Hi all, I am a plaster ceiling contractor, planning on servicing all LYN members here

My rates for plaster ceiling are as below:

Flat board RM 2.30 per square ft
Using 9mm board and thick steel

L-box per foot run RM 9.50
Light through per foot run RM 11.50
Curtains Pelmet RM 11.50
Cornice per foot run RM 3.90
Manhole RM 55
Fan Hooks RM 30
Light Opening Normally free of charge

My rates i believe is the cheapest in LYN but please do not remember me because of my pricing

My workman-ship is guaranteed using local chinese sifus...
If you have drawings the more the better
If you want drawing services also can be arranged for a minimal fee

Payment method
Pay only for material as downpayment (Fair method)
Pay when you're satisfied with my work

are we talking about minimum ceiling height from slab to ceiling or from floor to ceiling?

if the former then it would depends on the down lights that you are installing
eg: 6" square downlights would need an allowance of at least 5 inches from slab to be properly installed
however some LEDS would require less

if the latter den i would say at least 8 ft from floor however this is depending on site situation
eg: need to conceal beams especially for condos..
steps or recesses for side only light through designs

the minimum height for installing a fan is also depending on where the fan is
eg: if at living area at least 8ft
if on top of dining table can go a little bit lower to 7 and a half ft

yes sometimes minimum installation do apply.. if less thank 800 sq ft add RM 300
this is to cover transportation and miscellaneous charges

Light trough is measured by per feet run

Thanks, very helpful.

I only plan to do plaster ceiling for the living/dining room and master bedroom only. Probably less than 400 sf altogether...

I wanna cover the beam above my stove by using ceiling. Is there any special material instead the common gypsum board?

just wanna add some conditions to our ceiling works..
we take every precaution to avoid hitting on wirings when we anchor nails to the ceiling slab.. should you just engage us
to do only ceiling works and wiring are hit.. please have your wire men to rectify, we do not take responsibility to rectify wiring works..

However if you do engage us to do ceiling and wiring works.. we are obliged to rectify it at our own cost (fair method)

Dear Forumer,
Please becareful when you do business with Mr Weng, i engaged MR Weng to do plaster ceiling last month.

there are 3 problems that i encounter from him.

1) His workers will never take care of your house. My house is full of legs and hand print on the wall from his workers.
Why cant you take care of the owner house? It need to repaint the wall. A picture will means a thousand words. i will upload here.
So when you engage him, make sure you are ready to repaint the wall. It a cost for you to repaint the wall.


2) When his workers came to work, Please ask him prepape his own stuffs instead of using another contractors items and caused problem when the items that been borrowed were not returned.It happened and there were an argue between my other contractor with him.
What professional jobs that require to borrow woods from other contractors? Dont you dont have your own stuffs when you know you are require for your work to be done? For a simple reason, to save the cost of buying.End up i have to pay extra RM50 for the woods that was taken by him and he denied it.

3) They do not take precaution when they anchor the nails to the ceiling slab. My wire man already informed to be careful when anchor the nails, but his workers does not bother about it.My house wiring were nails by his workers and he doesn't seem to responsible on it. He said i should get my wire man to rectify it. Why is the problem that caused by this Mr.Weng guys become my problem.
He said he will come over and have a look. Never believed, if you have paid fully to him. Even he miss out two downlight hole that stated. He asked my wireman to do it. Another cost to me,right?

End up,i asked my wire man to rewire 4 plug point (Power Point). It caused me RM200 and another RM150 for the hacking and conceal the wire. Why should i spend the money for this repair? In the first place, Mr Weng said he is a professional in this plaster ceiling. When i ask for a compensation for the damaged, He said as a token of appreciation ,he willing to pay half of it. Why the problem that caused by you and i have to pay half of it.The repair works caused RM350 in total. He should have pay for it and he gave me alot of excused.

The words that make me anger were," Which nails that hit the wiring" . Why the problem that caused by him , i have to solve it.
It is a cost to me and give me more trouble to rehack the wall and conseal the wire

Lastly , i said i will put a bad comment on his service in low yat forum in order the people will be aware of the service that he gave me.I got a threatening by him , "Do not go overboard", " You should be responsible for your action" , "i will make a visit to your house" .
What does this means, A Gangster threatening? I do not a a peace of mind after engage his service.

I spend 2 hours in the police station just to make a report on his threatening words. Will he harm me or not, im not sure. A police report has been made. So Forumer, you decide if you ok to engage his plaster ceiling service? A very bad experience from me so far.

Picture will be more accurate for you all to judge.

please explain to me how to do plaster ceiling works without repainting of walls.. (pls see my photos above of work done) your house was not painted at the time when you engaged us. and you even requested me to quote you for painting works for your whole house
you have repeatedly asked for discounts and i have obliged to your request.. even when ceiling works i earn 30 cents per sq ft only..
even when you wanted extra works to be done at your garage you wanted discounts again and i obliged.. and i have to pay for transport again

yes, my workers borrowed some woods from your wet works contractor and we have returned it.. upon your request i have called the contractor
and asked him to charge me should i have misplaced the woods (apparently 7pcs of 2x4 planks) out of courtesy but your contractor said its ok. so i did not followed up further on this..

like i said before, we take all precautions when anchoring nails, but because we are plaster ceiling contractor we do not repair wiring works, it is up to the owner
to have his wire men to rectify should there is nails that hit the wires. and apparently it is not lighting wires???????? yes out of courtesy i have offered mr willie half of his requested amount as a token of appreciation for his works but he did not agree. should i just pay whatever he request without bills or agreeing to pay in the first place...without even looking at the problem?? we completed his house on the 26th of june and wiring works are only done now????

mr willie said he wanna make bad comments about me here and i said go ahead but don't go overboard.. and be responsible for whatever you said..
he twisted his words here.. i had mentioned that i will visit his house to repair my ceiling works if there's any repair works caused by this matter. he even asked me whether it was to repair my defects.. and i answered i will if its my work.. but apparently mr willie has again twisted his words and said i am gangster and wanna cause harm to him...
i think i will make a police report against him for this..

even his own contractors doesn't wanna do his ceiling and painting works..
he just wanna conveniently destroy me here.. and if it does so, i am fine by it but i stand by my principal of work ethic and regulations

This is just so low of you.. sorry no pun intended.. in my opinion, we have serviced you so well.. let me recap

1-your wife had requested for plaster ceiling works at your garage, and i quoted you extra charges due to transportation again, initially you decided not to do it first and said should you decided to do it later you would compensate for the transportation. Later you wanted it done but decided that i should have to pay for it. Cost of transportation RM 100

2-you had complained about air cond pelmet not straight, i checked for you and found out that your complained was because it was not centered of the wall.. we found out that the problem was because your air cond piping was out of position.. we had discussed with your wife and your wife agreed but requested us to make it a little bigger to compensate, we had done so without any charges to you. Cost of workmanship and materials RM 150

3-you had wanted to conceal a piping due to your extension works at upper living room. You did not requested for it earlier but decided that i should do it for you without any cost. i had obliged to your request.. Cost of material and Labour 100

4-i had provided lighting holes services foc for all my customers here in LYN, i might have missed out on two downlights, On completion of work, both your wife and your good self had visited the house and had taken photos of all our work. we had completed on the 25th of June and you had promptly paid us on the 26th..

5- you said we had used your contractors wood during the course of our work there, yes, this is to speed up the process of your work.. is this unfair?
i had called your contractor and insists that i wanna pay for the "missing" planks even though i know my workers so well that they will not take a few planks home.. your contractor said it was ok..we even had a chat about his works and your good self too then.. changes after changes after changes.. your contractor even advised our workers to quickly complete the work there and get paid.. this owner is so low he said.. changes but did not want to pay for it.. i can provide his phone number to any here who request for it so that you will know Mr Willie Low's attitude and problem.

6- You twisted my words in order to undermine me here due to your frustration of me not wanting to pay the full amount for the wiring faults.. which by the way you only request me to pay after the work is done..without any due notice and without any agreement on my part. i had even offered you half of the amount due to your promptness in paying us.. ((now would he be paying me promptly if he was not satisfied with my work?))..

7- You had repeatedly twisted my words and posted a threatening thread with my full name and plaster ceiling words in order to undermine me in front of my potential clients and had even made a precautionary police report with the intention of giving me grievances as a revenge for not paying you the costs of wiring faults, which i did not know of and did not agree to pay for.. and i believe Mr Willie would not post this thread should ive paid him..

Let me just say this.. owner with money does not necessary justify that they have the rights in all situation, the contractor is always wrong.. well if this so.. then god help all of us contractors.. i wanna change job already.. be an owner and be always right, how wonderful is that.. when i see another new contractor trying to do an honest job and start off in this world, i will just press him down to the bone and make him bear for it when i feel like he is wrong or wants him to be in the wrong.. thumbs down if you're an owner here and feels like Mr Willie Low low has done the right thing here..

Frankly i would not even request him to take this thread down so that every one here can see how Mr Willie is as a professional, as a house owner and as a person.. i am sure forumers here can decide if i had acted unprofessionally, threatening, without courtesy and without reasoning..

Dear Mr. Weng,

Let me answer all your questions.

1) I agree that my house need to repaint and I did ask quotations from you.Does that means you can leave those hands and foot prints all over my wall?
2) I did ask for discount when I engage you as my plaster ceiling contractor. My first quotation that I got from you is RM3600 included the car porch.

How much did I pay you in total? RM3400 right include the car poach. RM200 discount from RM3600 is actually less then 6% discount. As a customer, it is very common to ask for discount. I decided to do my car poach on the same day and all your materials didn’t come yet.

3) You have misunderstood me. I need to repaint the house before install the lighting. I found out the problem that the main power is tripping.

4) I have asked you to come and rectify the problem but keep on dragging. A picture will means a thousand words. I will attached the what app conversation for the fellow lowyat to decide and judge

5) On the matter of choosing the right contractor, it is my choice of choosing. As a customer I have the right of choosing the best contractor with the best price. Too bad I make the wrong choice of choosing you as my plaster ceiling contractor. I agree your price is cheap but at the end is the most expensive and most troublesome contractor that I have.

6) It a very common price for 4 plugs point to be loop at a cost of RM50 each. Hacking and patching walls cost of RM150. I’m not asking for thousand or so. I just want a responsible contractor. Please be a Man.


As a customer and LowYat members, I have the right to tell and say to inform my fellow members on my experience with bad contractor. So fellow Low Yat members, do think twice on this contractor.

hi escargo.. maybe take a photo of it.. i am sure there's lots of sifus here to give advice..
or maybe you can do some check list..

1- is the crack caused by water leakage from toilets/roofing?

2- any strong movement from repair works eg: stepping on ceiling whilst repairing pump or water tank?

3- if possible use a torchlight and peek through the manhole to see if there's any loose screws on the suspension system..

dude.. just use my rates and calculate the area that you wanna do the ceiling .. plus add in some hooks, manhole or maybe if there's lbox or light trough.. just add in those as well and you shouldnt be too far off.. good luck

when you go for leds (in strips form).. there are heaps of colours to choose from.. some even changes colours.. however with led the rays are more
concentrated whereas t5s disperse the lights out more thoroughly across the room..

hi,based on this post,i engaged tis Yap guy,agreed on a quote for bathroom reno,and work started.it has been 2 months now,2 days ago we called to check on how long more,and this guy is gone,cleared his tools,and not answering his phone? anyone knows him? Mr.Yap?

Gypsum board normally is used to do partition. It is slightly stronger then the normal plaster board for ceiling. The cost per sq ft will be very high if you use gypsum board for ceiling.

30mm and 34mm aluminum support rod....can 30mm support 9mm plaster ceiling board?

I have contractor that quote me 30mm aluminum/8.5mm ceiling board at 30% cheaper than 30mm/9mm board. So just curious why the price different of so much. In dilemma whether to go for 30mm/8.5 or 30mm/9mm.

Wow...only RM0.02 per square ft for the board but quote from contractors increase by 30% if use 30mm support/9mm board as compare to 30mm/8.5mm board.

Since it is only 0.5mm thickness difference, does it matter if we use the 8.5mm board instead of the 9mm board? Anyone encounter any problems with this?

size is like around 500 sqf, replace with just flat board, nothing fancy

the light points are there, no more additional lights point but have 2 fan hook

how much would it be

Using 9mm board and thick steel

L-box per foot run            RM 9.50
Light through per foot run RM 11.50
Curtains Pelmet              RM 11.50

Fan Hooks                      RM 30
Light Opening                  Normally free of charge

1) living hall, wanted this box at middle, side just leave the concrete slab, box to cover whole living hall, leave around 1 or 2 feet for the T5 ligh through

After went to the whoesaler found that the DL come with variety size, 3-6 inch, how do you calculate which size is suitable for what size, let say my L box had centre is 8x8 ft, so what size is compatible? And how many DL do i need? Tq

for 8*8 , normally ppl go for 4inch downlight .... and quantity normally 6-8 depend on ur area....

Hi weng, is there a minimum soft? I extend my condo kitchen to the yard, so need to do plaster (flat) in the yard. However the ceiling size is only 48sqft. Can you pm price? Loc dsara. Tq

Oh and I need to install 3 fans too, need you to install hook and wiring.

Hi,
my new house come with plaster ceiling.
But I have a problem with some room that the window is until the top of plaster ceiling.
Or the master room sliding door is from top until the floor.
There are no space for me to install curtain rods.
I would like to instal curtain rods with curtain but I have to make some space
so that curtain rods can be installed to the top of the semen wall.
I would like to know the price to make some thing below for the curtain.
