if 600k its quite cheap..btw how can elmina be the sj/usj which u would mean commercial area when existing jelutong denai alam (wayy worse) commercial fail with only few shops here n there..

i have a few friends in denai alam n they always complain 0 commercial activities n always mus go sec13 or kd which both are far away.. occupancy thr is also very low with those VP less than 3 yrs some max 30%..

Lack of amenities and no plot for low/ mid cost property contribute to lack of commercial activities in the area i guest.

i doubt low mid cost can reli help.. the occupancy is low n no central commie hub was built..denai also feel dark n lonely st night...

with all d jam is denai alam nearer to KD ara damansara or section 13? i see mas like sec 13 can reach vry fast BUT must pay toll..

Pros & cons to having "wong" comm area - good biz so lots of outside traffic & traffic jams & difficult to find parking, but nt so peaceul & quiet life, if not "wong" then only peaceful & quiet. Got to strike the right balance and developer have to properly locate the comm area within the township to prevent disruption to peaceful & quiet life.

But really there were ppl who bought in places like cahaya spk and bandar nusa rhu... for the peace and quiet.

Those were not cheap props.

If i refer to the master plan, where is Elmina Ariza? Is it at the Elmina Garden there?
