Last time this price in glenmarie cannot accept, but now is acceptable.
Same thing few years later, more than this price in denai alam will become acceptable.

Now this area only can rely on jalan sungai buloh to reach kota damansara.

This road is already expended since year back. I remember last time only 1 lane on each direction.

It will become more accessible when dash and rrim land developed.

Yea for new inner road anyhow still need to across rrim land.

But it will not affect much on cash rich long term investor, only affect those no holding power flipper.

For investor rely on rental, this place is not for them.

I notice currently in KV those houses around well-planned taman where those well-planned taman in high price but it does not apply to the houses around the taman.

Different address have different price, even it is just next to it.

Normally for those well plan township there will have a HUGE water storage tank to supply the water to it own township when come to water interruption.

It is good to stay in well plan township like the current situation, water rationing...

I think I didn't make myself clear on that part

It is still under water rationing but it will not totally have no water at the first day, it still have water come out from the tap but in low water pressure. The tap I mention here is the one by pass the individual house water tank. Only the second day will have totally no water after everyone finish the water from the huge water tank.

Understand from some of my friend's house have totally no water on the first day morning.

Only partial of elmina west is sold to E&O.

Any idea when will they launch elmina west ?

For that 20x70 base on the master plan I think it will be located at the top north area of elmina west which they called it elmina green.

You eyeing sub-sale units for own stay?

I encounter the same scenario as yours, can't get any unit during the ballot, then end up got the sub-sale unit in denai alam.

If you're not that rush and can wait till people move in then you can get elmina east.
For me if I got elmina east I have to wait another 2 years for VP and probably 1 year waiting for more people to move in first.
For denai alam, at least there is around 70% units already being occupied. smile.gif

Seems like SD start launching cheaper property in the Elmina West, Elmina Vale is just beside bukit subang and next to guthrie highway.

While Elmina east future launch will be more expensive phase.
