yes and good elmina valley is gated & guarded
elmina garden is open concept bangwall.gif now feel unsafe staying there, beside is kampung, everyone can walk into elmina garden area, every weekend evening can see many motorbike gang gathering in front of the gallery traffic circle ranting.gif

Yes, I feel so. Security is the most important in the area. Can we do our oen G&G? By the way Aralia and Clusia quite hard to do so right? because the road is link to another projects. Aiya...

i think each phase in the garden got the same problem for G&G
if all school is ready, more people will come and walk here walk there rclxub.gif

I bought Clusia, not yet ready leh. Haha. But since I stay nearby only, so I will go there geh poh when I free.

you may check with your SDP SA again. I believe EV is not G&G and SDP only build the parameter fencing which like EG.

According to "Security System Agreement" doc (stamping copy) :-
It's ''Fence & Guarded" for one year only after VP at SD's cost & expenses.
After that it should be provided by resident association.

GnG legally can only be implemented in strata title property especially landed.

FnG is not legal concept but its also not illegal...and can be implemented in individual titled properties. You need local council approval and must be sokong by at least 70% of the community. There is no legal right to enforce residents to pay for security.
Also security wise, there are lot more restriction.

i believe this clause covers the Alarm security system it is not the Gated & Guarded policy. Pls correct me if i'm wrong too.

G&G is under strata title where the title is under one master title.

F&G is a newly made up word where although the housing area is gated and guarded, each unit has an individual title.

I believe FnG of current...developer cant build permanent guard house and brick wall fencing...

and required 70% of residents consents before can apply from local authority to have it set up as FnG. A bit tricky when compared to similar setup prior to 2013.
