Yes just beside Denai Alam towards north before the second toll of Guthery. The land size is 20 x 89 not sure the build up yet, but no DIBS for this project. I asked the SA Sime Darby, he said only 100 units for phase1 and the minimum price is 600K. For my own opinion this area will boom, and it will be like Kota Kemuning 2. What you all think? rclxms.gif BBB mode.....

Guilty as charged. It was me who corrected the polygon on wikimapia. This is simple because of the location brochure I saw. They are including Bukit Subang and Denai Alam as Elmina. And yes, got PR1MA project.

I cannot release the masterplan due to copyright reason, but for Elmina East it looks like its going to have 70:30 mix range of landed and strata housing. Got commercial and industrial zone also..but it could change subject to demand.. but fundamentally, the price for 1st phase should be around >700k..they introduce odd housing plots..such as 100'x50'..meaning the frontage is 100'ft wide..wow

sales gallery should complete soon..so we just wait see lah

The odd unit is not odd really. Ive seen Semi-Ds like that in Denai Alam (to fight off matahari petang).

I guess they will start Elmina East. The PR1MA should be in East or West?

Also, I could see a small lake in Elmina East. They will retain this? Elmina West is quite hilly (elevated land).

The launch should be within the week for 20x89 from 600k. Upcoming launch got 24x79 and 30x69.
Both should be from 700+ and 800+ onwards.

Insider news? Called their hotline and their agents doesnt seems to have a clue about the launching or anything related to Elmina.. Any idea on the launching date of 24 x 79? n is it going to be a gated community?

Bro jeghui, do u tink it's better buy compared to laman glenmarie 2, upcoming phase 2B wic should b going at 900K mark?

Any idea of the built up size for 20x89 and 24x79?

20x89 seems too narrow n too long, hence layout has issue of relocate the furniture as well as side by side parking. Nevertheless, RM 600k is quite good price for a size of 20x89. Its cheaper than Saffron Hills.

i fail to understand the logic of:
1. 20x89 or 20x88 sizes. unless the designer can prove me wrong, i shall await my comments until i sight the plans
2. G&G provisions. with clear demand of G&G products and Sime given the options to begin a new township with a clean slate, i also would puzzle if G&G is not provided for each and every parcel. Furthermore, if Prima is gonna happen here, all the more G&G should be provided.

any ideas on commencement and original 1st launch prices of :
1. bukit jelutong
2. denai alam

from what i recall, bukit jelutong started with quite high prices. around mid 300k? and quite some time ago. maybe 8-10 years back?
in terms of investment, while it didn't fare too badly, neither was it spectacular.

i think denai alam could have fared worse.

but i must admit i am not familiar with these few developments and its pricing. so would appreciate sharing by more experienced people.

Laman Glenmarie 900k for 24x80 slightly better option... because of location and accessibility. Also GnG.

As for Elmina, SD sounded like they are going to make this place a great city.

Worth investing, saffron was sold more expensive.

Awaiting for more details from insider. Elmina is bigger than Kwasa Damansara.

If you talk about landed these days, dont expect new launches to be cheap.

IMHO, the distance is about the same comparing to Setia Alam.
And such big scale of township it's only available minimum 25-30 km away from city center.

In the end you need a quiet place to stay, not a house that's near to people flow... also my personal opinion

Plus nearby subang 2, mahsing is building a business center, Star Avenue... just 5-10mins away...

Kinda agree to certain extend. Imagine you bought an integrated resi + entertainment development. All sharing the same road to go in your residential. Weekend confirm jam, your movement will be limited coz sharing the same road with those coming in just for entertainment purposes. Unless that development has separated access road but highly unlikely imo.

that would also pave the way to have easier access to help college and linkage to future RRI development.

those who bought the commercial shoplots near the help college would stand to gain handsomely if they are able to hold it for some time.

Phase 2 cost more cos wider lot and different layout. Price RM599 & RM713k is before Bumi discount. There will be a 3rd phase which is even bigger but not launched yet, something like 30x100 or something la, didn't really hear cos cannot afford already cry.gif

Phase 2 is called Keana is 24x79 but brochure not out yet. All the pics I posted are from Ariza brochure. Sorry if I caused any confusion

From the layout, Type E = 6125 x 13725 mm = 20 x 45 ft = 900 x 2 = ~1800 BU @ 599,888

Type B = 6125 x 16150 mm = 20 x 53 = 1060 x 2 = ~ 2120 BU @ 713,888

Bit on the expensive side. But then, this is Sime Darby.


Nearest happening place is Kota Damansara, 15km, 25 minutes drive away, 6 traffic lights.

Curve, Ikea, 20 km, 40 minutes, add 5 more traffic lights

Or Section 13 Shah Alam, got Giant and Tesco extra. 1 traffic light if pay toll 1.40. 10 km 10 minutes. 30 minutes during peak.

Denai Alam itself is.......dead. Maybe until the e -Buolevard shophouses are up.

ELmina a little bit more expensive than denai alam

The review at propcafe sounded so bitter, so not really a review but a sore writing.

Fyi, ijm staff also booked chimes n so other developers.

Really not a big deal. Just sour grapes.

ya bro, agreed with you. But i guess thats because the practise of letting staff balloting first. Reminds me of my first visit to KR whereby all good units are booked by agentw. Anyway, i believe phase 1 will be fully booked 2mr, doubt all sime staff can afford to buy phase 2.

I quite like the dry humour in propcafe. A bit sarcastic but sime darby really too much..it is like no need to launch. Normally only small percentage reserved for staffs but this phase 1 almost all (few left) sold to staffs. Tom the sales person ll b having a fun day to answer allthe questions from the frustrated public. Ha.

I went back from the sales gallery roughly at 7pm..
From my observation phase 1 Ariza sold out if not mistaken.. If left only maybe 1 or 2 units..

Phase 2 Keana limited unit available. Int facing taman gone already..

Phase 3 Regia saw 8 unit took already..

Wow what left for public to swallow??

Public can try to telan Regia 30x69 starting 828k!

Btw, if you really think the price is too high, why buy? There are so many other options. Always have your own threshold. Do not be psyched by others.

For me, personally, if you are thinking of flipping, how much do you expect the price to be after completion? 1 million ringgit for a linked house? well by that time it has to be as good as Bandar Utama.

My personal opinion would be phase 1 from the pic looks really small. narrow but long. Like some small USJ DSL house. Shared bathroom for bed 1 and 2, at 1953sqft. The ones facing lake at 2333sq ft looks better to be a place to stay.

Phase 2 seems okay if you compare with Laman Glenmarie. For the same lot size LG will launch 2B at around 950k.

Conclusion. If you can hold it, you can still do it. Don't believe the rental will fetch you much though.

DPC is a model township that everyone would mostly agree. With beautiful, sustainable landscaping and amenities aplenty, no wonder their prices have shot up astronomically.

However one should also remember that in order for DPC to be as it is now, strata titles were given instead of individual freehold titles. This is to ensure the facilities are maintained and the cost of maintenance can then be controlled where every household must contribute - at a premium.

My only concerns is it really worth it? 800K mark is crazy! Juz imagine working in KL and u have to travel everyday, toll + the distance (Petrol and car tear and wear) if we calculate just 3 years itself shocking.gif

Dream on. Elmina has no chance to b near to dpc. Even RA will struggle to form guardhouse if developer built fencing for them. Manyll not pay. Then hoo haa within each parcel on the guardhouse n maintainence fee. Ypu can check out with those RA. Lanscape wise, non strata title dev from sd mana ada cantik one..normal taman landscape only for sure n maintain by mpsa..wat can expect? Dpc? No way!

For own stay, ok lah.

since i stay BJ quite near to DA, i decided to go look see look see and brought whole family go enjoy the free buffet (CKT was nice though)

the house are small mang.. rm800k is so expensive... might as well buy BJ house with that price... (5-6 yrs ago la tongue.gif )

Having said that...this fh elmina is surely better than leasehold rimbayu...in many x2 ways. Both are ard 600k up.

At 828k with this built up n land size, SDProp will make more money because the land was cheap (or free) when it's acquired from d sister company (SD/Guthrie Plantations) long time ago.

As at yesterday, only Ariza phase 1 priniting material is available.
Phase 2 Kanea and Phase 3 Regia, no catalogues yet, as it supposed scheduled to launch in August. AP not obtained yet for Phase2/3, I guess booking fees paid to the lawyer instead?

I visited Denai Alam quite some time ago but it's still dam empty despite all these years.. Gone take some time before the whole place is filled up...

But I feel, too many ppl invested there so very less genuine home buyers... Take a drive there n u will realize a lot of empty units... even after 2 years since VP'ed..

If the same gone happen to Elmina then its not going to be healthy... A lot of SD staff r buying becoz they managed to flip their property in BJ and DA, so now moving to the newer ones to flip again...

Feel sori for genuine home buyers....

Yes, I also think it's unlikely to get a corner at rm800k in DA. Intermediate with bigger built-up yes. Even endlots are asking for at least 1mil for most units on sale.

for sure less than 500k no more la, unless condo and apartment.

schools dah siap. commercial area ada. petrol station is there. mosques is there.

Me & wife went, her number got called so went in to see with hope to get the Keana. The Keana 24x79 with BU of 2330sqf++ but only yhe end lot s available and the cheapest end lot goes ard $996k! I mean this is too much for me, not even properly guarded with proper card access and guard house. For this i could get GnG elsewhere....

You were not talking about me but the UMNO Malay cronies, right? Does this opinion include Chinese BN cronies?

Now that you have mentioned, if we take away race-based affirmative action, help the poor regardless of races. But the result would statistically showing more Bumis and Indians are being helped as compared to Chinese, will the Chinese be angry too?

I was not being shallow or narrow minded. I am only trying to figure out whats with the resentment of the Chinese against the current Gov.

Some Bumis would then say, I am already rich, I don't need bumi discounts. But these bumis, they reject bumi discounts in properties?

Helping pool people is good but pls apply it to all races. The people who can afford 600k++ property not entitled to get the extra discount. No one born to be rich or born lucky then rich, old policy not suitable the situation today, should change it, that's it.

I rate Denai Alam and Elmina highly, but hope it is not overrated. For me, Sime darby townships, Denai Alam has equally outshine others and Bdr Bukit Raja performance had been very well for the past 2 years.

But crucially to justify a hot hot hot season for Elmina, how many units offered to public and how many units had privately sold to own staffs with and without staff discounts?

I passed by the Guthrie highway last night. The area is still in its early stage; see land is being cleared. Just like by kit jelutong, Denai alam, this area is very mean for residential. Not much commercial activities in these Guthrie track. And it will be at least 10 years to stay like this. The whole environment is like cahaya spk and also kayangan heights.

The advantage for these areas is it will be linking to sprint highways via dash passing thru pj damansara area and further joining to kl. this will help to cut short the traveling time.

Elima is designed to have some industrial area mainly focus on logistic fields. How it will success in the future? We have to wait and see. And the most important now is filling up the human traffics in these areas. Commercial development in bukit jelutong is quite dead. Even commercial in the putra heights at the other elite links is so quiet.

For residential use is no issue as long as one is liking a quiet environment and do not mind to travel a bit for other amenities.

yup, 8-10 years ago u would see non-bumi is 8-10x more than bumi during property launch.
Yesterday it was 40% bumi, 60% non bumi.

Bumi discount & quatas shouldn't be removed completely but must be adjusted accordingly. ie if bumi-uni is sold within 5 years then must return at least 5% to the government/special fund ( for sure not to thed eveloper smile.gif )

same go to staff purchase smile.gif

I passed by the Guthrie highway last night. The area is still in its early stage; see land is being cleared. Just like by kit jelutong, Denai alam, this area is very mean for residential. Not much commercial activities in these Guthrie track. And it will be at least 10 years to stay like this. The whole environment is like cahaya spk and also kayangan heights.

I quite agree. My sis stays in Bk Jelutong... very nice township, quiet, nice roads which are totally not congested. I'm surprised to see a number of units which are empty even after so many years. Hope the same won't happen to Elmina as well

kwasa spans from sungai buloh industrial area all the way until rrim. and then it spans all the way until subang airport too.

elmina will cover around 4000 acres if i am not wrong. it is divided into two parts.

I do not reckon that there will have a shopping mall within the 10 years time. the commercial activities will still pretty much concentrated in the KL and PJ part in the next 10 years.

Been to the so call "show room" today (just a few house model and location paper model), nothing spectacular. No one even bother to serve me or explain anything. (guess sold out factor). Phase 1 board (all houses full book with either place with either green or red sticker) apart 1 corner lot only left (5pm). Quite big land bank they have, if properly develop might turn out a gem. But for 800k quite a steep price for this location. cool2.gif, first phase buyer look like a great dealw with staff discount and bumi discount (15%)

PE is most probably the "TNB Hut". I dont think this kind of structure ever blew up before. Nor that it has radiation. But it is indeed an eyesore.

yes, Elmina East is definitely better than Elm West. As far i know Elm West master plan is not finalised yet and the first development will only take place earliest by 2019.

2 years ago my source even told me there will be
1. a new highway (not DASH/NNKE) connected between WestCoast Highway & NorthSouth highway; a interchange at Elmina area
2. a mega theme park nearby the interchange of GuthrieHighway & Latar , which i believe should be around Kota Elmina
3. Euroysia (<----i dunno wat is that ) as part of the Elmina West at the northen side

dunno how true is that coz my source no longer working in boleh-land sad.gif

In Setia Alam/ Eco Park we can call it township, as it has various types of school, commercial, shopping malls, pasar malam, car showrooms, colleges, transportation hub.

from their past record, Sime Darby just interested in selling row and row of houses.
In their Bukit Raja development, they even need to leverage on Setia City Mall and other commercial to sell their products.

If you are buying a property for investment, it doesn't really matter, but if you are buying for own stay, it is better to check it out first.

Over here in DA, most in my phase (VP about a year ago) are young families but I'm privileged to be sandwiched by two senior couples who bought DA as retirement homes. Both said they love the place as it is quiet (one of them sold his old place in Damansara Utama). Not very sure if the would say the same thing in a few more years. I said privileged because they are always home and help to jaga my house too.

Yeah my sales consultant Kelvin told me the total saving after 2% discount + free stamp duty for MOT is close to RM 30k for Regia right? Can any1 advise how is the calculation for stamp duty? Thx

For my Ariza, its not 15 June. Lawyer today told me its 21 days from when I booked the unit, e.g. 10 June for me.

Find it strange that they collect $ then credit back later... should just minus off from the 10% downpayment amount make life easier

yup..i agree with you.. nowadays the house prices are so ridiculous! if we miss this boat, not sure whether we can still buy this similiar good property elsewhere

for the last 10 years, many developers have benchmarked against Desa park city, and want to do better or outperform DPC. Unfortunately, nobody able to replicate it.

Sime Darby not even a township developer, being so long in the industry. They started Bandar Bukit Raja almost the same time as SP Setia started Setia Alam, and now u can see the difference in both developments, both being side by side and within stone throw distance.

The recent launches of Bkt Raja properties by SD even need to leverage on Setia City Mall and other commercial in SA to sell their property. For now I don't see a single successful township developed by SD. Not to talk about the current no man land of Elmina. You must learn how to walk before you can run.

Correct me if I'm wrong. Sime Darby did developed the highly sought after township known as Subang Jaya / USJ, Ara Damansara. The township was award winning too. It's just that SD does not really have much success stories lately. Perhaps Elmina could be a catalyst for another gem. Just m2c

not all landed developments in desa parkcity is stratified title. some are individual title.

Stratified title got its advantage to control the development itself.
