Which is better, this or Ecosky? Developer wise, I think Ecoworld is better. Quality wise, I hv a feeling Ecoworld is better. Ecosky is freehold. Location? Price? Density? Heard Ecosky still hv units available at original price. Still interested purchasers now can compare Mah Sing's Lakeside and Ecosky. If Lakeside is really good, will consider go for 1 small biji. Any advice?

Ok ok...straight to the point. If Lakeville is the same price or 10%lower than Ecosky, which one will you buy. What is your threshold for Lakeville price before you choose it over Ecosky? For me, I will only buy Lakeville if it is priced more than 15% cheaper than Ecosky, with similar things given like kitchen cabinet, appliances, car park etc.

previously, many did not have much chance to grab their choice units in ecoworld, hence if lakeville offers purchasers to choose from all their available units, it's an advantage.
eco has more or less sold off 2/3 of their products liao. lakeville offers 2000 units up for grabs.

pricing wise, comparing with eco, i would do something like the following:
eco price at say RM700psf
+5% for location
-15% for land status
-10% for density
+10% for facade
-10% for branding
-5% for concept

so in theory, net net and assuming all others being equal (say freebies and package and discounts), -25% for lake to be on equal footing with eco (this is purely imho and for discussion's sake only).

others might adjust the premium differently from me.

Wow you lagi terror 25%. If Ecosky is RM640psf meaning Lakeville has to be RM480psf or lower before you whack. I am on your side bro praying hard that in the year of 馬,馬星is as generous as you hope. Anyway, will see soon after preview. Gong Xi Tua Fa Cai!

Received 2 calls from Mah Sing's appointed marketing agent asking me if I am interested in Lakeville. Resort to telesales. Guess they are desperate for sales.
