How I wish to have a futuristic modern staircase, but just a conventional single-backbone. It cost more than double or more. Some 2 inches of wood planks will be embedded inside the wall to increase the strength.

As for the TV area plugs, I really have no idea why the contractor can misread the measurement and did wrong twice! Finally got it right this time.

Making optimal use of space there. What steps are you taking to insulate the mezzanine floor from heat build-up?

Good progress thus far. But I will try to avoid single-backbone staircase which is a bit flimsy. May be it is only flimsy due to my body size. Gagagagagag tongue.gif

Does Unigate offer any 'rebate' for your current Gate. Keen to use their Gate also but at close to RM12K++ hope they offer something for my Besi Buruk Gate

Insulation, I'm doing nothing. So far the heat level is still acceptable. Mezzanine's ceiling height is already 9ft, good enough space for air circulation.

Mezzanine is going to be study and 'lepak' space. Even on railing at the edge, it has enough space to move any big furniture.

Mezzanine is going to be study and 'lepak' space. Even on railing at the edge, it has enough space to move any big furniture.

It looks solid for now, with some weight transfer to wall support the staircase is more sturdy.

My contractor took the original gate, and other scrap metals. How big is your gate, 10 or 12 ft?

12k for 10ft gate, what's in your package?
For my Unigate, 18ft long at 6ft high, in UA design, with total 5 remotes and 3 years warranty, and number plate, it cost 16k. It is useful with instalment payment for the balance. You may try to negotiate with the sales person to get best deal, if you are really interested for a trackless folding gate. Else, there are plenty of cheaper versions.

Thanks for your reply. I am just shopping around. Btw, u did a very nice job for your reno. Turned an existing older house into something very modern and nice and can last a good 30-years.

Your Mezzanine floor looks very cool

A few requests did ask about draftman, let me answer it over here.

I got contact of my draftman from MPKlang office, as I went to the counter and ask for help to fill up all the forms. Found out I needed an engineer endorsed drawing for the front and rear concrete top extension, but I still passed up the application documents pending on drawing.
My draftman only took 3 days, and sent the drawing to my place for signature, best part was the draftman sent the drawing the MPK herself. In total, I paid RM600 for the drawing.

Basically you need to get the draftman that have contact with MP*/DB**, this will reduce the time from submit till get approved. Also, "sure" pass(as long as you don't do something illegal or too obvious) icon_rolleyes.gif

Personally, I find it weird for the gate pillar colour with the gate combination. Maybe a grey pillar can match better???

Buying a house is much simpler than renovating own house. After spending so much time, doing home works, purchasing and planning, I can be a pro this time. But, fortunately unfortunate these experience only use once! I don't think I want to get into this experience in near future...

Janus security door, unigate etc..

really amazed.
very new edge type.

btw just asking why that particular house. looking at it its a family house u can get a bigger house but opted for this.

area good??

just asking. no offence. but really so nice and edgy. reminds me of some of friends house at bangsar

Why am I spending redoing an old house, than buying a brand new, bigger house?
Strategic location, this is the answer. Within 2km radius, I can get to in-law's place, all-level of schools from kindergarden to secondary school, dry and wet market, all types of food, and even hospital (but private lah). From the news of 3rd phase LRT extension, it may get near to my place too.
