Yes It is high dense (one of my main concerns besides issues like incinerator ,dump sites, traffic..) After all, I find it is not bad for homestay due to their living concept , layout , locations and etc.. In my viewpoint, nothing is perfect . Where can u find low dense, no traffic jams, good location at low price in kl ? I bought this for personal homestay after many thoughts on different perspectives. Think it is important to know what we want and at the same time tolerate with the negative sides. I really hope that the developer will deliver what had promised . If not , their image will be tarnished . Hardly had any bad smells in the evening/night as I went there for almost everyday to confirm it before purchase. Unlike those near kipark / beringin, it is totally unbearable day n night . I was told by MS staff , the road access to Kepong will be ready in mid year.. smile.gif

what smell in beringin? gd tht u surveyed n knw wht u are buying into.

Rotten rubbish smells as it is rubbish dumping site, a place where incinerator is proposed . I remember years ago the area is flat but now it is like small mountain. I check with eco world staff if they had any smells since they are nearer. 2 years ago they did esp during wet weather , but now hardly . Good to know that the smells won't be spread to lakeville

Lakeville need to have strict security next time to prevent outsiders from coming in to use the common facilities.

Agreed ! Not only that , lakeville tenants shall be secured staying inside .

Mahsing is a very ambitious developer and has grown leaps and bounds in past 5 years. Workmanship is average....

Not much after vp services...or not as appreciative of customers as developers such as eco world, dpc
*
Is their workmanship have improved?noted that there are many developers under MS group, I am concern with enchanting heights as can't find what projects they have completed and if they delivered quality products . Pls share if u have the information. thx

Jus booked Block B, 1365sf, salesman says lake and KLCC view, but when i look at google map, KLCC is on the left, might not even be able to see  blink.gif
*
Probably will be kl city view instead of KlCC. For tower A, maybe can get a glimpse of KlCC if high floor but doubt for tower b

Ill hv to settle for that, not on a high floor though, most important is lake view although a little disappointing cant see KLCC, salesguy still says can see from the side of the balcony, hope so cos I got the unit with the bigger balcony, one good thing is tat the balcony railings is tempered glass and done quite nicely
13th flr, i think its 40 storeys high, I did ask if my floor can see, he says can.
*
My floor is tower A mid-high . It will be good if i can see klcc view directly too but i don't think this is the main concern when considering this purchase . Of course u hv the right to ask for more details from SA and make ur own decision. Dun be driven by others opinion . Most importantly know what we want smile.gif

Price appreciation... now that people said that we are in the peak of the bubble

If it is for homestay , dun think u need to worry. I dun think property price will go down . Probably it will be slowing down and catching up later

13% discount? This is insane for those early bird.Whats the point of early bird if they keep given higher discount? Really not appreciate this kind of marketing strategy.
*
Check with MS staff, phase 1 pricing still cheaper even though 13% rebate for this new strategy . But I am not sure if anyone from you can confirm on this.

lakepark residence by jl99 also not bad
can consider it

The room is quite big but layout is weird . Try go to their showroom and experience it. I find the traffics to the place is kinda high.

Here is Lakeville subforum... me also choose Lakeville

1) Lakeville
- Nice Layout.
- Fancy E-deck.
- Convenient access.
X Mahsing.... haha, not a favorable name for developer...
X NO.1 SA, Personnally feel very irritated with the SA... like BTC, anyhow talk.

2) Ecosky
- Freehold
- Good name developer
- Classy design
X Expensive
X Very high maintenance fee
X Accessibility, just next Jalan Kuching, need U-turn at Batu Cave roundabout, nowadays the traffic at roundabout is very bad

3) Lakepark
- Cheaper
- Close to pasar borong
X Jalan Kuching is the only access to city, MRR2 to Gombak/kepong.. but again, the roundabout......
X JL88, no completed project as reference... ex-car dealer

4) Kiara East.
*quite different product to the above 3
- Accessibility very good, flyover to jln Kuching, access to jalan Ipoh through Munchong School, access to Sentul through Tmn Mastiara/KTM Kampung Batu.
- Next to KTM station
- Fully furnished
X Small unit
X Expensive psf

Haha, all near to proposed incinerator.... We should gather to against it..... hahah
*
Haha well said 😀 ! Give u 100 likes ! Seriously proposed incinerator Is a threat to the health of ppl living nearby or within the radius. Do hope this project will be scrapped.
