Now that you have mentioned, if we take away race-based affirmative action, help the poor regardless of races. But the result would statistically showing more Bumis and Indians are being helped as compared to Chinese, will the Chinese be angry too?

I was not being shallow or narrow minded. I am only trying to figure out whats with the resentment of the Chinese against the current Gov.

Some Bumis would then say, I am already rich, I don't need bumi discounts. But these bumis, they reject bumi discounts in properties?

There's another channel to discuss about politics. I am only replying to my friend cheahcw2003.

I suggest we take this somewhere else.

SD staff must shed some light on why Elmina is so hot. Any insiders?

Helping pool people is good but pls apply it to all races. The people who can afford 600k++ property not entitled to get the extra discount. No one born to be rich or born lucky then rich, old policy not suitable the situation today, should change it, that's it.

Back to topic.. the whole area seems popular.. very high take up for Elmina, and from the shared showroom, even Saffron Hills is almost all taken up except for a few corner units. Can see shophouses being built as you drive into the area as well.

I rate Denai Alam and Elmina highly, but hope it is not overrated. For me, Sime darby townships, Denai Alam has equally outshine others and Bdr Bukit Raja performance had been very well for the past 2 years.

But crucially to justify a hot hot hot season for Elmina, how many units offered to public and how many units had privately sold to own staffs with and without staff discounts?

I passed by the Guthrie highway last night. The area is still in its early stage; see land is being cleared. Just like by kit jelutong, Denai alam, this area is very mean for residential. Not much commercial activities in these Guthrie track. And it will be at least 10 years to stay like this. The whole environment is like cahaya spk and also kayangan heights.

The advantage for these areas is it will be linking to sprint highways via dash passing thru pj damansara area and further joining to kl. this will help to cut short the traveling time.

Elima is designed to have some industrial area mainly focus on logistic fields. How it will success in the future? We have to wait and see. And the most important now is filling up the human traffics in these areas. Commercial development in bukit jelutong is quite dead. Even commercial in the putra heights at the other elite links is so quiet.

For residential use is no issue as long as one is liking a quiet environment and do not mind to travel a bit for other amenities.

yup, 8-10 years ago u would see non-bumi is 8-10x more than bumi during property launch.
Yesterday it was 40% bumi, 60% non bumi.

Bumi discount & quatas shouldn't be removed completely but must be adjusted accordingly. ie if bumi-uni is sold within 5 years then must return at least 5% to the government/special fund ( for sure not to thed eveloper smile.gif )

same go to staff purchase smile.gif

I quite agree. My sis stays in Bk Jelutong... very nice township, quiet, nice roads which are totally not congested. I'm surprised to see a number of units which are empty even after so many years. Hope the same won't happen to Elmina as well

maybe they should build more shopping malls there ie 1-utama, 2-utama, 3-utama tongue.gif or move the proposed 100-storey Warisan Merdeka to Elmina smile.gif
i use Gurthrie Highway since 6-7 years ago and from my observation traffic volume still remains low....no much improvement even after so many years

Elmina has got a very large land tract and this would surely mean shopping complexes to be built. It's even bigger than Kwasa Damansara. I am not sure what they meant by satelite city or selangor vision city but with this take up rate, something great was hidden from the knowledge of the public.

So, SD staff, what is the plus points you guys have been hiding from us? tongue.gif

r u sure it's bigger than kwasa?
kwasa spans from sungai buloh industrial area all the way until rrim. and then it spans all the way until subang airport too.

elmina will cover around 4000 acres if i am not wrong. it is divided into two parts.

I do not reckon that there will have a shopping mall within the 10 years time. the commercial activities will still pretty much concentrated in the KL and PJ part in the next 10 years.

Been to the so call "show room" today (just a few house model and location paper model), nothing spectacular. No one even bother to serve me or explain anything. (guess sold out factor). Phase 1 board (all houses full book with either place with either green or red sticker) apart 1 corner lot only left (5pm). Quite big land bank they have, if properly develop might turn out a gem. But for 800k quite a steep price for this location. cool2.gif, first phase buyer look like a great dealw with staff discount and bumi discount (15%)
