QUOTE(seantang @ May 28 2013, 11:34 PM) Only applies if you buy HDB, not private. There's still a lot of doubt how they will check that you don't have or sold your property overseas. No sovereign govt will release govt information on its citizens to a foreign govt (ie. information from Land Office). Especially if it's not criminal in nature. what a headache..i plan to buy hdb resale but i cant do so cos i am not allowed to hold any foreign property....this strict rule is killing a lot of people..in the event if hdb found out, ur hdb may risk of being repossessed. The only possibility is if someone tips off HDB that you own a particular property in Malaysia, and HDB gets a Malaysian lawyer to do a title search for that particular property and the results show that you own the property. Using that info, HDB could then instruct you to dispose of that property and present proof. http://www.pemudah.gov.my/documents/10124/...in+Malaysia.pdf |

QUOTE(seantang @ May 30 2013, 02:10 PM) Just annual financial statements and audit for the ROS annual return. Besides that an annual tax return. Maybe because I was from the industry... will take me about 2-3 hours to do everything except the audit (which I can get any number of friends to sign off). too bad, very headache for malaysian pr working in singapore that intends to buy property other than private/landed...QUOTE(RabbitS) Don't forget financing too.. Will bank finance a shell coy? With you as the personal guarantor, yes.Options available and the underlying risk with it. 1) transfer the name to parents and i will need to fork out more down payment due to existing loan that will served by older age people or other unforeseeable risk as mentioned by sean tang 2) transfer to sibling and u will need to be ready to fork extra 30% down payment due to LTV of 70% if ur sibling already owned 2 property or other unforeseeable risk as mentioned by sean tang 3) apply thru company and u will only be able to apply up to LTV 60% of the property value. (Source :http://www.propertyguru.com.my/property-forum/if-i-am-using-a-company-to-buy-a-residential-prope-17969) AND to expect extra legal fee, and other associated fee as mentioned by sean tang. 4) just keep quiet and declare that u owned 0 property in overseas in the hdb application form. Its very unfair for those people who bought a small flat or a single storey house for their parents to stay or for those people for try to buy before the property price keep on increasing. any thought about the above mentioned alternatives? anybody else have any other best idea of all? |

Based on a property valued at rm400k, the estimated amount could be:
1 7000 2 3250 3 80 (estimated) 4 300 (estimated) 5 3250 6 2000 7 300 (estimated) 8 300 (estimated) 9 8000 (estimated @ 2% for MRTA and due to non transferable title ownership for MRTA) 10 (blank, not sure) 11 200 24680[I][U] a whopping 20k plus + your 20-30% downpayment (which i have estimated to be a more favourable amount) equals to almost RM100K and not forgetting if u intend to buy a resale flat in Singapore, i'm afraid by the time u take this course of action, there goes your down payment amount for your Singapore property. Please not that the above does not include accounting fee, audit fee, ROC start up fee, secretary fee, tax fee. Most of laymen people will seek for such services as they are not well verse in this area AND the process and fee on striking of the company if u find the company of no use anymore. Notes: 1. Stamp duty for transfer of ownership title (also known as memorandum of transfer or MOT) = 1% for the first RM100,000; 2% on the next RM400,000, and 3% on the subsequent amount. 2. Sale & Purchase Agreement (“SPA”) legal fees = 1% for first RM150,000 and 0.7% of remaining value of property within RM1 million 3. Stamping for SPA = Less than a hundred Ringgit 4. SPA legal disbursement fee = A few hundred Ringgit 5. Loan facility agreement legal fees = 1% for first RM150,000 and 0.7% of remaining value of loan within RM1 million 6. Stamp duty for loan = 0.5% of loan amount 7. Loan Facility Agreement legal disbursement fee = A few hundred Ringgit 8. Fee for transfer of ownership title = A few hundred Ringgit 9. Mortgage Reducing Term Insurance (ie. think of it as a life insurance for your home loan) = RM1,000 or more (some banks waive this amount) 10. Government Tax on Agreements = 6% of total lawyer fees 11. Bank processing fee for loan = RM200 (Source : http://www.starproperty.my/index.php/artic...e-in-malaysia/) |

how will this affect me if i should decide to go back Malaysia permanently? will i nid to retake Malaysia license again or no nid? I also understand Singapore driving license is a lifetime validity after fulfilling certain requirement... |
