I went back from the sales gallery roughly at 7pm..
From my observation phase 1 Ariza sold out if not mistaken.. If left only maybe 1 or 2 units..

Phase 2 Keana limited unit available. Int facing taman gone already..

Phase 3 Regia saw 8 unit took already..

Wow what left for public to swallow??

Public can try to telan Regia 30x69 starting 828k!

Hmmm, I wonder if the staff are thinking they could make a quick buck transferring under the table. I don't think they would be allowed to do that, right?

I was told Regia slightly above 800K, and now confirmed 828K?
Price increased due to good response from STAFFS?

From what I can see the layout is not that nice, shared bathroom summore....BU small....quite expensive lor.

Btw, if you really think the price is too high, why buy? There are so many other options. Always have your own threshold. Do not be psyched by others.

For me, personally, if you are thinking of flipping, how much do you expect the price to be after completion? 1 million ringgit for a linked house? well by that time it has to be as good as Bandar Utama.

My personal opinion would be phase 1 from the pic looks really small. narrow but long. Like some small USJ DSL house. Shared bathroom for bed 1 and 2, at 1953sqft. The ones facing lake at 2333sq ft looks better to be a place to stay.

Phase 2 seems okay if you compare with Laman Glenmarie. For the same lot size LG will launch 2B at around 950k.

Conclusion. If you can hold it, you can still do it. Don't believe the rental will fetch you much though.

do you think for township, we should use DPC as the benchmark? like all shopping malls use midvalley/gardens as benchmark.

township master plan, maintenance, catalyst = your future profit.

DPC is a model township that everyone would mostly agree. With beautiful, sustainable landscaping and amenities aplenty, no wonder their prices have shot up astronomically.

However one should also remember that in order for DPC to be as it is now, strata titles were given instead of individual freehold titles. This is to ensure the facilities are maintained and the cost of maintenance can then be controlled where every household must contribute - at a premium.

For elmina, it is not Fenced but guarded, just like Denai Alam. Seems that the authority has not granted the construction of perimeter fencing to Elmina.

However, it is hoped that the future RA will make a petition and send to MBSA to have each phase (area) fenced.

A successful township in my opinion should have all the required amenities. But most importantly, people want to live peacefully with lush greenery being maintained. Traffic congestion should also be the thing of the past where public transportation (feeder buses or MRTs) could provide hassle free going from point A to B.

My take on Elmina - looks like the SD staff know what we don't know. With quite high prices, there is no going down in this area.

Agree with most of the part. however, from my understanding now.. this place is still lacked of catalyst. Unless they can emulate the surrounding landscaping from DPC, imo, its still not really a buy call. Look at the brochures... the design doesnt really look modern.

My only concerns is it really worth it? 800K mark is crazy! Juz imagine working in KL and u have to travel everyday, toll + the distance (Petrol and car tear and wear) if we calculate just 3 years itself shocking.gif
