From the layout, Type E = 6125 x 13725 mm = 20 x 45 ft = 900 x 2 = ~1800 BU @ 599,888
Type B = 6125 x 16150 mm = 20 x 53 = 1060 x 2 = ~ 2120 BU @ 713,888
Bit on the expensive side. But then, this is Sime Darby.
Nearest happening place is Kota Damansara, 15km, 25 minutes drive away, 6 traffic lights.
Curve, Ikea, 20 km, 40 minutes, add 5 more traffic lights
Or Section 13 Shah Alam, got Giant and Tesco extra. 1 traffic light if pay toll 1.40. 10 km 10 minutes. 30 minutes during peak.
Denai Alam itself is.......dead. Maybe until the e -Buolevard shophouses are up.

QUOTE(Selectt @ May 17 2013, 07:15 PM) hehe, looks like my question is not important. B'cos apart from K Kemuning - Klang side, Shah Alam has no where else to grow except along Guthrie corridor..... Also Denai Alam did very well? Sorry, no xpert. Just to entertain.

Already passed the 800K limit. Not much hope left...... By the way anyone knows where they will build the prima1? read somewhere there will be "236 landed strata units and 148 clustered home units" whatever that means.

QUOTE(Z1000 @ Nov 1 2013, 03:16 PM) bro, last time you got experience fighting for clay bricks in glenmarie superlink. the management just confirm they are planning G8 superlink all use semen bricks. Can you help us write petisyen to sime darby so tat they continue with clay bricks. They only will use clay bricks for semi d and bungalow projects. All resindential in denai alam use clay bricks except for shop houses. Do you know any malay politician can help us? 800k++ is our life savings for most of us yet they still insist on semen bricks. My friend confirm clay bricks will only increase the cost of construction about 30k, so only knock 10% from their profit at the most. Why sime darby treat us like shit? Living in msia is hell............. All residental and shophouse units in DA built using semen bricks lah. Except the middle wall which by law they have to use clay brick. I stay around here, go jogging on weekends everywhere grey grey grey. In KV very hard to find developer using clay bricks. Maximise profits.

The first SD development here is Bukit Subang circa 1998-2002 total about 700 units of DSL, 3 clusters of medium cost apartments and few cluster of low cost apartments.
Got one tiny 'commercial center', block of about 25 shoplots. Current situation : OK. Half occupied - basic shops e.g. runcit, tution center, laundry, one clinic. Only mamak shop went bust 2 year ago.
Then came Denai Alam (formerly called Bukit Subang 2) in 2004 - now Mainly upmarket DSLs and one GnG cluster of Semi-Ds
One commercial centre, few blocks of DS shoplots Current situation : Very quiet, 1/4 occupied?, one mamak, one speedmart, few basic shops, used to have a medan selera but close already.
Then came E-Boulevard - many many rows of upmarket looking 3 storey shoplots. Current situation : Still very quiet after VP (> 1 year ledi?) Got 3 clinics, on light shop, one gym and a smattering of others. Personally not optimistic over this.

We have one mega*university which does not grant admission to 40% of the population, and also many MRSMs which provides a quota of 5% only. The govt should lead the way and show that it wants to be inclusive. Then the rest will have no excuses but to follow.
Anyway, latest data showed that 12% of Chinese school pupils are non-Chinese. Everyone is accepted, as long as you are willing to struggle and uphold meritocracy.

My brother sent his kids to chinese school but not because of the language. More because of the 'perceived' better quality of education and more dedicated teachers.
If got money, most parents would choose International school --> private schools --> chinese schools --> national school.
If look at Elmina,
International Schools - Tenby at Setia Alam ~12 km. Apiit at Old Subang Road ~8 km thru Subang Bestari
Private schools - REAL at Subang Permai ~3 km
Chinese school - SRJC Kg Subang near Econsave ~ 7 km

Forgot to mention - there is a SJK in Bukit Subang. Also got one small SRT next to the Petronas. Bukit Subang is right in the middle of the 'City of Elmina' The more 'matured' SRK and SM will be a bit further in TTDI Jaya or Bukit Jelutong. I don't consider REAL and HELP to be international schools. Not that level yet. Besides Tenby and Apiit, there is also Sri Gardens (real expensive) at SS15, 16 km away, one straight road thru the Old airport road.

Not so sure about that.
Right next to the new 20 x 65 phase, just a fence across, is the low cost flat area of Bukit Subang.
There are ~ 20 blocks of low cost flats there, and these were built 15 years ago.
Location wise, it is right in the heart of Elmina City. You can see some of them from the highway after the Bukit Subang exit.
