If the next launch goes for above RM700k, Cahaya SPK might be worth looking at? Since the townvillas are 26 x 85.

I bought a corner lot in DA. Could clearly see the house during it's construction. The most heartbreaking scene was when I saw the wall being up, I saw all clay bricks (in between houses) but sand at the end, kedekut mad.gif , and it faces the west. And yes, during some period in the year, my house is so hot!

You mean all over, in DA at least in between houses clay. In my SnP, they put mix clay, sand.

i think over 1-2 million, they only got enough "profit margin" to give you clay brick...

You mean what I saw was not clay? They look red, so thought clay. Our houses are earlier phases in DA, cheap-cheap only tongue.gif

I don't have my SnP with me now, so I could be wrong when I said mixed clay and sands. But here's the spec of one of later DA phases

Bungalow (mass hoousing) = 2205 - above
Detached houses and bungalow = 2783 - above
Terrance houses = 830 - 1181
Average standard apartments, high rise = 1181 - 1775

(Cost in RM/sq meter)

i find it hard to believe that detached houses and bungalows cost more than double of terrace houses.

while it's true that terrace houses enjoy slightly lower cost due to the fact of sharing of walls in between the units, but that alone should not justify doubling the cost.
after all, the main difference between terraces and detached are the land area.
on the other hand, apartments can really vary in terms of cost due to the finishes.

anyway, assuming these datas are indeed correct, it goes to show that construction cost alone for apartments at approx rm150-rm200psf. give or take adding in the ancillary cost such as land cost, consultants' fees, marketing, development cost, contribution to authorities, etc,
so one should have an idea of how much the real raw cost without profit of a project is.

The others for apartment/high rise:-

Luxury Apartment, high rise = 2857 - above
Low Cost housing = 467 - 530
Low Cost Flat, low rise (< 6 levels) = 583 - 688
Low Cost Flat, high rise (< 15 levels) = 698 - 814

Land Cost - cant comment, cause depend when is the developer entry time
Consultant Fees - Sadly to say Malaysia consultant is only receiving peanuts fees, except Architect (in the range of 3-8% of total development cost)
Marketing Cost - I can say the cost can be ignore... too little
Contribution = this kinda depend on luck...

so now everyone know how much is developer profit margin...

So brickwall = clay bricks. It is similar to DA then. Yes I remember sand bricks for internal walls (and end wall for endlot, corner....arhhh still can't get over it as it makes my house very hot) too as I saw that when we hacked a wall.

Thanks, it's very good to know as I've been always curious. Say if I take 1000 for terrace house. That means for my house, 3200k sqft it's about 320k for the cost, it's a corner, so wondering what the end wall cost like.

1sqf = 0.092903 sqm
3200sqf = 297.2897 sqm = RM297k
