I don't have my SnP with me now, so I could be wrong when I said mixed clay and sands. But here's the spec of one of later DA phases

Bungalow (mass hoousing) = 2205 - above Detached houses and bungalow = 2783 - above Terrance houses = 830 - 1181 Average standard apartments, high rise = 1181 - 1775 (Cost in RM/sq meter) |

Luxury Apartment, high rise = 2857 - above Low Cost housing = 467 - 530 Low Cost Flat, low rise (< 6 levels) = 583 - 688 Low Cost Flat, high rise (< 15 levels) = 698 - 814 Land Cost - cant comment, cause depend when is the developer entry time Consultant Fees - Sadly to say Malaysia consultant is only receiving peanuts fees, except Architect (in the range of 3-8% of total development cost) Marketing Cost - I can say the cost can be ignore... too little Contribution = this kinda depend on luck... so now everyone know how much is developer profit margin... |

Yes I remember sand bricks for internal walls (and end wall for endlot, corner....arhhh still can't get over it as it makes my house very hot) too as I saw that when we hacked a wall. |
