The new themed townships that are in the pipeline for development
include Kota Elmina (1,500 acres) and Lagong (1,800acres) in the state of Selangor

In line with the Five-Year Strategy Blueprint, three new townships, Kota Elmina, Lagong and Kulai, will be the new additions to Sime Darby
Property’s themed township development.

so far how many phase in Elmina gardens is done and ready to move in? and what's the occupancy looks like now?

Elmina crista from developer was RM888,888 . This person selling at RM910,000... Seriously?!!!!

What is the issue? They want to reduce the risk. In current unpredictable economy environment, better sell it out rather than holding it. If still thinking for gaining big profits, I doubt that they can sell it out immediately.. As there are many sellers, little buyer. Buyer also hard to get bank loan now.

If u lose ur job and ur cash flow can only last for 6 months, are u still wanna sell for 1m above and wish all the best that u can find another high pay job very soon? The smart investor will just let go the property even it will suffer loss

Somemore, elmina is just newly developed area. Not a lot buyer keen to buy, in addition lacking facilities and amenities too

Maybe the seller is SD employee and also a bumi. he may paid for RM888.888 minus 5% staff + 7% bumi = RM782,XXX only.

Heard SD marketing exec said no rebate but SD gave free legal fee for SNP and free MOT. Similar offer in the previous Elmina East Garden phase launching.

I find 20x60 too small, if it is 20x70 selling at RM596K then it would be good. Free MOT & SPA but loan fees owners pay. Prime Card member will get rebates.
