail... u can check out their past project Cyberia Crescent 1 and 2...The Domain...

You can just go inside Serin Residence and look at their excellent design of clubhouse, facility, excellent landscaping and you compare it with MK Land past development like The Domain, Crescent 1 and 2 ans Cyberia SMarthomes...total fail...Serin is like 10 times better....

Why ppl willing to buy Serin subsale condo 990+sqft unit at rm450k, 1150 at 550k... but crescent 1 and 2 subsale value at rm350k size 1050 sqft also no ppl want...

its because other feveloper sells 'dreams', elegent concept of lifestyle along with their unit, prestige....but u certainly font feel that weith any of MKLand residential unit in CYberjaya...

I was a student in MMU Cyberjaya since 2001... The Gardenview Residence condo they until now was unable to finish sell was an abandoned 2 tower condo used to be called Acacia or Akasia...abandoned for 5-8 years only then sambung and completed become Gardenview...

The Cyberia Crescent 2 Town villa abandoned project the past 10 years... until now no signs of development to resurrect it... if u go to Cyberia Crescent 2 it really is a testament of MKLand fail project via their subsidiary Paramoden...

A single condo building unit stuck at the end of the road...totally no landscaping at all...7-8 years completed but no strata title issued yet.... really a testament and living proof of MKLand as a fail developer...

You can untung a lot from any MK Land project....but dont buy from them...buy at auction laugh.gif doh.gif

One of my chairman make so much money sapu MK land unit at auction....they are sold at 30-60% discount from initial launching price... probably thats the real fair market value for MK land project... LOL

The Cyberia Crescent 2 Town villa abandoned project the past 10 years... until now no signs of development to resurrect it... if u go to Cyberia Crescent 2 it really is a testament of MKLand fail project via their subsidiary Paramoden...

A single condo building unit stuck at the end of the road...totally no landscaping at all...7-8 years completed but no strata title issued yet.... really a testament and living proof of MKLand as a fail developer...

Well, with all the commercial and residential places being developed, I believe it will be a very good jump start for Cyberjaya to grow faster and become a commercial hub.

Oh yeah the incident in bukit merah lake town resort....

Develop by mk land...

My dear supervisor bought their mkland resort home for investment scheme...grr r something...the mgmt lease back to tourist as hotel resort.... Fuhh total lost case....until now she just pay the loan instalment...the mgmt disburse bak to her the fee very2 little cannot even cover the instalment loan...

Then i read in newspaper those land is owned by state not leasehold not freehold fuhhhh.....buyer pls beware at u own risk...

Too many shenanigans have appened with this developer...

Yes. They are the hit and run tyoe of developer...

Once sudah buy they cuci tangan simply like that no responsibility... Thing is good property, well maintaned and taken care by developer...a good customer will always come back to them..even recommend fellow investor and friend to buy their project..

You can try gamble ur hard earmed money and future opportunity cost with them...

Thing is this developer always have many probs with their project...

Either the product pricing failed miserably example gardenview(letak harga sky high syok sendiri tak tengok other competitor market pricing per sqf)

Or phase 2 or 3 can simply dont want compete aka terbengkalai...then ur maintenance fee shoot through the roof coz amenities were built for example 200-300 units but only 100 unit complete....

Common practice for most developers, they will register one new company for each project. They are putting safety nest, if one failed, will not impact the whole group.

In fact, Tujuan is the spinoff of the good side of the predecessor. Otherwise their projects (more than 1) would not have won so many prestigious awards (refer to newspaper recently) and the top brains in the country would not work with them, i.e. landscape and architects.

Let me give you a quiz...setia haruman is mk land or not? try research how much shares does MK Land holds in Setia Haruman?

Clueless?...sorry bro im more than 10 years in Cyber here, JMB committe as well, even known 1 or 2 of MK/Setia Haruman admin& his worker, the paramoden mr Aziz...

GO and have a chat with Jasmine of Cyberrealters...the sole RE agent thats based ion Cyber the past 10 years...
Ask her view and knowledge as well as experience with any MK project coz she bought some as well especially DOmain studio...

They all are just spin off/subsidiary of parent MK Land...

Not wanna put high hopes but their project a lot of misses and some do hit the mark...the Domain shoplot is gooding, quite a success.....The Domain? mehh...owner mostly struggle to let out...Cyberia? lots of lelong case especially the townhouse and penthouse....Gardenview?

dont get me started on MK unable to sell unit in Crescent 1 and 2 condo and townvilla that is sublet out to eric, wong and the gang to look for tenant and buyer until now...

Property developer Tujuan Gemilang Sdn Bhd (TG) is offering commercial properties at Tamarind Square, Cyberjaya to cooperatives nationwide.

General Manager Abd Rahman Mohd Nor said the properties comprise 40 units of three-storey offices, space suitable for a supemarket, 2,672 parking lots and a 0.405 ha. courtyard.

"Construction is expected to be completed in January 2017. The development is strategically located and offers economy of scale," he told reporters.

He said a Coop Mall Square is planned for Tamarind Square in line with the call in the National Cooperative Policy 2011-2020 for cooperatives to become more competitive.

Abd Rahman said 15 cooperatives have confirmed their bookings for a total of 20 units, with some having obtained 90 per cent financing over a 20-year period from CCM.

TG itself is taking up 12 units while the remaining eight units will be offered to coooperatives until April 30 on a first-come first-served basis, he said.

woah!! ohmy.gif so big.. TS aimed to be center for grocery shopping in Cyberjaya..but from the design seams it will not be full blow hypermarket..there will have huge open space..

Malaysian prefer shopping complex...got free aircond..

Go check out their layout. There's space for supermarket below the square. I'm sure it's air conditioned.

This tamarind square they sold the shoplots to individual buyers rite?

They cant control what will be there de..therefore how the developer is going to annouce the tenants???

Only developers owned shopping malls they can annouce the tenancy.

setia walk failed coz the accessibilities are poor, and they dont have supermarket or hypermarket..

So do u think village grocers and better accessilities into tamarind will makes a little different compare to setia walk?

when i first go to setia walk, i find it difficult to get in, lotsa U turn to be done in order to get there.. and i struggle to get on upper floor shop.. i took evelator, its reaching back side of the shop, and i didnt know how to get into front shop.. i asked around, and finally get into front shop on upper level... the design failed... setia walk nothing more, only elevator more nia..

let see how tamarind perform.. hope the design not like setia walk.. concenpt might be the same, hope its more user friendly..

beside setia walk...setia avenue lagi teruk........commercial wise.....
this one no hidden dragon access...all clear like Tamarind.

Depend what is the tenant goes in and location too.

See shaftsbury square, doing quite well, but in small scale,

Tamarind in larger scale now, with large supermarket (50ksqft) , with modern conept (publika/pj8/pjcc feel/), with huge open space for community activities, and If all the bank moved to here, then will be very ong oredi.

Nicely said. Yeah Tamarind Square try to break this new type eco mall....

Quite unproven and tough market in malaysia currently...

Hope they can do better

Called the developer couple days back. Apart from confirmed village grocer, other close to confirm tenants are CHI fitness(duplicate from PJ Trade centre), pharmacies(Caring etc), convenient stores(7-11) etc. FnB can't confirm too early as developer said apparently tenants want to see completed unit before deciding. I haven't been to Cyberjaya in a while, but looking at T. Square, it looks like potential hot spot. There are other mixed development there but the shops and office mix concept in TSquare allows for unique proposition.

Anyone knows how Pangaea shops are doing? Different concept but just opposite just curious...

So many fitness at cyberjaya.. village grocer, caring, 7-11, still OK.. most of the developments in cyberjaya are equipped with club house, and they have their own gym.. so are fitness necessary externally ?

I think FnB are still better bet in cyberjaya, because surrounding are still lack of it.. setiawalk unable to sustain FnB coz surrounding too many better food around Puchong..

Service are also required.. eg, courrier, utilities, banking,

CHI fitness is in Shaftsbury square. If they t going in to tamarind, highly likely is moving from Shaftsbury.

Quick question: Does developer keep units to lease out themselves or all sold to individual purchasers? If yes how many they keep?

For Shaftsbury the developer keep G floor to themselves and manager them so able to control and bring in good tenant mix.

Anyway, for Shaftsbury, it's not true that G floor belongs to them. Some are individual owners.

Yeah thanks for compliment , the grass at tamarind grown 2 inches longer as compare to my last seen..

The trees root penetrate 1m deeper into the ground now and the trees had grown 2 feet higher

Got alot of potential, depends on the tenants there. If they bring in local cheap brands or those cater to middle east, sure the place die.

Village grocer, chillis, TGIF etc then ok..

I feel no la, it doesn't attract those high net worth people like from Symphony Hills, Sejati etc...

need to cater to them as their location is very close by..expats and HNWI then tamarind will do quite well..

I guess not so soon. I dont see Village Grocer updating their website for upcoming outlet to include Tamarind Sq yet.

Also from the layout, Supermarket space seems to be 70-80% on Phase 2 side. Currently only Phase 1 VP. Maybe this has to wait until Phase 2 VP.

Just went there last weekend all the way up to 3rd floor village grocer..quite a lot of shops opened already and the environment was very calm and green everywhere. I hope more shops will open soon as dpulze is too crowded nowadays.
