DPC is a model township that everyone would mostly agree. With beautiful, sustainable landscaping and amenities aplenty, no wonder their prices have shot up astronomically.
However one should also remember that in order for DPC to be as it is now, strata titles were given instead of individual freehold titles. This is to ensure the facilities are maintained and the cost of maintenance can then be controlled where every household must contribute - at a premium.
For elmina, it is not Fenced but guarded, just like Denai Alam. Seems that the authority has not granted the construction of perimeter fencing to Elmina.
However, it is hoped that the future RA will make a petition and send to MBSA to have each phase (area) fenced.
A successful township in my opinion should have all the required amenities. But most importantly, people want to live peacefully with lush greenery being maintained. Traffic congestion should also be the thing of the past where public transportation (feeder buses or MRTs) could provide hassle free going from point A to B.
My take on Elmina - looks like the SD staff know what we don't know. With quite high prices, there is no going down in this area.
