In this case I see no point to build another road as proposed by the developer!

I'm a local resident at Tmn Wahyu, the existing "shortcut" road is very jam already, catering to the existing 500+ double story terrace houses here. If mah sing do not fulfill the promises of the two new proposed roads, the access to Jalan Kuching or Ipoh will definitely by a total pain in the arse of residents of Lakeville and tmn Wahyu for the rest of our lives.

Basically access road is not TMS responsibility?
*
Nope definitely not up to developer. Basically they can only propose to DBKL and it's up to DBKL on whethe they agree to the proposal or not.

Indeed, the kiara east developer did the first things is the road first before the VP of their building. Thumb up to them too ...  rclxms.gif  rclxms.gif  rclxms.gif

They actually completed the ramp before they even started to build Kiara East. Without that road, KE would have been a nightmare to access too.

yup it is... but according to the sales person, MH will try to complete at the end of 2017 and VP early 2018.. but i guess it will not be that early..

It's still piling stage currently. the moment superstructure gang goes in, can safely assume another 3 years for VP.

lakepark residence by jl99 also not bad
can consider it
*
Can consider if its purely based on price. But please do go to the JL 99 site and stand there for a couple minutes and you will get the very stench rubbish smell.

After talking to the contractors there, they mentioned that the smell is from the lake and also underground as it is former landfill and lots of rubbish have been dumped into the lake as well.

Apart from the rubbish issue, the smell from the selayang pasar is extremely strong too when i was there.

Yaya, although the selling price shown increased, if you have the price chart earlier(with earlier purchase 5% rebate) and now (13% rebate). With comparison with the nett price after discount, you will find out that for many units, the price now is cheaper. Somemore, if you get now, the cash advance required is lesser, this indirectly representing the interests can be earned and the opportunity cost.. Aiya.. should write something to MS to complain about their lousy marketing strategy.
*
I reckon its market sentiment that is making the price go lower and not MS's marketing strategy. Any sane marketing department would know for sure that early buyers would be put off by this sort of strategy.

Based on MS's current actions, it can be seen that they are expecting market response for Lakeville (project to project basis and not general sense) to be slower moving forward instead of hotter moving forward. Early adopters can still rejoice though as the they still have some paper gain, but not so much anymore la.
